Really appreciative of the team here at Churchills for both helping to sell our property, and helping me to buy my next one. It was a long process for sure, with lots of ups and downs (First seller pulling his property off the market, then after finding a fab second property, our first buyer pulling out right at the end and a frantic scramble to try and save the chain!) Starting off with Dean and Doville, who worked hard to set up the initial sales, to Tom who took over when things were the most complicated, and absolutely smashed it, with the amount of support and effort he put in to getting everything over the line. I know there were others in the team such as TJ, Katie and Daniel who also helped out a lot too, so shout out to them as well. But Tom Franklin was honestly so great to work with and couldn't be more grateful. Thanks everyone!

I cannot recommend Tom and his team at Churchill Estates in Walthamstow highly enough. I found them to be completely professional, and honest. Tom was very responsive to my questions, extremely well informed about the property and an excellent negotiator. There are always spells in the process when things go quiet, but Tom kept me in the loop - because of this, the whole process was as stress free as possible. All in all the best professional service I experienced in the area.

Just retired so young enough to enjoy our new life

My husband and I moved to Dovehouse Lodge, Hitchin in January 2020 having just retired. Prior to our move, Sales were really helpful and kept in touch regularly to answer our many questions. Everything went well with our move. It’s now 6 years since the move and feel it was the best decision we ever made. Dovehouse Lodge is walking distance to the beautiful market town of Hitchin which we love. We are also surrounded by amazing parks and great garden centres so an abundance of places for coffee etc. Dovehouse Lodge is a lovely place to live. We have the most wonderful Lodge Manager, Linda. Linda goes above and beyond to be there for all the owners. Any help or questions we have, Linda is always there. I cannot thank Churchills enough. I bought my first flat from them in Walthamstow in 2008. I have been renting it as a BTL for the past few years via Churchills who have been really helpful to me as a landlord in terms of finding tenants and offering advice. Special thanks to George and Lily and the lettings team for the efforts they go to to market the flat, arrange viewings, produce contracts and help with services from inventories, Energy Performance Certs, and various safety checks and trades people. Before you go ahead and rent any of the properties or rooms from this estate agent, make sure you check the energy band. If it is energy band D, AVOID it at all costs, especially if it doesn’t include bills. You wouldn’t want to end up like me, paying out over £300 a month just for energy. They will take advantage of you by telling you that they have other people interested in the property or room, but it is all just smoke and mirrors. Honestly, this has been the worst agency I have ever had the misfortune of dealing with; I should never have put my trust in them.

We had a large deposit and, after being put off by some of the more aggressive estate agents in the area who we felt could not be trusted at all, bought a property Churchills was managing - in part because we got the impression that they were taking the job seriously and being transparent with us. We had been looking at other properties sold by other estate agents and though the properties were nice, the approach of the agents was so off-putting that we didn't feel comfortable engaging with them, regardless of how much we liked what they were selling. Gary was straightforward with us and communicated clearly throughout with us and the vendor which meant that we had a very smooth transaction from start to finish - we completed in a couple of months. I would definitely go back to Churchills if/when I'm looking to sell

I had a brilliant experience with this agency. The branch manager (Gary) explained everything thoroughly on the first visit. They’ve found me a buyer within 10 days, but what I found more outstanding was the Sales Negotiator’s (Maria) support throughout the process. Due to the complexity of my case it took a long time to complete the sales process itself, but Maria was providing advice, was chasing solicitors and was generally helping wherever and however she could. Even after the completion she rang me to see how I was doing. She was doing her job with kindness and care basically. The whole team provided an excellent service.

Gary and Daniel were so helpful and friendly from the start of viewing process, they gave me time and space to view the flat (unlike other agents who show you around with 10 other people) they even looked after my dog while I walked round - they were helpful right through to the end of the process when they arranged access for workmen before completion. Spicer Lodge Stourbridge

Today I visited Spicer Lodge in Stourbridge to do a food tasting event from Wiltshire Farm Foods. I was greeted by Maria the lodge manager and was made to feel very welcome. I had a table set up ready for me which made my job easier. All the residents were so friendly, it was a pleasure to be there today. One thing I noticed too was how tidy the gardens were, which made it a very relaxing place to sit. All in all i really enjoyed my time with everyone there.

Terrible experience with Churchill Estates from start to finish, as a first time buyers. I felt their approach was designed to pressure us into decisions, which I personally found manipulative. Luckily, I work within the property sector so was able to navigate the situation without their tactics working. Firstly, their advertised prices were lower (advertised at £450k) than they were willing to accept, which worked to get us to view and offer but in reality, the vendor was not willing to accept 25k over asking. We settled eventually on 30k over for the offer to be accepted. Fine, we were happy to proceed. Also, annoyingly Churchill charged us a £30 per person for an ID check. I haven't to date, encountered this charge with other agents, and it wasn’t clearly explained The mortgage survey then found Japanese Knotweed in the garden, Gary then stated that himself and the vendor carried out a thorough inspection of the property and found no knotweed and it was likely Bindweed. Eventually a survey was agreed to, and knotweed was indeed identified. Despite the presence of Japanese Knotweed potentially impacting property prices by 10-20%, my suggestion of a 5% discount was strongly rejected and offer of an 1.67% (8k) discount was eventually made. We were told the vendor had higher offers, but chose to proceed with us, which surprised us given the negotiation. In the end, it didn't feel right and we decided to withdraw completely from the sale. Interestingly, after we withdrew from the sale, the property appeared to be re-listed for sale, and later advertised for rent instead. This seemed at odds with the level of interest Churchill had previously suggested. Thankfully this all happened, as it eventually led to us finding a fantastic option via another local estate agent I can highly recommend. It is a shame we had to go through this, but a useful learning curve. It’s unfortunate that some agents, in our case, Churchill Estates, use tactics that can feel manipulative, especially for first-time buyers. I want to reassure anyone reading this that I have documentation to support the claims I’ve made. I’m not angry at any individual, my aim is simply to share my experience in case it helps others in a similar situation, and perhaps contributes to improvements within the business or industry.

I have nothing but praise for Gary, Daniel and Maria. Daniel, in particular, was absolutely fantastic. He did a very good job selling my property and found a buyer quickly (2 weeks). He was professional and considerate especially when I experienced a couple of hiccups along the way. His communication was excellent, and he kept me updated regularly during the whole process. Gary and his team are efficient, helpful and knowledgeable. Highly recommend.
