Unprofessional

We had a disappointing experience regarding our deposit return. It took two months of constant emails to B&R to reach a settlement (over nothing special, less than 20% of the deposit was in question). During this time B&R provided no transparency over significant delays (in spite of repeated requests), and there was no explanation for days passing without any answer to our emails.Once we did reach a settlement, we did not get our money back even after 3 weeks, as apparently no paperwork was submitted regarding this. We finally received our deposit (after 3 months from check-out) with the help of the Dispute Service, which simply enacted the already-signed agreement.

Worst agency in London

1.wanted to take a commission for renewing the lease.2. The pipe has been leaking since December 11th. No one has fixed it yet.3.Moved out from that apartment four months ago, but our deposit has not yet been returned. Now they are trying to write off more money for poor cleaning, although we paid for professional one.4. The agency made appointments to view that apartment while we lived there: several viewings during the day. Showed that flat for two weeks until the agency found clients to rent it.

Never ever rent with these people

Never ever rent with these people. The landlords they work with are untrustworthy and racist. They adjusted my tenancy agreement to state that spices couldn’t be left out once they saw my name, a condition that wasn’t on the tenancy prior to them seeing my name. They also did not meet my requirements when moving in and took a month to get upto the standard they advertised. Abel and Renata are the worst. They will try to take money off you any way they can and withold your deposit

Hi Nishat, we are very sorry to see your complaint here and would like to reassure you that the ventilation clause in your tenancy agreement applies to most rental properties that are in large apartment buildings. Regarding your deposit, you were given the check-in report when you moved in and you now have the check-out report. Therefore, you are able to see why the landlord is not willing to release your deposit as the damage - which is extensive throughout the property - goes well beyond the scope of fair wear and tear. Benham & Reeves is the greatest agency I've dealt with in London out of all of others. From the time the leasing agreement was signed until check-out, everything was really efficient and seamless. I wholeheartedly endorse Kyle since he is an excellent agent who's been exceedingly attentive. The property manager, Max, has also been very accommodating and responsive. An excellent experience overall.

Great Service

Recently purchased a property with the help of Thomas Grossi who was very professional and always there to help when needed. We did have some delays with exchange/completion, mainly due to the lockdown and owners living overseas, but got there at the end. Abbas Efir who dealt with the property management side for the previous owners was also very kind and helped me close off the old accounts with energy suppliers and was always prompt in replying. Overall very pleased with the service.

5 years renting with B&R, they're organized, quick and professional

I rented with Benham & Reeves for nearly 5 years and it was a flawless experience. They're extremely organized and diligent, and I'd highly recommend them as an agent for anyone who's renting.I especially appreciate the services of my property manager Xiang Li, who was quick and effective at dealing with maintenance issues, communication with the landlord, and making the process of moving out of the property as smooth as possible.

Avoid worst estate agents

Avoid at all cost. The worst estate agents. First of all took them 2 weeks to call me back just to book a viewing. Once I viewed I put a deposit down then took them another 10 days for them to turn around and say you haven’t passed referencing even tho I was paying 6 months in advance. I provided all the documentation that was requested they contacted my employer and previous landlord both giving a good reference.Benham use LetRef to do reference checks they are a complete scam.They had a better offer on property. They have refused to return my holding deposit. I will see them in court. Avoid at all cost.

Hi Rizgar, sorry to see your complaint here as after looking into this, our records show :1. You were shown the property on the 3rd2. The holding deposit forms (which are contractually binding) were discussed, read and signed by you and you paid the deposit on the 4th3. There was never any mention of you paying 6 months rent in advance4. You failed the reference process on the 8th and you were given the reasons for this. The purpose of having such in-depth referencing is to protect both tenant and landlord and the forms you signed were very clear about our rigorous pre-tenancy checks.With regards, Emily Taylor, B&R

Fantastic service

We were very pleased with the service from Abbas Efir and Sarah Edwards of Benham & Reeves. Sarah helped us with the handover process and found us a very good tenant. She has helped us with everything we requested. Abbas provided us with superb service and we were impressed. Both of them still continued to provide advice even after our tenant moved out which has been extremely helpful. Overall, we are very pleased with their service and professional management. We would definitely recommend Benham & Reeves for anyone looking to rent out their property.
