Totally not responsive

Cluttons are the managing agent of a prime building in South Kensington. Their level of service is appalling. I emailed and called the main lead for an important issue and he has never returned or called me back. I would strongly discourage everyone to use them.

Bek is super helpful. He went above and beyond helping me with my search. He has amazing local knowledge and a great positive vibe. I lost my phone the night before and saw on the find my iphone map, it was outside Cluttons. I called up other local business's and none of them could be bothered to help me and then I called Cluttons and got through to Bek. Bek stayed on the phone with me for about 15 minutes, ringing my phone, walking in local shops and asking if a phone's been handed in. Turned out a homeless man had it and he managed to get it off them. Bek went above and beyond my expectations and if it wasn't for him, I wouldn't have got my phone back. Bek is true Good Samaritan and he restored my faith in humanity.

Very responsive and helpful in finding a London rental

We enquired about one of Cluttons listings, were greeted very quickly by Matt, who showed me the property within 2 hours and helped me through the offer forms on the spot. There were a few frictions of getting accepted with the property, but Matt was extremely helpful and responsive in getting it sorted out. Much better than other London estate agents who could not give a toss. I'd highly recommend.

Utterly Disappointing Experience with Cluttons

My experience with Cluttons has been nothing short of frustrating and deeply disappointing. From the very beginning, communication was extremely poor, and promises were not kept. I was told that my property was ready to move into which turned out to be completely untrue. After moving in, I discovered that the heating and hot water weren’t working, amongst many other things. Despite countless emails and phone calls over the course of three weeks, I received minimal responses and no real urgency from their side. By the time the issue was finally resolved, I had already fallen ill due to the lack of heating. Other problems with the flat were only acknowledged after nearly five weeks of persistent chasing, and it was only when I mentioned involving the council that things began to move forward. The lack of accountability, professionalism, and basic respect for tenants’ time is unacceptable. If you’re considering renting through Cluttons, I would strongly advise doing a thorough inspection before agreeing to move in and if possible I would recommend looking for another property altogether. Overall, Cluttons has demonstrated a complete disregard for communication, tenant well-being, and basic property management standards. I would not recommend them to anyone.

A Masterclass in Mismanagement

Dear reader, I once feared I was like you: naive, optimistic, and inclined to dismiss one-star reviews as the product of unreasonable tenants. After more than five years of renting in London, I believed I had encountered every flavour of poor agency service. I believed myself immune. I was wrong. The Peter Principle suggests that employees are promoted to their highest level of incompetence. I have yet to encounter a more persuasive case study than the Tower Bridge branch of Cluttons. Ellis, the team lead, appears profoundly overworked, underqualified, or, more likely, both simultaneously. Having now accepted that previous reviewers were regrettably correct, I can confirm that she and her team struggle to respond to emails within reasonable timeframes. As a direct result of her poor communication, we were left without heating for over a month in the middle of winter. Following a formal complaint to Vicky, Head of Compliance, in which we explicitly requested no further contact with Ellis, we were reimbursed £600. While appreciated, this was modest compensation for a winter spent indoors wearing outdoor clothing. We were also promised a new property manager and were assigned Dominique. Sadly, this marked the beginning of the sequel rather than the resolution. Once again, pipes seized, the landlord declined to fund a long-term fix, and we were left without heating for another month in December. At this stage, the pattern was difficult to ignore. We raised a further formal complaint to Vicky and, despite Cluttons’ written confirmation that Ellis would have no further involvement, received a response from her regardless. This reply contained multiple basic spelling and grammatical errors and, more impressively, failed to address the point of the complaint entirely (the absence of heating). We subsequently escalated the matter to the Managing Director, as per their complaints procedure. We received no response from the MD, and instead received a lacklustre email from Vicky saying the MD was too busy. In tandem, we were disputing unreasonable deposit deductions. Dominique, our new property manager, insisted on an unnecessary professional clean following the end of our tenancy, citing evidence such as a single hair on a counter and aggressively zoomed-in photographs of minor dust particles. She attempted to charge £450 for superficial cleaning, unilaterally applied during an active dispute. We referred the matter to the Tenancy Deposit Scheme as Cluttons had no reasonable basis for these deductions. Cluttons failed to provide any evidence for their claims and thus we won the dispute by default... But that didn't stop them holding onto our whole deposit for 4 months after our move out date, including the undisputed amount. With the exception of the sales team (I wonder why...), our experience suggests a consistent pattern of poor communication, mismanagement, and indifference to tenant welfare. Cluttons is the worst estate agency I have encountered in the 3 major cities I've rented in. Edit: Cluttons have now flagged this review as against Trustpilot guidelines (for including personal information of employees) and had it removed three times. Following appeals of the decision to remove this review, it has been reinstated each time. Due to this, I have reason to believe Cluttons are targeting negative reviews to have them removed. Guidelines state that "Trustpilot can remove another person’s personal information, such as their name, phone number, email address, or photos/videos of others. However, we won’t remove a review if it includes information that is publicly available on the business’s Trustpilot profile or website". ALL personal info included in this review is available on Cluttons' website.

Atrocious- tenants safety compromised by Cluttons

One of the most inhuman and despicable organisations on earth- constant refusal to respond to maintenance issues by their idiotic London team has resulted in having to contact the police and council, as well as the building trust- a homeless man has housed himself inside our block due to Cluttons being incapable of responding to queries of a broken door for a full working week. You do not deserve to run a business when you put tenants life at risk and your staff and ceo should be in jail for endangering our lives. Real shit company!
