GoogleWell, where to start? Maybe by saying that I speak to many agents across London as I constantly look for properties to develop, so I have a pretty fair benchmark to compare Anscombes against. And it does not look good at all. Anscombes does not work for the buyer, as any agent anyway. But the issue is that it does not work for the seller either. It only works for itself. Their only aim is to get as many deals as possible and to close them as quick as possible. They don't care if they don't keep buyers in the loop and informed about bids they submit. They don't care if they don't get the best price for a property. They just want to go fast. And by the way, no need to complain, they just don't care. Any other agent in Notting Hill should be able to do a better job than Anscombes. Don't go for them

Having had numerous experiences of estate agents over more than 30 years, ranging from barely adequate to downright shocking, it gives me pleasure to say publicly that this lot are really good. Not once did I have to chase them up over anything; on the contrary, they regularly kept me informed on the state of play and weren't averse to giving my solicitors a bit of a push. Kunal Kapoor and Nick the manager were really helpful and managed to overcome a serious obstacle that arose just before completion. I would have no hesitation in having them act for me if I ever become a vendor.

GoogleAvoid at all cost! Organised scam at the end of tenancy!
During tenancy, the agency took weeks before fixing major issues such as broken windows in winter.
At the end of tenancy, the landlord claimed over 2 weeks of rent for a professional clean and minor scratches on the floor and walls that existed prior to the start of the tenancy.
Anscombe uses a one-man inventory agency company dubbed Ft2 inventories. This agency conducts a light check-in inventory report at night time and a very detailed check-out inventory report at day time. The flat was left spotless after a 280GBP professional clean yet Ft2 inventories reported the flat was not cleaned up to professional standards.
Landlord and Anscombe backed down from the claim after weeks of muscling up and proving that claim was unfounded.

GoogleI decided to rent my flat out in Notting HIll. Edward from Anscombe & Ringland was extremely helpful - he gave me some pointers on how to furnish my flat, in terms of what people who are renting are looking for and provided a realistic rental income to expect. A lot of agents say they will be able to get you a very high price and then once you are on their books will say that the rental market is not so strong and that you need to drop your price.
