Money for Nothing

Based on my own recent experience, I would strongly suggest avoiding Nested. They did very little and charged a lot for it.I had a long history with a founding partner in the business, having made contact back in 2018 before cladding issues and then Covid put everything on hold. Once we were free to move again in 2022, Nested were the only agent I went to, having remained in contact with the partner throughout. The initial valuations were extremely optimistic but we ended-up agreeing a sale price that was a little below market value. This was perhaps a foreshadowing of what was to come and was indeed pretty much the last constructive interaction we had with Nested, through what turned out to be an extremely long and difficult sale.Our buyer was actually far from sold on the property following his interaction with Nested and ended up knocking my door to ask for subsequent viewings. In his words, he would have walked away without the time I invested in him.This finally made sense when I discovered the partner had left the business after agreeing the sale. However it wasn’t until after a few more months of pain, when I outright pleaded for some advice that I found this out. I did then get some half-hearted guidance from the ex-partner (basically saying drop the price further), by which time I’d already done a better deal with the buyer.By the time we did come to close, 7 months of pain later, I reviewed the contract to confirm what I owed for this lack of service. I was quite shocked to be remined that Nested promised me 5 core services for their sizeable fee, yet they had barely covered 3 of them and ignored 2 entirely. (The final “FU” was their “hand over”, which involved texting the buyer to say they had left their copy of the door key with a random newsagent, even though the building has a 24hr concierge service.)When I stated that I wasn’t happy and they hadn’t fulfilled their side of the contract, suddenly there was flurry of activity and new person appeared in my emails, as it turns out the other member of staff assigned to my sale was also now on extended leave. They did put my case forward for internal review, which concluded with a verdict that the service they provided us was just great. Utterly shameless for them to think their fee is justified, especially when our solicitor did 100x more work for 1/6 of the money.

A very smooth, supportive & successful journey in to buying a home for my parents and I.

I had been looking for a house for my parents and I for several months, the agency I was originally with were not meeting my requirements. Luckily, I came across Ryan as I was interested in a house he was selling. When I called, he actually provided me with another 2 viewings that same day so I could have a feel with what is on the market. That same day, we had 3 viewings which all met my requirements and our offer was actually accepted on our now new home, which is honestly so perfect. I had been in my old home for 18 years and wanted to downsize but with a house with a spacious living room and kitchen. Ryan gave me exactly that. His team were sooo supportive throughout the whole journey - I had no idea what I was getting myself in to but honestly there were no issues as Ryan and the team were with me and my family every step of the way. Any questions/queries I had, they were dealt with as soon as. The customer service was great but also, I really like the fact that you’re not always spoken to as just a customer, but a friend which helps a lot. Me and my family love our new home, and I would honestly recommend Ryan to anyone looking to sell / purchase. Life was made a lot easier, so thank you Ryan and the team! :)

Alan was incredible

Alan was incredible, found us the perfect buyer and found the buyer their perfect home. We explained to Alan we needed a fast sale due to a relocation opportunity with work, he kept us in the loop every step of the way and always answered the phone. We got a number of offers and were able to accept a very good offer over the home report, we were grateful as we had spent a lot of money cosmetically and the house we were selling was beautiful, Alan found the buyer who appreciated all of that as well as us being able to sell to a family the house deserves. What a genuinely good guy who is really exceptional at what he does, will be in touch with Alan for all future selling, already raved, and recommended him to friends and family. Top Class Experience- Alan Shields the real Property Boss

Alan Shields came highly recommended from family who had his help to sell their property and were overjoyed with the outcome. When I had to sell my home there was no doubt about who I was going to use and from the first phone call I was put at ease about the whole process. A Head and Shoulders Above The Rest

Andy approached me and partner when we were having difficulty with selling our property and had lost all confidence in our very relaxed eatate agents. We were unaurw how to progress and scared of having a similar experience with a different estate agent if we cancelled.It was very obvious from the outset that Andy was a true expert of his field, his knowledge, suggestions, experience and ability to keep in touch effectively set him a head and shoulders above everyone elssleHis knowledge and undertaanding of tbe market resulted in acceptance if a verbal offer within 5 days. Professional service

We would recommend considering utilising Nested as the service received as second to none. Alan Shields was professional and knowledgeable; he was proactive in facilitating the progression of our house purchase. We’ve been in the process of buying/selling a home for the past six months now and therefore have experience to compare Alan’s service to. Bear in mind, Alan was the agent for the seller and we were impressed by his attention to detail and transparency, where ultimately his duty lies with his client. I recently purchased my first home from Nested, and I couldn’t be more pleased with the service I received. From start to finish, the process was smooth, professional, and stress-free.What stood out the most was their exceptional communication. Michael was always available to answer my questions, provide updates, offer advice and guided me through every step of the way. Moreover, their friendly and approachable nature made the whole experience enjoyable. It’s rare to find an estate agent who combines professionalism with a genuine passion for their work, but Michael did just that. In an industry where very few high street outfits do anything at all to justify their fees Alan went over and above at every stage to maximise the return and keep me informed of proceedings no matter the time of day. I've made a mistake..

I've made a mistake signing up with Nested.I've been sold by the sales person and that they will sell it very quick and on a good price. Photography was low quality, during 6 months of advertising, out of the supposedly bi-weekly calls probably 3-4 happened, the rest they forgot to call or cancelled before. When called, they only asked about how the other agents are doing and never about how Nested should try to sell better. When I asked what is their plan to improve, they said lets just drop the price further. Viewings were booked in without having a mortgage in principle from the viewer. 4 viewings in 6 months.The property went under offer with a local agent with asking price.Also I strongly suggest you to ask for the buyer service to be removed or get it for free. Not worth the price and they will just send you the info of the property you choose that is publicly available and suggest you to make an offer of asking price of the property you looking for. Our solicitors advised it is a ridiculous thing to charge for this service, with unrealistic advise given, just in order to secure their 0.25% for this service. They also invoiced for this fee before selling the property, even though their contract clearly states that any fee due AFTER the completion.

We had listed our flat with two high Street agent but didn't really like the way things were handled so we stated looking for options and we so glad that we came across Nested, they are absolutely amazing to say the least! Jane who promptly paid us visit and had a detailed discussion about the pricing we should look at and strategies we can use if we not getting any traction. All this through discussion and her understanding of the market really impressed us and we decided to list with them. The photos and virtual tour were promptly arranged with our fault going online within days of first conversation. For someone who is pretty tech savvy, we found rhe dashboard pretty awesome, showing you updates of work done by the team like calling buyers database, inquiries, viewing scheduled, viewing feedback, offer status etc.Ashley, who handled all the viewing was very prompt always and kept us updated afterwards. The team was always very honest in terms of the feedback we received or pricing and help is set realistic expectations in terms of timelines or prices.We also used their buying agent services which was one of the most helpful decisions ever specially considering stamp duty holiday buying rush! Emily in particular was really really amazing, super helpful, patient, through in her work, throughout our stressful journey of finding the house. She always helped us understand the details and guided us through the whole process till completion. A long process, but with great support

We used Nested to list and sell our flat. It ended up taking us over a year to sell, in large part due to repeated lockdowns in the UK and the fact that our small 1BR flat in east London without a garden was suddenly not all that desirable in a pandemic. Throughout the process, Nested was a pleasure to deal with - they helped us create a great listing, and then did everything within their power to keep the process moving forward in spite of what seemed like every setback possible. In the end, they spent so much time helping us that I wonder if they even made money. I would happily recommend them to anyone looking to list a home.

Highly recommended!

Having had a pretty dire experience with a previous high street agent, we came to Nested somewhat tired of the whole process and sceptical as to whether they would be able to offer anything different. Any concerns were quickly disspelled - they were a breath of fresh air throughout the process. Between them, Leah, Emily and Harry managed expertly to navigate us through the most convoluted of chains, and to remain in good spirits throughout. The fact the sale ultimately proceeded was in no small part down to Leah's tenacity and willingness to put pressure on the other parties to the transaction (politely!), and Emily was a huge help when it came to the negotiation strategy and deal progression. She was not afraid to tell us when there were points she considered we should drop, and we had a lot of trust in her judgment. Harry was professional and responsive throughout, and his emphasis was always on quality buyers rather than numbers through the door. This transaction was not at all straightforward, and the Nested team coped with the complexities (and personalities) involved admirably.

We’ve been very impressed by Nested.We were initially going to go for a traditional estate agent to sell our flat but so glad we didn’t! Our selling, buying, and the process until completion had been a rickety ride, but we wouldn’t have made it to the end if not for our team at Nested.Sam, our sales agent helped us sell our flat quickly! So quick that we were shocked and it helped us being able to put an offer on our next house simultaneously. He helped to present our flat as a desirable, hot property and we received offers over our asking price. We got so much help from Emily, our buying agent. We believe that we wouldn’t have gotten an offer in without her help. She is a tactful negotiator and lovely to chat to. She gave us lots of insight on what to watch out for, and how to formulate the offers to catch the attention of the sellers. Our progression agent is Daniel, and he helped push along the whole chain process and chased people actively. Again, we believe we wouldn’t have managed to exchanged on the day we planned with all of the complexity of the chain. We saw stark contrast with other estate agents that have been unhelpful or dishonest and Daniel had been incredible. We can’t recommend Nested’s service enough and would use them again if it ever came to it. The house purchasing process is a stressful one so you need all the support you can get!
