TrustpilotAstounded by the terrible experience with FJL
I rent a flat that is managed by the Canada Water branch of FJL. There have been several issues with the flat that staff at FJL have either completely ignored or have taken a really long time to fix. One central problem is that we only have one set of keys, despite two of us living in the flat and both being co-signatories of the lease. I alerted FJL to this when we first moved in (over 9 months ago), and they have still done nothing to rectify the situation. We are unable to sort this out ourselves as we need a fob to enter the building which only FJL can order. This has wasted many hours of mine and my partner’s time as we have to coordinate to make sure the keys are with the right person. On top of that, when we moved in the flat was completely filthy, with plaster coming off the walls. FJL said there was nothing they could do as we hadn’t asked for the flat to be professionally cleaned. It’s true that we hadn’t asked for it to be cleaned but we would have expected the bathroom to be cleaned, bins emptied, and floor to be hoovered at the very least. It took FJL six months to fix the broken blinds in our lounge, meaning neighbours could see straight into our flat for all that time. I’ve been astounded by the terrible experience we’ve had at FJL - this is just the tip of the iceberg. I’d highly recommend going elsewhere if you have there choice. You don’t want to be left without enough flat keys like we are!

I'm a landlord tenants have moved out in September 2020 and Hackney Branch still haven't released the rent deposit for what is owning to myself and the remaining returned to the former tenants. Myself and former tenants are in agreement with the deductions however FJL dragging their feet to release funds. Not acceptable and not legal. No justification why the deposit hasn't been released after sending several emails and promise made by the lettings manager at the branch.

Trustpilot-Lied about carrying out background…
-Lied about carrying out background checks on tenants. -Overcharged over a thousand pounds and refuse to clarify why ( we have now been chasing them for over a month)-Have yet to receive a copy of the tenancy agreement (it has been three months). -They incorrectly under charged the tenants. -Terrible communication among staff members. - Anthony Szab who is the Area Director - is incredibly aggressive and defensive in his manner and completely void of any integrity. Scanning the internet they seems they average on a star and half provided by hundreds of reviewers. In my experience even that is far more than they deserve. Cowboys and criminals is how I would describe them.

The property management side of Felicity J Lord is quite frankly, shockingly poor. During my tenancy I dealt with a member of staff called Josie. Communication was beyond a joke. When I emailed her about maters pertaining to the property, they were ignored. It has now been over 2 months since I moved out and I’m still awaiting my deposit. Once again when I email they are ignored, and when I call the same spiel is given!

I’m a landlord used to pay full management service fee of 13%+VAT as I wasn’t living in the same town as my property letting out. Last year, I found nearly all tenants in the past three years haven’t paid one type of utility bills which was under my name. It’s totalling over £1800. When I asked FJLord, they told me it’s not their responsibility so I needed to pay all of those money myself. I tried to complain following the procedures on their website. All I’d got was the same answer and they refused to share even a penny. I spoke to a number of other agencies who all said they’d check utility bills to make sure tenant’s payment to time. During the entire complain process, I’d experienced with staff not responding to calls, doing work just for ticking the boxes, etc. I feel there wasn’t any customer service spirit left in this company any more. By the way, the last letting experience was not good either. They promised a high rent which I questioned at the time. After a few weeks with no interest in the market, I ended up with a month vacant period and a reduced rent comparing to the previous tenancy.Just to share my experience with landlord who’s looking for a reliable agent. You may want to think again. I’ve changed my agency this year and glad I was no longer with F J Lord any more.

GoogleI had a hard time trying to book a view of a letting property with them. Finally, they contacted me but the property was already gone.
