I had a very disappointing experience with Foxtons in St John’s Wood. The service felt heavily focused on maximising commission rather than genuinely supporting landlords. Despite charging a high management fee (around 13, 14%), the level of guidance and support was poor, particularly when I had to manage aspects of the property myself. Communication was limited, and there was little proactive assistance throughout. The most concerning issue is the requirement to pay a full year’s commission upfront. There is no guarantee that a tenant will remain for the full term, yet the commission is taken in advance and not adjusted if the tenant leaves early. This creates a clear imbalance where the landlord carries all the risk while the agent secures their income regardless of outcome. Additionally, once this upfront commission is paid, you are effectively locked in, making it difficult to change agents even if the service falls short of expectations. I also escalated my concerns to head office, but unfortunately this did not lead to any meaningful resolution or support, which was particularly disappointing. With rental regulations evolving, agents should be more transparent and flexible. In my experience, this approach felt rigid and not aligned with landlords’ interests. I would strongly advise others to carefully review all contract terms before committing. 😔

The worst renting experience I have had in London. This was my last time renting through Foxtons. I moved in at the end of 2024, and from the very first time I walked into the property, I was already facing issues. There was a pile of rubbish in the garden, and although the agent told me it would be removed soon, it was only after 6 months, with rats and foxes regularly visiting it, that it was finally cleared. Additionally, a few months into the tenancy, a storm brought down the fence separating our garden from neighbouring properties. The fence remained broken across our garden for a couple of months. For that period, it felt like “shared living”, as our neighbours could see directly from their apartment into our living room. Some of the appliances that were left for me were also in a terrible condition. The kettle had a damaged power cable that had been covered with tape. I only discovered how bad it was after turning it on, which caused a power outage in the flat. Once we removed the tape, it was clear the cable was in a rotten state. To be fair, this issue was resolved quickly. Probably the worst issue was a broken pipe, which caused severe damp in the apartment, leading to wall damage and a mosquito infestation. This was by far the most frustrating problem, and it took around a year to be properly resolved. Lastly, my tenancy ended in early January 2026, and it took around 2 months after that for me to get my deposit back. I would also like to specifically mention the property manager, who massively contributed to this poor experience. She was extremely difficult to reach, rarely answered the phone, and it often took far too long for progress to be made on fixing the issues mentioned above. I would NOT recommend renting through Foxtons.

Purchased a property from Rory and Euan. It was an overall great experience, with really strong communication and friendly service from both. Euan showed us the flat and was very proactive in reaching out, as well as more than happy to accommodate any requests such as viewing multiple times. Rory facilitated the sale and he was truly superb, I will definitely be using him again when I next buy or sell. He was clear and quick at every step, following up with all parties without delay, and very accommodating and understanding about our situation. He went above and beyond to ensure our timeline was met, and it really was a huge weight off our shoulders knowing our realtor was proactive, knowledgeable, and very importantly, responsive. I run a global real estate and investor services firm; in the UK I was recommended to try Foxton’s after failing to achieve results with other big names. My case was handled by Rory Briers. To me, Foxton’s reputation, that preceded my dealings with them, was revealed in full by this realtor. Rory worked so hard, well beyond his mandate, to get results. I have never seen this”over and above” the call of duty performance while dealing with other realtors. Based on this encounter and other deeper observations, I have directed managers in my firm to explore dealing exclusively with Foxtons for our UK business.

Please be aware of Sarah McGuinness, a Foxtons St Johns wood agent. I would advise landlords to be careful of Sarah’s lies and manipulation. Please be cautious before signing the terms of business with Foxtons. I was initially quoted a commission of 10.35% on the condition that I remove my property from other platforms. After doing so, this was later increased to 13.2%. I was verbally informed that the commission would not be renewable, yet the tenants were encouraged to sign a 24-month contract, resulting in nearly £10,000 in commission. Several additional charges were not clearly explained at the beginning. I also felt pressured to sign quickly and was reassured that terms could be changed later if I changed my mind, which did not happen. Most discussions were verbal, leaving me without written proof. I would strongly recommend asking for everything in writing and reading the terms very carefully before signing.V

the worst experience ever. They treat you well until you rent the property and then you never hear from them. We moved in 8 hours later the previous tenants moved out. That was very risky during Corona. The flat was filthy, we did not have hot water for 9 days. Our dishwasher had leakage, we had mould in one of the bedrooms, we had mice droppings in the flat. These are only half of our problems and none of them are fixed. Everything was already addressed on our inventory list and they made us move in in this circumstances.

Extremely poor handling of tenancy deposit refund. I vacated my property on 25 September 2025, and my landlord immediately approved the full return of my deposit. Despite submitting my bank details on 3 October and following up several times by email, Foxtons has failed to process the refund or provide any proper communication for weeks. The property manager has been unresponsive and uncoordinated, leaving me to chase multiple people for basic updates. I’ve had to escalate the issue to The Property Ombudsman and mydeposits dispute service due to their inaction. For such a large agency, this level of negligence is unacceptable.
