Professional and seem less from begging to end
As a seasoned property buyer I have absolutely no hesitation in recommending Berkeley Homes as the most outstanding building company I have ever dealt with. Now as a resident my initial impression of the company has been maintained in every respect.I would have absolutely no hesitation in recommending any prospective buyer or investor to Berkeley Homes.

Issue with hot water , Issue with car park entrance , rude security personnel, security are just like mannequins. That's what made me buy the property but not upto standard. Planning to leave soon. So do your intence research before purchasing . Speak to residents don't just take my word for it , 70% will say the same.

My new Berkeley home experience
I have just bought a new build from Berkeley and on the whole the experience has been okay. I initially had some issues when I reserved the plot but this was due to one member of staff not Berkeley Group in general, but it has soured the whole experience. I was kept informed as to how the build was going throughout which was good. The build itself was rushed at the end, (as I believe they are prone to be), but as I wasn't in a major rush to get in I would have preferred a little more time and care taken on the decoration inside. On completion there was a lovely welcome pack which was a very nice touch. My snagging list is fairly extensive but most are minor decoration issues due to it being rushed at the end, but these are booked in to be sorted. So in general my experience has had ups and downs. I'm not sure I would buy another new build but if I did I would probably choose a Berkeley home again as you get a lot more as standard than a lot of their competitors.

No honesty or integrity, poor client service
Hired Berkely group to deal with a purchase. Before paying a deposit I asked them multiple times if the solicitors they were referring me to was accredited to Governments's help to buy (HtB) scheme, they confirmed they were. The solicitors who they referred me to maintained they were accredited and even provided me the name of the person who was accredit. After several months it turns out they were lying and that person has never even sought accreditation, which meant that I could not use them as solicitor to be eligible for a HtB purchase. This significantly slowed down my purchase.After changing solicitors, Berkely are still refusing to refund me for work they carried out/initial deposit, even though they gave me misinformation, so I'm left out of pocket. Awful client service, takes weeks to respond, no accountability. They are very cheap but you get what you pay for I guess.

Professional and excellent staff, great facilities
All the staff without exception were friendly and professional, from Avril and Nam in the marketing suite, to Raza in legal and Shaan in customer service. Very responsive to queries, making our purchase very smooth. So far delighted with facilities and build quality and very much looking forward to moving in.

Very Professional!
From the time we decided to buy the apartment (under construction then), Berkeley has provided excellent service to us. We were regularly given updates on the progress of the construction. Natalie our CSM was super responsive and answered our questions in a promptly manner. She also arranged a visit for us to look at the apartment when it was safe for us to do so. The quality of the apartment is excellent too! It was such a great experience for us!

Recently purchased at the green quarter…
Recently purchased at the green quarter and the Berkeley home buying experience was exceptional from start to finish. Especially the customer relations team who did a great job given difficultys with covid and delays keeping proactively me informed. Flat has practically no snagging issues and the small issues or nitpicks where sorted immediately or next day. Only reason it's not 5 starts is the partnership with firtport they really need to find a better management agency partnership on the flats vs default as there issues reflect poorly on the Berkeley brand even if they are separate companies. Makes me hesitate recommend anyone buying a property if first port are managing agents.

Noisy tenants
I live in a 2 bedroom end terrace house built in 2016 by Berkeley, I’m at a wits end because our neighbour who are tenants have kitchen cupboards on the other side of our internal wall , you can hear everything through it I’m starting to believe there is nothing between we’re other neighbours never have a problem can I find out if there’s anyway this can be investigated as there’s something wrong thank you

Berkeley customer service are an absolute joke. I had a slug infestation in my flat and they refused to do anything about it and would not allow me to escalate the issue. Very concerning. However the staff at concierge are always very kind and accommodating.

Not too many questions/just right

Poor quality of brand new buildings
As it's been already said, it looks great on the outside but I'm afraid the property's quality is really poor. I have been living in a flat built by Berkeley in North London since 2019 and have been facing many issues along the way. Here are some of them: 1. garage flooding due to light rain 2. falty entrance door lock 3. popping noisy floor 4. leaky wall paint over the kitchen sink 5. leaky paint on cabinets right under the kitchen sink 5. wall dampness and mold (reported by neighbour) 6. intercom and IP guard (reported by neighbour) 8. lack of hot water (and hence heating) multiple times.

Looks great on the outside but cut corners on quality
New development of houses, looks great from the outside. However, we felt that Berkley have compromised on quality of the work and have cut corners to save money their end, very thin walls in the house with no sound proofing. Still ongoing snagging issues; no drainage in the garden resulting in a boggy marsh and awful roofing with rubble falling into the inner membrane. Slow at responding to these areas of concern with no plan from there side yet of how they will address these problems.

Woolwich Arsenal
Living in a property South of London, Woolwich Arsenal. Just after approximately 6 years of property being built the outer facade had to be repaired due to poorly built balconies. A brick from the 13th floor has fallen to the ground. Imagine if someone was walking past and it hit them... fortunately, no one was injured. Anyways, the solution was made to fix an extra layer of cladding covering the balconies to prevent further accidents. It took them around three months to fix the panels on the brickwork, despite it being rather slow for work done, they (or the contractors) left a huge mess afterwards. They have failed to properly clean the balconies and the outer windows were left dirty with grime and dirt from construction and scaffolding.Before buying think twice. What kind of quality building this is if the bricks starting to fall?

Fantastic Customer Service Team in Berkeley
Both Sales Management team and post-completion Customer Service team did a fantastic job to inform the progress of my house development and handle snagging items effectively. Even though there had quality issues to be fixed after completion, the Customer Service team pay a keen role to bring up my confident level to recommend Berkeley as a good choice of developer.

Berkeley took everything from me.
2 years ago I lost all my possessions to fire. Every keepsake from my past, every photo of relatives who had passed away (including my parents), every toy my young children had ever owned, everything that could ever remind me of my past.All due to what was found by the London Fire brigade to be numerous missing and faulty parts of the fire safety systems.To this day Berkeley are fighting tooth and nail to not accept liability for what the London fire brigade and an independent report conducted shortly after, have both said was their fault.We live with the wreckage that their shoddy workmanship created. Think hard about whether you’d like to risk doing the same.

I was a resident of Richmond House
I was a resident of Richmond House, Worcester Park, that burned down in 2019. The fire that started in one end of this Berkeley group built block of flats spread to the other end in about 15 minutes. An independent report confirmed that a lack of cavity barriers was the main reason for such a rapid spread of the fire. However, after more than 2 years of discussions, Berkeley group lawyers deny any responsibility on the part of their client. Such audacity to deny any responsibility. So be careful with this builder.

DO NOT BUY FROM BERKELEY
DO NOT BUY from Berkeley homes, me and my family had to stand at 1:30 in the morning watching our first family home and everything we ever owned burn to the ground, we lost our twin daughters first clothes, first pictures, keep sakes, memories, sentimental items that will never be replaced, all because Berkeley built our block of flats with no fire stop and no cavity barriers to stop the fire spreading, Berkeley do not care about their customers they build quick and in masses and sell for a maximum profit and as soon as anything bad happens they deny any liability and leave you in the mud, there is clear evidence that our property was not built correctly and that Berkeley are at fault but yet 2 years on we are stuck homeless and Berkeley continue to deny they are in the wrong, we are not the first case from Berkeley being incompetent to build correctly and we certainly will not be the last, please do not put your families through the trauma we have been and continue to go through

High quality residences.
High quality construction; different size blocks are very attractive; site beautifully laid out (trees, gardens, lawns, open spaces, main entrance); provision of all kitchen appliances most welcome; basement parking served by lifts is excellent. Visitor parking, unfortunately, is substandard (lacks flexibility, sensitivity, realism).
