John D WOOD Battersea Park Road
John D WOOD Battersea Park Road Disingenuous and incompetent. Having engaged JDW to sell a property in Battersea, they were full of promises and , quite frankly, untruths! The Property attracted a buyer quite quickly, and we were assured that the purchaser wanted to complete within a few weeks- 6 . We instructed Solicitors, and they started the work. After being repeatedly assured by JDW that the purchaser was very keen to get the sale completed, after a number of weeks I phoned my Solicitor to ask progress. A phone call was made to the Purchasers Solicitor by ours, and She was told that the fees for searches had not even been paid! No work hard been done. We cancelled the sale, and received a bill for over £2,000 to cover the work involved that we had asked to be undertaken. Lazy, incompetent, doesn't even come close to how we feel about JDW

AVOID AT ALL COSTS
If I could give 0 stars I would. I've rented 10 years in London and I have honestly NEVER been treated so awfully or experienced such unprofessional conduct. I truly wish I'd read all these reviews before I accepted a property through them because how these people are even in business is beyond me. They are useless, lie on tap and speak down to you at every opportunity. The onboarding process itself was bad enough - they (Alexandra, Emily and Samantha) were rude throughout, moved my move in date multiple times causing me to lose money and ignored any of my queries when I tried to get clarity on what was going on. But the second they wanted an answer - or for me to pay something - they would harass me relentlessly (including when I was at a funeral, which they were well aware of at the time). The property, which for context was fairly new and modern, was then handed over to me uncleaned (i.e. black surfaces, gunk in the shower, tea stains all over the floor). In itself this was bad enough and a breach of contact on their side, but I then quickly learned the drains were completely blocked too. They left me for months unable to use my own shower as the tray was completely full by the time the water would even get warm, rendering it inaccessible (thankfully I had an alternative via the gym but no compensation or apology was given for months of no access). Throughout this, they would either ignore my emails or respond with stupid comments like 'oh I think we just need a new shower head' (?) every time I tried to chase. I eventually had a (dodgy) plumber sent round who clearly made the problem worse as despite fixing the initial 'block', the shower began leaking shortly after. A different (and this time decent) plumber managed to fix it but told them they would need to carry out follow on work as it was soaking underneath the floors and they would need taking up to dry out properly. Of course they ignored this and within weeks the flat was COVERED in furry black mould spanning across the kitchen, bedroom and bathroom. The smell was literally unbearable and they didn't bother actioning anything until I threatened to contact environmental health (not that they ever properly fixed it, just painted over it). I literally spent my own birthday sleeping freezing cold on the floor (so I could be next to the open window) just so that I could breathe outside air. I had to throw out so many of my clothes as they smelt so bad afterwards, and they had the audacity to send some btec handyman over after telling me they were sending specialist mould removal people. This guy literally wandered over to Tesco to buy some own brand mould removal spray and asked to use my cloths (which obviously then had to be binned) to try and clean it. Clearly that failed given the scale of the issue and after smearing it all over the place and ruining my cloths, he then helped himself to my hoover and stupidly tried to hoover up gunky chunks of mould causing more damage to my personal property. There's a thousand other stories I could tell including them refusing to tell me where the meters for the property were so that I could take readings (on move in day they told me their inventory people had taken them and they would be sent to me - this turned out to be a lie), nor would they give me a key to my own letterbox for over THREE months. Turns out the meters were inside a locked cupboard that I needed a code for but despite finally getting access thanks to a neighbour, I still couldn't even set up my own electric bill as I needed the letters inside the postbox to do so. I left as soon as the break clause kicked in because I was making myself ill with the stress of dealing with them. I also knew they were going to act up and try and scam me out of my security deposit when I left. The flat was given back to them in pristine condition, and a thousand times better than it was given to me in, so they had zero authority to try anything but I was one step ahead just in case. I also got in contact with the LL behind their back and let her know everything that was actually going on without her knowledge. Turns out she hated them too. Quite literally the worst company I've ever encountered. (Just want to add that Gina was the only person I encountered who was ever polite but sadly I didn't meet her until the point I was leaving!)

I wish that I read the reviews prior to my dealings with this agent. I’ve been a landlord for decades, have mostly stayed with the same company for a very long period, any issues were always resolved promptly and I felt that my custom was important. Having engaged JWD for a very short time, I’m bitterly regretting my decision. Before tenants were found, I stipulated that the I’ve always directly seen to any issues arising from the tenants regarding the property, that I engage my own contractors. But lo and behold, JDW has taken a “FLOAT “ from the rent received. It’s not possible to contact the person responsible as they only have “SKELETON “ staff working!! Since my engagement with the agency, having spoken with a few people, it transpired that there are quite a few disgruntled people like me who find that the agency doesn’t provide an adequate service.

Toby and Jenna were a fantastic team, guiding and assisting me through the processes of finding a flat which was most suitable for me. Each of them was pleasant, patient, and communicative throughout each step, offering me not only the general facts about the apartment and neighborhood, but also insight into a multitude of aspects towards relocating. They went above and beyond what I was expecting, especially in stressful scenarios. They are personable and mindful; exactly what someone would look for when moving. I would not hesitate to work with this duo again should I require a realty team in the future.

“Avoid this office at all costs!” Our experience with this office has been a nightmare from start to finish. When our tenancy began, we found the flat in an uninhabitable condition, broken furniture (dining chairs, tables, beds, and mattresses), a malfunctioning washing machine, and significant mould problems. To make matters worse, the windows do not open, making the living situation unsafe, unhealthy, and unbearable. The management has been completely unhelpful. The office manager seems unaware of the situation and offers no real solutions, while the property manager is often unavailable and appears indifferent to our concerns. Even after months, we still haven’t been able to move into the flat due to these unresolved issues. The flat is riddled with mould, and the windows are non-functional, making it entirely unfit for habitation. Do yourself a favor and look elsewhere for your housing needs. This office lacks professionalism, accountability, and basic customer care.
Hello George, I'm very sorry to hear about your experience and the issues you've encountered. Please contact us at review@countrywide.co.uk so we can address your concerns directly. Best regards, Lucy, Customer Relations Team

I had the pleasure of being the client of Simon Hardie for my property sale. He was astonishingly attentive, diplomatic and constantly communicated with me, the buyer, managing agents and solicitors. The most consumately professional estate agent I have ever dealt with. Thank you Simon.

The sales team at John D Wood in Earls Court, especially the wonderful Simon, were absolutely brilliant in handling our sale. Simon was incredibly calm and reassuring throughout the process, always going that extra mile to keep us in touch with the latest developments. In an uncertain property market with Brexit looming, we feel incredibly lucky that Simon was handling our sale as his professionalism, friendliness and wise advice made all the difference. We'd have absolutely no hesitation in recommending Simon and the whole Earls Court team to anyone looking to sell their property. Thank you!
Thank you for your 5* review of Simon and our local John D Wood & Co team. It is great to see that you received a wonderful service and that you would have no hesitation in recommending our team to others. I will of course make sure your kind words are forwarded to our local team. Best wishes, Scott

J D Wood deliver quick tenant find …
Our flat had been on the market with another leading agency for a while but we’d not received any response. It was amazing to see Tushar work to get the property listed and the J D Wood team turn it around within a week or so to get a tenant in. Super quick and efficient. Whole process was very smooth and professional.

The team here worked very hard to sell our flat in a very challenging market. They found a buyer and handled the sale with grace and great knowledge. They helped us in sorting out some repair and renewal issues without overcharging us or doing anything to exploit the situation or trying to rip us off with high fees. They were especially good at staying in touch with us and our solicitor. I was very pleased with the work they did for us and I can recommend them.
Thanks for the excellent 5* review and recommendation Andy! Thanks for your thoughtful comments about our Earl's Court team. Best wishes, Lucy, Customer Relations.

Kudos to Kate!
Kudos to Kate!! She's just amazing. As an overseas landlord, it's nearly impossible to know what's going on in my flat. But Kate is super communicative, and goes above and beyond the call of duty. In addition, I had my flat listed with another agency for months with no action. When I added John D Wood to help rent the flat, Kate found someone within a week. She's a real superstar and the company is lucky to have her. After all, what are estate agents but services from people? Without good people like her, they are nothing.

Appalling Property Management in W4 5DD
Appalling Property Management in W4 5DD The John D Wood team in Richmond and Chiswick has provided nearly zero services in the three months since our move-in. We moved into the property with no professional cleaning done and a third of the lightbulbs missing. There were also many obvious errors in the pre-move-in property check, which we have disputed. Repairs were supposed to be completed in the week between move-out and move-in, but the work was done to a low standard and had to be redone, especially the vinyl flooring in the kitchen, which had to be completely redone once we moved in. Additionally, after we moved in, we had to give up our kitchen and hallway as they turned it into a construction site to complete the hallway painting and kitchen reflooring, which should have been done before our move-in. It has also become evident that the property has a growing list of broken or faulty appliances. Specifically, in the kitchen, both the oven and dishwasher were damaged by Optimal Maintenance. It took several weeks to sort this out, and even after another contractor came to inspect the units, they still brought the wrong-sized dishwasher. Furthermore, it's clear that the boiler hasn't been serviced properly in some time. We now have to repressurize it with the fill valve or heat the expansion valve with a hairdryer every time we need hot water or heating. The bathrooms have been a continuous issue. We reported all the problems the week we moved in at the end of August, and as of November 2nd, we've only seen partial rectification of the issues. Some problems we've had to solve ourselves, such as buying new shower hoses, while others are straightforward fixes, like installing a new flush mechanism in the toilet. We are still waiting for them to address the water pump, which needs replacing and has significantly delayed the water flow in some taps with waits up to a minute for flow common. New issues with damp in the flat have arisen, and it goes beyond seasonal changes. We've witnessed full droplets forming in the downstairs bedroom closet. Additionally, two of the radiators are broken, with one being leaky and the other functioning improperly by having runaway function. The personnel we deal with are unhelpful and show contempt for our requests for resolution. Valere Charles, the property manager, has apparently blocked my number and avoids my calls to the office. She does not provide updates as requested; we have to gather information about the schedule and scope of work from the contractors themselves. She only sent an update email on November 1st, after I called the office and was screened again, almost a month after our last correspondence. She does not seek feedback from the contractors and appears to intentionally reduce their scope of work. For instance, we expected the pump to be serviced in the week of November 2nd, but the contractor was only allocated one person for one hour, and as such less than half of the work we expected to be done was conducted. The painting contractors initially estimated a one-day job for the flooring and painting, but it ended up taking three days over two separate occasions, with wall and floor preparation on the first day in the first week, and two days to complete the kitchen flooring and hallway painting. Optimal told us that they would recommend that the bedrooms, living room, and kitchen all required additional painting and repairs for the stairway carpets, which are coming loose. They mentioned they would return, but we haven't received any updates on that, more than a month later. On November 4th, the boiler pressure failed again, and this time, we couldn't rectify it. We made an effort to request an emergency service as per the Landlord and Tenant Act of 1985, which classifies it as an emergency, and should be repaired within 24 hours, with compensation or accommodation claimable by the tenants if not. However, the landlord/managers vetoed our request without any communication, leaving us to endure the cold in the flat. We've also requested rent reductions due to the current state of the flat, but this has been consistently ignored by Laura Purvor, the senior lettings manager, even after she and Valere toured the flat, expressed their apologies, and assured us that all the issues we showed them would be fixed. In all honesty, the time for an amicable resolution has passed. We will be approaching the relevant ombudsman and the council this coming Monday to escalate this issue out of John D Wood's hands, as they have demonstrated that their primary concern is extracting rent from us.
