"Avoid Hunters Property Management

"Avoid Hunters Property Management, Inefficient, Rude, and Unprofessional"My experience with Hunters Property Management has been extremely disappointing and frustrating. They have consistently demonstrated poor service, inefficiency, and a dismissive attitude towards tenant concerns.Ineffective Issue Resolution: Hunters fails to handle even basic maintenance issues. For example, a heating issue during winter was passed to the landlord without any attempt to troubleshoot. I had to step in and take personal risks to resolve the problem myself, only to discover it was a simple battery replacement. Their inability to perform even basic triage highlights their lack of professionalism and problem-solving capabilities.Creating Gaps Between Tenants and Landlords: Instead of acting as a competent mediator, Hunters merely relays messages between tenants and landlords, causing delays and unnecessary misunderstandings. This approach has damaged the relationship between myself and the landlord, as the agency often fails to communicate effectively or accurately.Rude and Dismissive Behavior: The staff frequently respond to concerns with a dismissive tone, making tenants feel unsupported and undervalued. Their arrogant demeanor gives the impression that addressing tenant concerns is a favor rather than their responsibility.Neglecting Tenant Safety and Comfort: Health and safety issues, such as rat infestations and malfunctioning alarms, were not addressed promptly, despite the serious risks they posed. The lack of urgency in handling these matters has caused significant stress and discomfort for my family.Minimal Value Added: Hunters operates more like a messenger than a property management service. They fail to provide meaningful solutions and seem content to pass the burden of responsibility onto others, leaving tenants to fend for themselves.Overall, Hunters Property Management has proven to be unprofessional, inefficient, and dismissive. Both tenants and landlords deserve better. I strongly advise against using their services if you value timely resolutions, respect, and effective communication.

I rented a flat via Hunters for three years and couldn’t speak more highly of my experience. Besides being highly communicative and supremely helpful throughout the tenancy, any issues with regards to maintenance were dealt with immediately by decent and friendly contractors. It was always possible to get through to someone at the office straight away. Sarah Varley in particular has been a joy to deal with and I have appreciated her honesty and the genuine care she showed us throughout our tenancy. Great service and lovely people.

lettings fees are very high

For lettings their fees are very expensive. First 3 months of my 450 rent studio flat they took and I did not get anything. When tenant leaves another month will be gone as inventory check is 180 and cleaning in 250 and this is for a studio flat. If i want to cancel the contract i have to pay 900. Stay away.

Cant really fault any of the work from Hunters, I was looking for property to purchase for over a year and saw many estate agents from many companies. I was eventually fortunate enough to meet Joseph Lazaroo at Hunters and he was easily the most professional and trustworthy of all the estate agents I'd met. Genuinely a lovely guy and very helpful. I have only great things to say about Hunters Middleton branch! From the very first phone call right up to exchanging contacts They have been beyond brilliant. I absolutely loved the pictures of my house and the write up most definitely did my house justice. My house sold within 4 days and I was over the moon with the price!Nicole was the shining star for me- she kept in daily contact and was the most reassuring and helpful person every single step of the process. She chased up people when they needed it ensuring the sale moved along at pace. Thank you so much Hunters but especially a massive thank you to Nicole- you have been amazingly!

Hunters are not interested

Hunters let the house adjacent to ours. There have been multiple pipe leaks around the bathroom causing flooding which in turn is causing damp smells on our side due to the length of time taken to address the issues. It's been repaired after four weeks now within hours water is currently coming through the ceiling next door soaking our party wall and they have told the tennant it's livable no problem.

Feeling sorry for vendors hoping to sell their property

Mid of August I telephoned Hunters Sunderland to view a property, giving them all requested details - a little while later they sent an email asking which property I meant (I had told them but if they wanted to clarify: why didn't they ask this when I phoned?).

Awful

Awful. Incredibly disorganised. Would establish inspections and never turn up, would constantly email about overdue rent that wasn't overdue. Would pass the blame constantly. Attempted to raise my rent by a "reasonable" £200 a month six months into my tenancy which can only happen every 12 months and cannot be more than the CPI price index; they failed on both counts. Renting is honestly awful, and these clowns pray upon the anxiety of insecurity to get what they want.I have bought a house now, I wish all renters the luck to buy their own homes one day so we never have to deal with letting agents like these ever again.

PLEASE READ IF YOU ARE ABOUT TO BUY/RENT FROM THIS AGENCY: Do not. Firstly, I have never been a person to write such a terrible review, I worked in customer service for the first 7 years of my career, but this is beyond anything I've ever experienced. We have had the absolute worst experience with this agency and specifically Sarah Varley. From the beginning of the process to the very end it was littered with poor management, lack of communication and disrespect. The communication was as you would expect at the beginning, however as soon as we put our offer in and sent the money the service became increasingly worse. To keep this short I will list the most difficult aspects of our process with them: - Agreed to a move in date, we made arrangements with our landlords (we were all living separately), only to find out 2 weeks before move in date that it has been postponed 1 week. This ended up costing us upwards of 1k with last-minute accommodation costs and movers. - Hardly any communication from agency once we had sent the money for the deposit and 1st month's rent (roughly £5k). Insisted on receiving the funds before we had even seen a draft of the tenancy agreement. Refused to sign the agreement before funds were transferred. Sent the agreement to sign 2 days before move in date, realistically no time to have it legally reviewed. - Kept blaming the landlords for their shortcomings however upon personally meeting the landlords, we learned the landlords were facing the same issues with us - no clear communication from the agency and agency was actually blaming us for their mistakes and making us seem difficult to the landlords. - Flat was filthy upon moving in: no professional clean, bug infestations, mould colonies behind furniture and between balcony doors. Agency had the cheek to request a professional clean upon moving out. - No mention of the property going up for sale prior to us signing the tenancy agreement. - Found the flat up for sale by the same agents 2 months after moving in, no communication about this from the agency for the next 2 months. Left us with a 2 month notice to find another flat. - Continuously bombarded us with viewing appointments for potential buyers, so much so that we had to limit them to 1 weekend per month. - Upon moving out we still cleaned the entire flat to a high standard, ensuring it was left cleaner than found. Agency then tried to charge us £120 for "dusty skirting boards and bathroom window sill". - Were unable to get in touch with landlords for over 3 weeks, delaying the return of our deposit. We were ready to take legal action but thought "let's try to get in touch with them ourselves". Though we couldn't reach the landlord, we reached out to their son who was able to get the answers, approvals and our deposit back to us in not even 24 hours. How can the agency not have a second contact like a next of kin, is beyond me. Please note, we didn't even have the son's number, we literally found him on Facebook in 5 minutes. - Any kind of chasing, enquiring or trying to push for an urgent response was always met with a defensive. When we had sent nearly 5k before we had signed the agreement, after a few weeks, I called and explained that if we don't receive at the least the draft to the tenancy agreement and a clear move in date, then I will be forced to seek legal help. Sarah Varley then accused me of being verbally abusive and cried to my partner about it when he called to enquire about the same thing the next day. Other than this, you will find yourself lucky to find Sarah in the office as she is on holiday most of the time, and as she is also the PARTNER of the branch, there is no one of her seniority that can cover. Hunter's also lease their name out to all these unofficial branches, so you will have no luck trying to contact HQ or submit a complaint. Even if the flat is super nice, is it worth getting gray hairs over it? Because you will.

Hunter’s were absolutely superb to deal with. We had a hugely complex sale and Sarah was incredible - she guided us and the entire chain through multiply hurdles and negotiations keeping things on track and getting us over the line. Most importantly, she was transparent at every stage, fair, professional and positive. I cannot thank her enough. I don’t think we would have ever got there if it weren’t for her. Thank you! And thank you for keeping us laughing and smiling along the way even through the most challenging of moments!! We are so happy in our new home 😊

I was really impressed with the valuer's sales pitch and genuinely believed they would be the best firm to sell my home. The fact they had a relationship with Ryan property law also played a part, although that turned out to be a disaster, but that's a review for another day.

Sales progression team lied and not very professional.

We are in the process of buying a bungalow at the moment and the sales progression team told us the vendor had been to sort the electrics and service the boiler..previous tennants had apparently got in debt so electric was cut off..Hunters lied saying this would be sorted. A second viewing 2 weeks later and a wasted 120 mile journey confirmed nothing had been sorted. When we told them we were disappointed with them we were told to leave the property.

I would completely recommend avoiding…

I would completely recommend avoiding this agency, they are slow to respond, have no information ready at hand and this has possibly been the most annoying process of purchasing a property with them. There was a lot of missing information that I was not provided and they basically only know how to respond when they need something. You will call them and they say they'll get back to you and just disappear. Avoid if possible.

Damaged our house, and we're not even their clients!

Hunters hung a "for sale" sign on our property, which was a surprise to us, since we were neither selling nor letting the property. When asked to take it down, four visible holes have been left in the wall of our home. It has been six and a half weeks, and the holes are still there. In a couple of weeks, we're going to need to escalate this to the ombudsman.

Agent Harj was full of fake promises

Agent Harj was full of fake promises. Although he was all smiles and seemed friendly, the minute we left after our viewing he didn’t return texts or calls and shyed away from any contact. After several calls to the agents I finally managed to find out myself that the property had been given to someone else, rather than them calling me to inform me I had to dig this information out of them which was frustrating. Avoid!

Bad communication

I have been trying to contact them for 4 months in regards to my flat and contract but they are absolutely appalling at responses and making things clear and helpful for those they are letting to. They have sent me in so many different directions on who to contact and have stopped responding to me within one week of me first contacting them. On top of this it took them weeks to respond and report to maintenance issues, and when they did the response I got was rude and abrupt. As well as that they issues weren't resolved fully resulting in me feeling uneasy in what was meant to be my own space. Absolutely awful service and wouldn't even consider letting/renting from them again.

Appalling group of folks!This group has no idea what they are doing. we worked with Selina and she was absolutely clueless and brought wrong/unverified information to the table. If I were looking to rent, I would be running as far as possible from this agency or owners they work with! if there were minus points that is what I would give them for ripping a kid off!

Absolute s#*t show, appalling service, went to view property on rossall promenade offered to put 6 months up front (not that i needed too) then never heard anything back, worse company i have ever dealt with in property, to not even get back to you, how unprofessional, to add more insult i seen property listed on Monday night contacted them 1st thing Tuesday to be told i have to wait for others to show interest before i can view appalling service STAY WELL CLEAR if one person avoids this company my review was worse while NEVER AGAIN!!!!

so bad discriminated by this company when I went for a view in the person told me to go and jump over bridge and kill myself because I don't deserve to be alive because I'm autistic did not even investigate they didn't do nothing to switch it on the look of like nothing happened and didn't want to do nothing tell someone to go and kill herself what do they gonna do nothing about it and he was sitting there laughing like it was a joke and then just sitting there thinking it's funny and they say gone going to it and make us all very happy that we don't have to deal with another autistic personthis is why I'm going for four legal action and I'm going to go for criminal charges against them
