TrustpilotAfter 18 days still waiting for repairs/mattress removal
I moved in on the 22nd of July, when I put down the offer (prior referencing/contract signing) I requested only 1 thing - for the mattress to be removed since I bought a new one myself, the reason for this, the mattress in the property is full of yellow stains, marks and hair, and at least 10 years old. Absolutely unusable/unhygienic.First night in, first shower after cleaning and unpacking for hours, the Shower fitting on the wall came off, and of course hurt me in the head. The bathroom floor completely flooded, the Shower Door Seal it's extremely old and full of limescale so the water comes out profusely.I sent several emails for these issues to be promptly dealt with, first email on the 26th of July, and sadly still waiting.The property manager Syed Hussain replied to my email saying he would contact a Contractor. Two weeks passed by and I never received any contact from Syed Hussain or a Contractor. Today I received a call from a Contractor, who only performs works Mon-Fri until 5pm.. I work in office until 5:30pm, and of course this Contractor doesn't work weekends. After that call that was it.Tomorrow it will be officially 19 calendar days since I moved in, and still with a dirty mattress on the balcony, still taking showers shower head in hand, and having to mop the bathroom floor every single day after showers.The service provided by Benham and Reeves it's appalling.

Recently purchased a property with the help of Thomas Grossi who was very professional and always there to help when needed. We did have some delays with exchange/completion, mainly due to the lockdown and owners living overseas, but got there at the end. Abbas Efir who dealt with the property management side for the previous owners was also very kind and helped me close off the old accounts with energy suppliers and was always prompt in replying. Overall very pleased with the service.

I rented with Benham & Reeves for nearly 5 years and it was a flawless experience. They're extremely organized and diligent, and I'd highly recommend them as an agent for anyone who's renting.I especially appreciate the services of my property manager Xiang Li, who was quick and effective at dealing with maintenance issues, communication with the landlord, and making the process of moving out of the property as smooth as possible.

Avoid at all cost. The worst estate agents. First of all took them 2 weeks to call me back just to book a viewing. Once I viewed I put a deposit down then took them another 10 days for them to turn around and say you haven’t passed referencing even tho I was paying 6 months in advance. I provided all the documentation that was requested they contacted my employer and previous landlord both giving a good reference.Benham use LetRef to do reference checks they are a complete scam.They had a better offer on property. They have refused to return my holding deposit. I will see them in court. Avoid at all cost.
Hi Rizgar, sorry to see your complaint here as after looking into this, our records show :1. You were shown the property on the 3rd2. The holding deposit forms (which are contractually binding) were discussed, read and signed by you and you paid the deposit on the 4th3. There was never any mention of you paying 6 months rent in advance4. You failed the reference process on the 8th and you were given the reasons for this. The purpose of having such in-depth referencing is to protect both tenant and landlord and the forms you signed were very clear about our rigorous pre-tenancy checks.With regards, Emily Taylor, B&R
