International Students: think twice! (50+ back and forth emails detailing complaints, it’s like completing another degree in parallel!)

All was fine until three days before move-in, when serious inconsistencies in the marketing of our property began to emerge. At that point, GLP suddenly provided new and conflicting information that highlighted a clear lack of transparency and, in our experience, a serious failure to communicate effectively with the landlord/property managers. As a result, we were given an inaccurate representation of the property, with issues that we had to discover ourselves during the first few days after moving in. When we raised our concerns, responsibility was initially shifted onto the property managers. However, now that we are well into the formal complaints procedure, it is becoming increasingly apparent to us that the property managers acted entirely in good faith, while GLP failed to take responsibility for the inaccurate information we had been given and eventually stopped responding to our escalation emails. Our experience of living in this property has been nothing short of Gordon Ramsay’s *Hotel Hell*. Thankfully, the landlord has ultimately agreed to negotiate an early release from the tenancy, which has been the only positive outcome in an otherwise extremely stressful experience. If you are considering using GLP, my advice would be to ask absolutely every question you can think of, and then ask some more, before signing a tenancy agreement. Based on our experience, I would strongly recommend getting every representation about the property confirmed in writing and not relying solely on the information provided during the letting process. We feel that we were not given a transparent or accurate picture of the property before committing to the tenancy, and the way our concerns were subsequently handled has only compounded our frustration. This has been an extremely disappointing experience from start to finish.

Exceptional Service, Lauren Allen is an Absolute Gem!

I had an excellent experience with Angelina at GLP. During more than a month of searching for a flat in London, she was the only agent who consistently followed up with me, stayed in touch, and genuinely tried to understand what I was looking for. What really made Angelina stand out was that I never felt she was simply trying to “sell” me a property or close a deal. Advice tailored to me, instead of a sales pitch

I got advice from Rob from GLP on a property sale, where I already had a buyer lined up through my own personal contact. I was a bit hesitant obviously to tell him that, because I expected he would try to sell me their services. The conversation was genuinely the opposite of what I feared from an estate agent. He was very frank and open about the market at the moment, did some research on my flat so was able to give me some helpful specific info, instead of talking in generalities. There was no pressure or promises. Instead of feeling like a sales conversation trying to sign up a client, it felt more like discussing with a professional who was considering my personal situation and problem solving with me. Very helpful and constructive, and his advice was worth thousands for me in the end, unfortunately without him earning a single penny... I definitely owe him a pint!

I had a wonderful experience working with Ben from GLP while searching for an apartment in London. As someone from out of the country and not very familiar with the local leasing process, I really appreciated how patient, responsive, and knowledgeable he was throughout the search. Ben took the time to explain how renting works in the UK, answered all of my questions promptly, and was incredibly helpful in sending through suitable listings and arranging viewings. His professionalism and kindness made what could have been a very stressful process feel much easier. Efficient and reliable

I have dealt with a few different state agents in London for the past decade, but GLP has been the nicest so far. Issues With Deposit Returns

As with the other reviews, Shanaz is amazing, and a real credit to GLP. My issue, as a former tenant is with their property maintenance department. After moving out, our inventory report noted: - The property has been kept in very good condition. - The property has been cleaned to a good domestic standard and presented much cleaner condition than at check in. - All appliances have been tested for power only and all have cleaning omissions, but generally cleaner condition that at check in. - The kitchen is in much cleaner condition than at check in. - All other items remain similar to condition at check in. After repeated unanswered emails over 22 days to Marc Hughes, and finally a chase up by phone, his reply is to deduct £214.08 for additional cleaning. By law, deposits / deductions should be lodged with the deposit scheme within 14 days, which didn't happen. Without going through the formal DPS appeals process (which I can't yet do, as Marc hasn't lodged the deduction with the DPS), I have no idea when, or if I will receive my deposit back. As any tenant knows, cashflow at the beginning of a new tenancy is difficult having paid deposits for new apartments, while waiting for the return of deposits from old apartments, and GLP have made this as difficult, time consuming and as frustrating as possible.

I have worked closely with Razieh and have found her to be very personable to our needs, extremely professional and very informative regarding the ongoing saga that is the Renters Right Bill. The literature GLP can provide on such matters is extremely well received, however what has pleased me is the ability of their team, notably Razieh, to explain the situation a little more clearly to landlords in simple, yet informative terms and offer guidance on how the relevant changes can affect our small portfolio.
