GoogleAvoid at all costs. This has been one of the most unprofessional and stressful experiences I have ever had with a letting agent.
Dillon and Rashid completely mishandled our tenancy from start to finish. The property was listed with a mid-January move-in date, which appeared consistently across the advertisement, contracts, and all written and verbal communications. That date was then changed with no formal acknowledgement or recognition. We were casually asked if we could move later, despite the fact that we had already handed in our notice on our current flat and had just nine days before we were due to move.
From this point on, every single update had to be chased. Dimension Estates were never proactive. I had to call or email repeatedly just to get basic information, until eventually even that stopped. I was told that they were going to the property to discuss move-out options and would get in touch with a solution. That solution never came.
Our calls and emails were repeatedly ignored at a time when we were at serious risk of being left without a place to live. I called multiple times from my own number, which they obviously have on file, and was ignored every time. When I called from a different number, they answered immediately.
Despite setting clear deadlines and explaining the urgency, Dillon failed to respond at all when it mattered. This forced us to secure alternative accommodation to avoid being left genuinely homeless. No solution was offered, no accountability taken, no compensation discussed. Just silence. Being ignored at this stage was cowardly and completely unacceptable.
On top of this, we were sent screenshots that exposed the private phone numbers of the current tenants, which is a serious data protection issue. Even worse, one of the messages forwarded referred to us as “homeless”. An incredibly unprofessional and inappropriate way to speak about prospective tenants whose situation was caused entirely by their own failures to communicate.
As of writing, 6 days before what would have been the move in date I have still not received an apology or form of recognition from Dimensions Estates.
EDIT: It's all well and good that you've responded now, on a public forum, but the way you're presenting as having handled the situation is not true to life. Also I still haven't received any form of apology, compensation or communications from Dimensions Estates outside of this reply.

We’re genuinely sorry for the stress and uncertainty this situation caused and appreciate you taking the time to share your experience. We fully understand how upsetting it is when moving plans are disrupted, particularly after notice has been given on an existing property.
Unfortunately, the delay arose because the existing tenant was unable to vacate the property as planned due to unforeseen circumstances relating to their onward move. As soon as this became clear, we attempted to explore possible alternatives, but ultimately the availability of the property was outside of our control.
We regret that communication during this period did not meet the standard we aim to provide, and we acknowledge that the situation was understandably frustrating. This was never our intention, and we apologise for the distress this caused.
With regard to the messages referenced, we take data protection and professional conduct extremely seriously. Any concerns raised internally have been reviewed and addressed.

GoogleI’m sure most have had a good experience with this company but my experience involved a few headaches.
Cons: Moved into a brand new flat last year , first tenants in the property and mould started to grow on the walls in the first week and took months to fix due to poor communication, not replying to emails, calls or texts. This also meant clothes , shoes and other personal belongings were damaged due to the mould, also it was on the bottom of the bed. When ‘fixed’ the paint and walls started to peel.
The brand new dishwasher didn’t for the majority of our tenancy and took months to retrieve the information we needed to call someone out as the landlord wouldn’t. No wifi as there was no landline in our flat and if we wanted to install it we were told we would have to pay and not to damage the property. When it rained the sky light would leak. Carbon monoxide alarm wasn’t fitted until 6 months in. General communication with the company was not great. I don’t know if it was dimension or the landlord but both need to figure how to communicate.
Pros : quick process in renting the property and a decent price . The area was nice and flat was modern ( just poorly built).
When we could get through to the company after trying multiple times , they would fix things fairly quickly. Deposit was quickly and easily retuned. Referencing was provided.

We rented a flat for 6 months from Dimension, and from the outset we were told lies and were given the impression no one had any idea what was going on or when it was happening.
We were assured by Dimension that before moving in we would have separate meters fitted so we could share the bills fairly with the neighbour downstairs, this never happened after weeks of asking and we ended up having to guess the bills with the neighbour.
Around 4 months in we told Dimension we were leaving and they put the flat up for Rent online, however we later found out that they put the photos of a completely different house, as you can imagine the new potential tenant was not happy when they came to view..
Another time they booked a viewing in and Rokeah was ringing me asking questions on how to unlock the door, which I talked her through it but she still couldn’t do it, which is highly embarrassing when there’s another view with her, it later transpired that she brought a set of keys for a different house.
Another time we arrived home after viewings had happened that day and all the lights had been left on full, there was a plant knocked over on the floor and all the cushions from the sofa were all over the floor, Dimension offered no apology.
They then found a new tenant and arranged a move in day, all unbeknown to us to which we found out a couple of days before they were planning on moving in, which we had to to cancel obviously as it was too short notice.
Dillon is ignorant and lazy, constantly ignored phone calls and I only ended up getting through to him by ringing off a withheld number to his surprise. Every time you ring the office and ask to speak to either Rokeah or Dillon, they always seem to be ‘in the toilet’ and will ring back asap, which obviously never happens and you have to chase them up.
When we finally moved out and it came down to getting the deposit back Dillon was about as much use as a chocolate teapot and in his words I quote “you need to take this up with the Landlord as it’s taking up too much of my time”. I tried over 3 weeks requesting to speak with the landlord to which he ignored me constantly and I was forced to go through the dispute system via the deposit protection scheme. It is only today that we have received our full deposit back after 4 months.
Do not use Dimension and PS Rokeah and Dillon if you’re reading this I think you should find a less customer facing role, it might suit you better.

He has always been very keen on helping us with our concerns, bugging him even on weekends (which I admit is not even nice of me doing) but you will never hear anything from him, instead he does his best to address our concerns. Up to now, whenever we need him for assistance, he makes sure he gets back to us to know in what way how he can help. If you will have dimension estates as your letting agent, then for sure you will be dealing with lovely people who would always want the best for their tenants especially to our agent Rashid, who has been nothing but wonderful and great.

GoogleAbsolute worst letting agent I’ve ever dealt with - with. And I’ve never dealt with an agent with less integrity and honesty than Rashid. Got me to transfer a holding deposit immediately after viewing, said he would cancel all other viewings (quote ‘I will cancel the other viewings if you send now, I can’t be bothered to walk up and down the stairs 15 more times anyway’). Lied and didn’t cancel other viewings and continued to show people around the property until someone outbid us. Then lied again when I confronted him on this and told me he had never said that and apparently had actually told me it would be unfair on others to cancel last minute. Still do not have my holding deposit back. Absolutely no idea how they have five star reviews from others as what I experienced was not just unethical but illegal (the illegality being both continuing to advertise a property AFTER receiving a holding fee, and holding more than one holding fee at the same time)
Update: Rashid went on to message me a few days later saying if I could up my budget by £25 from 1650 to 1675 it would be accepted and taken off the market. We went on to do this. I then heard nothing for ages, and after texting with no response I phoned, he did not answer. I receive a text a few hours later to say I would need to go to 1700. At that point he had revealed how unethical he was, and I have no intention of living in a house run by this company.
