I can’t praise Javaid and the service from team Bhoday enough. I had a really tricky transaction that featured almost everything you could possibly think of - from failure to procure offers by a previous estate agent, buyer pulling out, tricky co-owner issues … the list goes on. But Javaid was there as a solid anchor to keep the chain together with his years of knowledge and market expertise. The experience was so personal and tailored - I switched from a bigger estate agent who, after four months, failed to get any offers. Javaid saw my property and knew exactly how to go market. Within four weeks, Javaid had interest from two buyers and an offer on the table. Sadly the initial buyer pulled out a few months into the process and then Javaid procured another offer within a few weeks, again! Javaid was courteous, professional, responsive and gave encouraging advice. He was open and transparent and I never once got that “estate agent” feeling from him. It was Javaid that I dealt with from start to finish. Having a consistent single point of contact that I could reach out to whenever I needed made me feel like a valued client. I’d definitely recommend Bhoday and if I ever move again, Javaid is the first person I’m calling!!

Several months ago I made an offer for a property through Javaid Ahmed at Bhoday Agents. This represented a very unfortunate series of events, his actions were deceitful and misrepresentative. The first interactions were very positive, Javaid was very charming and proficient in his occupational capacity, he is a good negotiator; he extracted a higher offer above the listing price. In the earlier stages, Javaid informed me that some issues had occurred with the vendor’s existing mortgage provider, but they had since been resolved. I was expected to have a firm mortgage offer but the other party was not expected to adhere to the same standards. Javaid would explain that he was liaising with the agent for the seller, it later transpired that he was acting as agents for both transactions. We proceeded with conveyancing and searches on the false pretence that the pivotal lending component of the transaction was fully finalised, this was at considerable expense. As time elapsed, I queried why it was taking so long and I was then informed that the vendors mortgage provider was refusing to transport their mortgage despite having previously been informed that the issue was resolved. Javaid assured me that the transaction would not fall through as they were in contact with other lenders as a contingency measure. I was then informed the following day that the vendors had pulled out of the sale and that he had been trying to find them alternative property for some time in order to try and salvage the property sale whist he had been informing me that everything was proceeding smoothly. I can’t speak for other individuals at Bhoday Estate Agents who appear to have excellent reviews. Please be very cautious in dealing with Javaid Ahmed in the interests of your time, financial circumstances and state of mind.

We recently sold our house with Bhoday Estates and can not recommend them highly enough. Victoria handled our sale and was always available, professional and diligent throughout. We ummed and ahhed about using a boutique agency over a high street player but decided to go for it based on other reviews as well as the approach to our valuation. It was clear Justin and Victoria really understood the market and that was important to us when selling during a period of mortgage uncertainty. The photos and marketing materials were top class and Victoria handled all the viewings with no fuss whatsoever. The best bit about the process was the communication, Victoria was available on WhatsApp which worked perfectly for us with a young family, equally she was only ever a phone call away. I would definitely recommend Bhoday Estates if you’re looking for a personable service, a transparent and hardworking agent and ultimately someone who can get the job done!

We had a very good experience buying a property Justin was selling. He was very helpful during the sales process pointing out what can be done from a planning POV, putting us in touch with builders and most importantly being very helpful in giving us access to the property to let the numerous surveyors, buildings / trades people inspect the property to give us quotes. He also is a very genuine and decent person (a view echoed by our new neighbour who equally had very positive things to say about Justin). A much better, more helpful and friendly experience than what I suspect you would get from a high street estate agent.

Amazingly helpful, knowledgeable, professional and friendly. We live aboard and due to economic circumstance we were forced sell our house in London. After what can only been described as a very painful experience with another estate agent, we were referred to Victoria and Justin via recommendation on Facebook groups. We had an introductory conversation and were very impressed on how well they both knew the market, economic outlook and shared their thoughts on what we could achieve as well as how they would achieve it. They weren't pushy as we took a day or so to think through our option and in the end, after managing to get out of our contract with our original estate agent, we decided to go with Victoria and Justin. We could not be happier with that decision and grate for their efforts. Our time difference makes communication in UK working hours quite difficult for us but Victoria and Justin were always flexible and responsive. After promptly arranging photos and marketing materials, they had two well matched families shown around the home the first weekend. That next week we received an asking price offer, which was exactly what all the data was telling us we would achieve within the current market. Throughout the rest of the process, which was complicated by us having tenants in the house they continued to advised and guide us. They went above and beyond and we cannot recommend them highly enough. If you need a trustworthy, reliable, experience and friendly estate agent look no further than Victoria and Justin.

Victoria and Justin were amazing. They spent so much time over a week or so intensive period helping us find the perfect place for us. They were diligent, prompt, pleasant and shrewd all at once. We could not have asked for a better group in terms of finding a property. Then the fun really started as it was a complicated purchase of a vehicle that held the property -- it took approximately 9 months to complete. They stayed on the selling agent and our own lawyers and pushed them until the very end to get to the outcome we wanted. We feel very fortunate that we came across Justin and Victoria and had the opportunity to work with them.

I can highly recommend Bhoday Estates for a personal, smooth and professional house sale service. You get a real live human experience with someone always available on the phone and mainly Justin or Victoria ( the owners) themselves and always a call back same day. They know south west z London like the back of their hands and are a long established estate agent. Excellent communication between buyer and seller and importantly very good sales photos - the photographer really did my house justice showing the property at its very best.
