GoogleWe were extremely happy with the level of service and the way in which the team at Excel Property Services treated us. From our first viewing with Mao up to our final meeting with Tas, we felt very comfortable with the agents. They made sure we had all the information we needed and were in constant communication with us, understanding our needs and timeline. GoogleMy husband and I were looking for a flat to rent in Paddington, and we came across a property Excel Property were managing. The service from the viewing to signing contracts was exceptional. An inspection was organised within a few hours of calling. Once we put our application forward for the flat, they were very efficient to process the application, perform reference checks and turn the contracts around. They tirelessly worked around the clock and were very professional. We are also having an excellent experience with them as the property manager - very engaged and prompt to address any matters. I couldn’t recommend them more!

GoogleAbsolutely terrible service and rude. Especially from a person called Tas. With an informal attitude and the tendency to overcharge (possibly in collusion with landlords). I personally do not see how this agency is relevant. The one star given is because there is no other available option.

Dear Ronald Ngan We are extremely surprised to receive such a negative review and take all such comments very seriously as we pride ourselves in providing a highly professional letting service to landlords and tenants alike, as can be vouched for by the many positive reviews. We do not understand what you mean by “this agency is not relevant”. Your complaint does not relate to a specific issue and we have tried to make contact you in the past few days but have not received a response to our calls or emails. Furthermore we have not had any direct contact with you recently however we recognise the name and on checking our records, we believe you previously rented a 3-bedroom property through Excel Property Services together with two other tenants for a term of one year from 07 July 2014 to 06 July 2015. In your review you have made a serious allegation that we “have a tendency to overcharge (possibly in collusion with landlords)” and again we can only assume that this relates to the refund of your security deposit directly to your Bank Account, the details of which you provided us, in July 2015 at the expiration of your tenancy after deductions made for the inventory check-out cost, professionally cleaning charges and for damages and dilapidations to the property as set out in your tenancy agreement. As a reputable agency we have strict procedures in place to protect both landlords and tenants with regards to the security deposit. In the case of all assured shorthold tenancy agreements the security deposit is placed in a tenancy deposit protection scheme. An independent inventory clerk is instructed to prepare an inventory of the contents of the property together with a schedule of condition at the commencement of the tenancy. This report is provided to the ingoing tenant and we advise that the report is thoroughly checked and any discrepancies be made in writing to avoid any potential disputes at the end of the tenancy. At the expiration of the tenancy an independent inventory clerk is instructed to visit the property and compare the condition that the property has been left by the outgoing tenant after comparison with the original check-in report. A check-out report detailing any damages and dilapidations is produced together with photographic evidence. The check-out report is provided to the landlord and outgoing tenant. The tenant is informed of any proposed deductions from the security deposit to cover any damages/dilapidations after taking “fair wear and tear” into consideration and this sum can only be deducted with the consent of the tenant. The tenancy deposit protection scheme offers a free dispute resolution service if the tenant disagrees with the landlord about how much deposit should be returned. GoogleWe've recently moved to London from abroad so didn't have much experience in renting London's properties (which happens is a little bit differently here). Once we first started looking for flats by our own we realized we will not make it in reasonable time. Luckily, at one of our visits we met Olivier from Excel Property Services. Even though that particular flat was not what we were looking for, Olivier didn't give up. He suggested a few more properties within the same district. One of the flats matched our criteria nicely. Olivier helped us to secure the flat and was there all the time in order to answer all our naive questions. Long story short, highly recommended agency!

GoogleAvoid this letting agency. We were tenants of a property which they managed for a year - the flat wasn't cleaned when we first moved in and when the boiler broke, it took them several months (including a lot of chasing by us) to have it fixed. Then, when we moved out, they alleged that we had damaged the property including the walls and underneath the bed and wanted to charge us £550 for it (without justifying the costs) so ensure that you check the initial inspection report very carefully when you first move in. Then, when I rented another flat through them (but managed by the landlord who were very professional at all times before, during and after my tenancy), they called me to ask if I could transfer a month's rent to them and they would pay my landlord directly because my landlord's new bank account no. had not yet been set up. I was suspicious of this and spoke to my landlord who advised that they were in a dispute with Excel over debt and this was Excel's way of getting that money off them. Luckily, I managed to stop the payment to Excel. BE VERY WARY AND CAREFUL WHEN DEALING WITH EXCEL.

GoogleWorking with Excel Property Services has shown me that both tenants and landlords are both taken into consideration when dealing with responsive repairs. The team at Excel work well together to make sure that tenants are comfortable within their homes and any repairs are carried out promptly after landlord approval. They follow up with all parties after the works have been completed to make sure the issues have been resolved.

Their fees were extremely reasonable compared to other local agents and they have always offered a professional service throughout my tenancy, from the initial moving in process to dealing with maintenance issues. GoogleThese guys really made my life easier. I have been renting around London since a long time, but I've never found a team so careful about tenant's needs. Their offer really includes lovely and perfectly located flats (NW3 is an amazing area), and from flat maintenance up to paper and contract management, they definitely exceeded my expectations. GoogleHad a great experience dealing with Excel Property Services. Incredibly accommodating with all our requests and flexible in working around our schedule. The reference checks were quick and transparent. The overall move was very smooth and the post-move communication has been excellent as well. Highly recommend using their services especially considering that fees are significantly lower than other property service companies.
