GoogleI had a great experience renting through Cubix Estate Agents. Everyone I dealt with was friendly, professional, and very responsive. Whenever I had a question or issue, they were quick to help, even outside normal working hours, which really gave me peace of mind.
All procedures were handled properly and transparently, and at the end of the tenancy, Cubix managed the deposit process fairly and smoothly. I truly trust their service and professionalism.

GoogleIt’s like if ‘Stath Lets Flats’ was _actually_ a real estate agents because that is genuinely the experience you’ll have with them.
I’m not going to get into specifics, as from the other reviews they get a little childish and try reason their stupidity.
Let’s just say that their “professional cleaning” was like they asked convicts on Community Service.
There was literal mould remover spray by one of the windows on move in- couldn’t have possibly guessed what problem we had continuously during our residence.
Don’t even get me started on their admin team, takes forever for them to respond, half the time your problem was never resolved or your email was just simply ignored.
I could go on forever, but they are honestly not worth my time. Go with your gut. Yes they have bad reviews for a reason. Avoid at all costs.

My partner and I had a signed lease agreement, deposit and 5 weeks rent paid upfront with our move in date and time confirmed. With little explanation, they informed my Partner and I that the landlord is cancelling the lease agreement 24 hours before our move in. Their justification "we have never heard of a landlord do this before, it is extremely strange". As we dealt with Cubix and not the landlord, they clearly managed the entire situation poorly, leaving two prospective young tenants homeless right before they were due to move in. If you have a property to manage look elsewhere! If you are a tenant looking for a rental,look elsewhere!

As you know, we’ve been in communication several times since the situation unfolded, and we want to acknowledge again how frustrating and disappointing this experience must have been.
To clarify, the decision to withdraw from the tenancy was made solely by the landlord. We did everything we could to work with him to secure the deal, but unfortunately, his decision was final. As you are aware, the contract was not signed by the landlord and therefore was not legally binding, which gave him the ability to withdraw at the last minute.
We understand how unsettling and stressful this was for you, especially given the timing, and we’re truly sorry it happened. All payments were returned promptly, and we've done our best to be transparent and communicative throughout.
While we deeply regret the outcome, please know this was not a situation we could control, and it was certainly not our choice. We genuinely wish things had worked out differently for you.

GoogleWe had placed an offer for a flat through this agency but eventually decided not to go ahead with them despite our offer eventually being accepted. The staff were unprofessional from the onset- not being helpful and responding rudely and on every instance that we had contacted them. In addition, it took unusually long for them to get back to us regarding the decision on our offer, which is quite unusual in the London housing market, and our later communications revealed that this was due to their rather slow communication with the other parties involved. Given that the property would be agency managed, we decided that this agency would not be a good fit, having had such unprofessional experience from the start.

GoogleWe had poor service and decided not to proceed with renting the place as we thought we would have further issues communicating with this agency during tenancy. We initially sent the offer to a property, were instructed by them that we would hear by the end of the next day. We did not hear back from them next day at all, and when we called to check in, was told off saying we don't need to keep calling (even though we had just called to follow up what they said they would tell us already). They told us we would hear back the following day by 12pm, again, no response by then. When we called them to check after 12pm, was told we had to appreciate that they are checking this and that they are not happy with us calling (to reiterate, we just called once, after the deadline which they set out themselves had passed). I have never had this kind of experience with an agency and we thought these were initial red flags that would create more frustrating problems in the long-run so even though our offer was eventually accepted (After a week of placing, which I find odd in London to be honest but appreciate this is up to landlord and may not be not due to them), we decided not to proceed with this agency.

Googleworst agency ever! you have to SUE to get your money back!
Rented me a flat in London in a very well hidden poorly state. Everything was broken before i even moved in! No furniture in a furbished flat, bathroom sink leaking all over the floor, mold on the walls, electricity went when the fuse box melted down and there was a hole in the roof through which it was raining in!!! absolutely ridiculous. They still charged full rent and refused repairs for months! Never gave me the details of the actual landlord or my deposit protection.
AVOID AT ALL COSTS!

We contest this review completely. We have never had you as a tenant and this review is nothing to do with Cubix Estate Agents.
Please confirm which address you was living in? You can email the information over to info@cubixestateagents.co.uk. You claim to rent a flat in London is not exactly narrowing it down as we only rent flats in London. You rented a furnished flat but it came unfurnished? This has never happened with us we are always clear if the flat comes furnished or unfurnished, any concerns regarding furniture we ask for in writing so we can deal with it.
We have never ignored leaks, 'mold' and especially electrical issues. Feel free to send over more information if you have it (which I suspect you don't) but we will be reporting you for this FAKE review.
Feel free to contest and answer my questions above but as I said, you have never been a tenant with Cubix as we have never had any properties with that amount of issues in one flat and I am sorry if you have experienced that but you haven't experienced that with Cubix.

I stayed in a flat with cubix for 1 year. I don't know where to start of the issues we had with them. There was just too many.
A example, before we moved into the flat - we was ensured the flat would be professionally cleaned. We was abit worried as we seen mould and dirt within the inventory report but we was assured all will be cleaned by professionals and they will use high quality cleaning products. We moved into a very dirty flat such as food marks and stains in the kitchen, table, cobwebs around, hair. The flat was just not cleaned at all. I had to contact them and send pictures which it took more than 2 weeks to get a cleaner out. I was happy to know a professional cleaner is coming and I can be around..... the "professional cleaner" came in which was a young man in jeans, couldn't understand English and had only a backpack with him containing 2 sprays. Just a complete joke
They are very unprofessional, if you want anything done or help with anything - you have to chase them more than once.
Raste is the only person who can sort any problem and the team all seem clueless to what's going on. Glad I have nothing to do with them anymore. The landlord also changed agencies to manage his flat.

We believe the main frustration may have stemmed from the delay in releasing your deposit. Unfortunately, this was due to a tenancy swap, which naturally adds complexity and extends processing time. Hi Ms Song, your offer was accepted and prior to you paying your holding deposit you had further questions. Whilst your questions were being answered, a higher offer came in which we have an obligation to present to the property owner. That offer was then accepted and they paid the holding deposit immediately and then you paid. We refunded the payment within 24 hours and sadly the only other option we had available was at a higher price point. We truly are sorry this had happened.

GoogleCubix Estates response to extreme damp, mould and leaks. Please see the images below which are covered head to toe in mould and painted over before you enter the property so you don't know it exists...
Unfortunately this Estate Agents allows and supports landlords to keep their property in extreme States of mould and damp. I've heard of many stories of corruption but this is the worst in my experience. Please see images of the mould in all Three bedrooms, living room and bathroom and kitchen.
Issues that remained unresolved for years unfortunately and still exist in this property today after years of complaints.
As we know mould can be deadly. And to the extent of these images... very much life threatening.
It's very unfortunate that an estate agent who holds the trust of ensuring safe and habitable spaces for tenants could overlook such a glaring health hazard and speaks of their ethics and integrity.
Alas, God will always serve justice so we are at peace.
Please feel free to respond to message and I can show you more images / content of the property that was neglected. The pictures don't do the true condition justice.
Please be wary of their positive paud for reviews. Most of the positive ones appear to be fake / bots!
UPDATE:
Cubix have stated I forgot to state the timestamps. The time stamps for these images are early this year, 2023.
The courts have ordered us to vacate to due to the fact that the estate agents / landlord had lawyers and we were unfortunately able to pay for one and was ordered to leave on account of information not being filed on time / correctly so we could not present our case.
As we all know, an unfair court order is no indication that the estate agent did not act grossly illegally.
We also continued to stay at the property for an extra year after being asked to leave due the financial and housing economy, with difficulty finding another property. Clearly not an issue for corrupt landlords.
Not to mention we were asked to leave as a response to complaints we were making about the property :)

Hi Lammy, what you have failed to show is the time stamps for these photos. The issue occurred on the 20th of February 2020 after severe storm damage on your property in Mitcham. We initially arranged for a roofer and a survey to be completed which you kindly assisted with access. The external work was completed and then lock down occurred shortly after in March 2020. The internal issue unfortunately took longer for us to arrange but once we had clarity on what was allowed our tradesman arranged for the plaster first to be hacked off and left to dry. He then returned to your home, plastered and painted throughout. This process takes time as drying was required on all water damages areas.
All of this was communicated to you and your family.
You have also failed to mention you continued to live in the property for another 3 years and that you have recently been given a court order to vacate the property. The courts sided with the property owner after all information was provided to them regarding multiple issues from you and proof of all repairs being arranged promptly and successfully.

When moving out of one of their properties, they kept us updated when there was a viewing and came to our new home to collect the keys rather than make us meet them at the property or their office. What I was particularly impressed by was the speed in which we received our holding deposit back, in full. I feared we'd be waiting a while after hearing a few horror stories from friends who had recently moved, describing what a nightmare they had getting their deposit back from their estate agents, and that they didn't receive it in full. GoogleUnfortunately we did not have the best experience with this agency. We found a lovely flat and paid the deposit which was 5 weeks rent plus the first months rent on top, all within a couple of days after our viewing. The first agent stopped replying to our messages completely, as soon as we had sent the payment, to which we later had found out he had gone on holiday & left us in the dark. Following this, all communication was awful, with each member of staff providing us with conflicting information.
Two of our planned move-in dates passed as the confirmation process was prolonged for several weeks. As students we were keen to start moving in our belongings before our university courses started. We were constantly having to chase everything up with the agents as we were not getting definitive answers, to which a member of staff named Raste then complained about, saying that we were being "too demanding".
Furthermore, we were told that the holding deposit we had paid was to secure the flat, take it off the market and stop all viewings. After several weeks of going back and forth, the agency then quietly put the flat back up for advertisement, which I found out about myself! They explained to us that it was the landlord who had suggested putting the ad back up, but after speaking with the landlord directly, we found this to be untrue.

I am sorry to hear your experience with us was not a good experience. I have investigated this and can see that upon putting the deposit down you were informed referencing would be required and you were given the details on what would be required to pass referencing. Unfortunately, only one out of the three of you passed referencing and one of the references came back incomplete as the information provided was not accurate. The guarantors also failed referencing so unfortunately there is little we can do if the owner requests referencing especially if its false information provided by one of the tenants which delayed the referencing stage. The delay for the move in dates was due to the referencing not passing, which was explained to you at the start was required before moving in. The property was taken offline once your deposit was paid but once we concluded you would not pass the referencing we re-advertised, and you were immediately refunded the deposit you paid in full.
We would be happy to help find you property in the future but please understand we don’t control the referencing stage as it’s outsourced so all information provided must be accurate otherwise it will cause further delays.
