Zak went above and beyond to help get the referencing for both myself and my flatmate completed in time for our move-in. Even when delays came up, he stayed proactive, jumped on calls when needed, worked beyond his usual hours, and remained incredibly kind and supportive throughout the entire process. His communication and dedication genuinely made a stressful situation much smoother for us. Clement Estate is very lucky to have him on their team.

Signed a new tenancy agreement recently, we worked with Zak and Mafiz. Flat-hunting is stressful enough is as is but everything was going smoothly and we were already very happy with the quality of service + communication. But there was a hiccup - the landlord decided to behave like your average POS landlord and put us in a very difficult spot <36 hours before the contract started. To be clear, Claremont was *NOT* at fault, there was nothing they could've done to prevent it. They were not legally liable, and could've very easily washed their hands of us, but Zak was very apologetic and understood the position this was leaving us in, and really stuck his neck out for us to help resolve the situation. Credit where credit is due - I've lived in London for a while now and have dealt with my fair share of estate agents, and I can confidently say Zak and the team at Claremont are easily one of, if not the best ones I've had so far. Much appreciation for them from our side.

I had a viewing with them and completed the application on time, expecting a smooth and professional process. Unfortunately, there was almost no communication afterwards, I constantly had to chase them myself just to get basic updates. Despite repeatedly requesting them to keep me informed, I was later told that the property was already “let agreed” to someone else, after I had already started serving notice at my current accommodation based on their assurances. I then had to awkwardly take my notice back from my landlord. What made the experience even more frustrating was the completely inconsistent communication. After being told the property was gone, I was later asked to attend another viewing for the same flat a few days later. Different people gave different stories, but no one provided any proper clarity or follow-up. Manj mentioned he would get back to me the next morning, nothing. Zak said he would send written confirmation and save the inventory for me, again, nothing. At the very least, a letting agency should communicate transparently and keep applicants updated. This entire process wasted a week of my time and cost me the opportunity of reduced notice at my current accommodation. If you value certainty and professional communication, I would advice to avoid this company !!

It was a bit tricky to secure a viewing for the apartment, but a member of the team continuously checked if I got the viewing and helped checking that the property was available. Once we got to visit, Mafiz handled the whole process very efficiently. We saw the apartment, made a verbal offer, then all the admin from offer approval to handing over the keys was done in less than a week (including a bank holiday weekend during which Mafiz still replied to our admin questions very fast). We hope that while staying in the apartment the agency will handle everything with the same level of dedication.

The customer service is so poor and frustrating. I booked a view for a property via WhatsApp messaging. The guy first told me come 2:00p.m. I clearly said it will be not possible for me as I will be at work. I asked for early morning 11:00 a.m. He requested me for 12:00 p.m. he requested me twice to make it 12:00 p.m. I confirmed from him can you make it sharp 12:00 p.m? He ensured me that he will be there at sharp. Then when I reached to the property at sharp 12:00 p.m. he did not answer my call. I called to the Rightmove , they informed he leave a note that he tried to call me and he postponed the view at 2:00 p.m. However, I did not received any phone call , also he cloud leave a message in my number or WhatsApp. When I asked the guy from right move give me email where I can leave this complaint, they said they will send me msg with proper email but they also did not contact me anymore. Our shift was from 2:00 p.m , we wake-up early for this, leave home early for this even we finished our shift late night the day before. It was very frustrating for us. We are so so disappointed. I do have screen shots of his messages where he confirmed me view at 12:00 p.m.

If you see positive reviews for this agency, be aware that they offer an opportunity to ‘win’ reduced rent in exchange for writing them, and they are also getting friends and family to boost false reviews to boost their rating. We were offered the chance to win reduced rent after two years of raising concerns about serious issues in the property, so it is reasonable to assume other tenants have experienced the same. From the day we moved in, the house was in an unacceptable condition. The windows were single glazed with multiple cracks and some panels missing entirely. The property had not been professionally cleaned and we found discarded items, including a condom wrapper, left in one of the rooms. As the tenancy continued, more problems appeared, such as a faulty heating and plumbing system that left us without water during winter. Not only was the flat freezing to live in over winter due to the missing windows but there was also a severe leak in one of the bedrooms leaking dirty and cold water onto this tenants bed (it took three years of complaints and a visit from the council for this to be addressed by Claremont). When our neighbours, who shared our front door, were broken into, the agency took no steps to improve security or even acknowledge the risk. The agency was consistently rude and dismissive. They ignored emails about severe health and safety hazards, refused to take accountability, and would sometimes laugh or show zero compassion when we raised issues. At no point did they treat tenants with respect, even though we never paid rent late and were simply asking to live in a safe and habitable property. Communication was poor, with emails ignored and replies only via text or phone (zero professionalism). Tenancy forms were sent late, and important information was often sent to previous tenants. When the council deemed parts of the property unsafe, the agency showed no urgency or care. This was the most stressful and poorly managed tenancy I have experienced. I strongly advise prospective tenants to be cautious.

The worst estate agent I have ever dealt with. House was in extremely poor condition, (broken window and door locks, spider infestation and more), and despite many requests over a year for maintenance, was either lied to, threatened to be kicked out for daring to raise valid complaints or completely ignored. The company does not care for its tenants at all, only wants to grab as much money from them as possible. They have said they will be illegally keeping my deposit based on the fact that the house wasn't clean when I left which is a lie, (especially considering it was left in a much better condition than when I initially moved in!). Avoid at all cost. They prey on people's ignorance of property law. Disgusting, spineless, money-hungry people with no moral values.
