GoogleGenerally terrible service from Acquire Estate Agents who managed the property I lived in for 4 years. Often solutions for problems were directly made via the landlord rather than the Estate Agents which made their functions quite obsolete.
When I moved in, they wanted to change the pre-agreed move in date with a notice of the same week.
At the end of the tenancy they attempted to claim £1,430 from our £2,700 deposit. When I rejected this they offered to 'negotiate' but we went through the adjudication process through the Tenancy Deposit Scheme and they only successfully claimed £140. They had failed to upload adequate evidence so do not take the route of negotiation and ensure the proper process is followed because it is worth it.
They also tried to claim that we hadn't returned all our sets of keys to their office. We followed their flawed moving out procedure which told us to write the address on the envelope and put the keys in. These were then stolen from the office. After we provided CCTV images, provided by the council, of us delivering the keys they still attempted to charge us for them going missing. They will go to several lenghts to keep as much money as possible even when hard evidence is presented to them.
To all tenants, please espeically vigilant when documenting your interactions with them as when we moved into the property they had lost a key card that allowed us to get our keys replaced. We had to pay out of our own pocket to get the lock and keys replaced.
Get everything in writing and do not trust that they will honour what is said in person or over the phone.
In the entire time I was their tenant they visited the property once to do a re-evaluation to justify rent increases.
Generally, avoid going through this company for all your renting experiences.

GoogleTotally unprofessional. We organized a viewing and subsequently received the official e-mail from your official address where you congratulated yourself with us on being chosen for that room. We immediately got in touch with the "director of the agency" - which by the way is also very rude and unprofessional - that PERSONALLY told us on the phone and later via email from his personal address with his personal signature that we were the ones chosen and that we could have moved in also the next day, we just had to pay the £ 1,200 deposit via bank transfer. We did it the same evening as soon as we got back from work and no one contacted us. The next day, worried, we called to know if it had been received and this "director" informed us without too much courtesy that they had finally decided to give the room to another couple! One day later! He justified himself by saying that he gave them the room because they also made the transfer like us! As if this were a serious way to work, to make more people believe at the same time to have obtained a room and take the security deposit on both sides and not even inform the unfortunates who have paid the money. SHAME ON YOU! And this is their way of working! What's more, on the phone this guy promised us that he would return the money instantly but he never did. We had to run in person to the agency to tell him to return the money immediately or we would have called the police. These people play with people's money, time and patience! There is no trust, they are not HONEST and they are not PROFESSIONAL. AVOID.

GoogleI lived in this property for several years. During my tenancy there were two water leaks from the flat above which caused damage to the carpets and walls. Repairs took around 4 weeks to begin, which was longer than I expected. Communication and action was slow during to the urgency of this matter, after the second one I decided to move out. GoogleA terrible experience. The day before we were due to drive 300 miles to move in, we were told that we had to order 3 sets of wardrobes as they hadn't been able to do so. A few hours later this was changed to, we have now got the wardrobes. When we arrived to pick up keys, the woman had no idea that we were arriving. There was no inventory or checklist, zilch, zero. On arrival at the house - some of the sets of keys didn't fit, electric was off, kitchen sink was leaking, boiler didn't work, floors were covered in muddy footprints throughout, 3 rooms had unconstructed beds and wardrobes, in packaging dumped in each room. 4th room had dirty, used bedding on the bed, someone's clothes in the wardrobe & a full cat litter tray in the corner. The headboard was covered in cat fur, as was an office chair. On the floor there was used tissues, cotton buds, toenail clippings & hair. The windows were absolutely filthy, inside and out. The oven was dirty, microwave had congealed stuff in it and dishwasher was full of mouldy dishes. On top of this, the sash windows had broken locks, so could be opened from the outside. Having taken pictures of everything and sent to agent, we then spent 3 days cleaning and sorting furniture etc. Lia arrived (who really was understanding and understood how we felt)and she agreed to replace window locks & get 1 bed with stains professionally cleaned. Apparently the windows got cleaned every 6 months, this never happened. She could see from our before & after pics that we'd pretty much cleaned every inch of property. It was all very stressful and upsetting. Even the front door keys that didn't fit, we were told to find a key cutting service and get them done ourselves. It was all very stressful and we had to spend an extra night in hotel to help my daughter get the house habitable. Once done, we just wanted the window locks fixed and to put everything behind us and for my daughter to enjoy living in the house. About a week later, Aaron rang me - ah at last an apology I thought. How wrong could I be! The man was aggressive and bullying on the phone, saying that because we'd said the house was dirty, it was disrespectful to landlord. I was speechless and when I did try to speak he threatened to hang up on me and dared me to report him to the ombudsman. He was outraged that he'd have to charge £500 to landlord to fit window locks and that if we wanted them we should buy them, after all, the landlord had lived there with no problems. I told him you could buy locks on amazon for £5.50, with his response being there you go, you can fit them. I was apoplectic to say the least. At the age of 57, I have never encountered anyone as hostile, arrogant and rude as this guy. After asking him why he was being so nasty (whilst in tears) and that all I wanted after paying him several thousand pounds, was for my 18yr old daughter to be safe with a £5.50 lock on her window and that I couldn't fit them as I was 300 miles away! He did apologise at this point - I'm sorry if I came across that way. He then blamed his own employee Lia, saying she had no authority to agree to anything, and finally threw her under the bus by saying, " Lia, or should I call her Lier". Thankfully the locks were fitted by their handyman. Hopefully this gives a full picture of the kind of foundations this company works on. Toxic. To top it all, they never refunded 4 figure deposits and didn't respond to email so we referred it to the Tenancy Deposit Scheme. Thankfully we had pictures of before we moved in to balance their 'after pictures' and the adjudicator confirmed that we owed them nothing that they were trying to claim from our deposit apart from the cost of a few lightbulbs which was reasonable. We finally received our deposit eleven weeks after moving out. My daughter has since moved with a new agent and thankfully the experience has been transformative, a million times more professional, approachable, efficient and personable - the way it should be!

GoogleI’ve moved a number of times in and out of London, and can definitively say that Acquire has demonstrated the worst service I’ve received in nine years of renting.
My partner and I moved into a flat in Battersea with Acquire nearing the end of 2021, and initial communication was actually fairly good. There were some small, niggling issues, such as incorrect spelling of mine and my partner’s names on our initial contracts, but we attributed this to an honest error; clearly it was the first indication of a tumultuous two years.
Starting with a sub-standard clean of the flat upon moving in, and a lack of EICR certificate, we also noted that the mattresses were clearly several years old and stained, but we were told to “just buy a mattress topper”. Then, when we went to cook our first meal, the oven shorted the electrics in the flat. A short time later, the shelving in the kitchen cupboard collapsed. Each of these issues took multiple chaser requests by email, phone, and Acquire’s online portal. It seemed only threats of approaching an ombudsman or taking further legal action was the only method to receive a timely response.
This takes us to the end of our tenancy; first, we were asked to pay for a professional clean to the tune of £250 (despite a thorough clean by myself and my partner over the span of a weekend) - something that has been illegal to foist upon tenants for the past four years. Either Acquire didn’t know this, or worse, they were aware and were trying to illegally hoodwink us in to paying for their landlord’s obligations.
Secondly, despite our contract clearly setting out in black-and-white the terms of the return of our deposit, I was lied to on the phone via an employee who has the professionalism of an adolescent. I was told that the landlord had up to 3 months to make claims against the deposit despite our contract stating that this was to be a maximum of 10 working days. When I pointed out Acquire’s legal and contractual obligation to meet this deadline, he said “well that’s just your opinion”; I think some rudimentary reading and critical thinking training for Acquire’s employees definitely needs to be scheduled in the near future. Again, the only way to get Acquire to act upon their legal and professional obligations was to threaten the route of litigation.
The only saving grace for Acquire was one of their former employees, Kat, who actually seemed to carry a professional attitude, and apologised for the issues that we faced.
I cannot recommend highly enough that, as a tenant at least, you avoid these con artists like the plague.

It is a shame that this level of service has been decimated by our property agent who has left us with broken appliances (washing machine has been broken for several weeks and dishwasher has been broken for two months), repeat requests, and a complete apathy to helping us get problems sorted.

GoogleMyself, my partner and our friend had reached out to Acquire in regards to a property that we instantly fell in love with based on the photos itself. Tamara who was fantastic in providing us information every step of the way had helped relieve al large amount of pressure off our shoulders as moving homes can be stressful. I believe Tamara did a great job in communicating with us.
Once we had moved into the property, there were some areas of the home that needed TLC. Which we enquired about and asked if we could resolve some problems within the home that had come to light. We communicated back and forth with Vincent who very quickly replied to our emails (i would guess less then 10 minutes of sending). Vincent was brilliant in reassuring us all and made the conversation with the landlord seem so simple. For example we requested to paint and he notified us the same day, within the same hour if this was possible.
Overall I rate Acquire Agents 5 stars based on all the above and just how amazing both Vincent and Tamara have been during the process of moving homes. If you ever happen to communicate with them in finding your next home, just know you are definitely in safe hands.

GoogleWe moved in to a flat with no gas safety certificate, and the electrics hadn’t been checked in 20 years. When I asked them to fix this it took them two years of me constantly asking for the property to be made safe before they did anything. Staff belittled me over it and laughed at me. There was an electric socket directly over the gas hob, no fire/ risk assessment and the flat was full of building supplies / junk which hindered our move in.
On top of this the boiler broke on two separate occasions due to a really bad installation / age issue. So I was left without hot water for 10 weeks in total. The gas engineer said he had never seen such a bad installation of a boiler in his life.
When the electrician, gas engineer, and boiler repair man eventually came they all stated they had never seen such a mess, the property wasn’t safe and that it should have been sorted before being put on the market.
To top it all off we quickly noticed black mould/ damp at the property and asked Acquire to get this rectified. It was particularly bad in the corner of the bedroom but had been covered up by the wardrobe or we wouldn’t have moved in to the property in the first place. Our requests for this to be looked at were constantly ignored.
The boiler was installed with plastic piping which is against building/ safety regulation and despite being told it would be clean when we moved in the flat was filthy.

GoogleI would not recommend renting from or letting through this agency. We have had some absolutely awful experiences with them that have made it clear they have zero respect for the well-being of their tenants.
They've done multiple things to make our tenancy a stressful experience, including:
- Not showing up for our check in and forcing us to travel over an hour round trip to collect our keys, only then to give us the wrong keys and forcing us to travel back
- Leaving the flat in an awful state when we moved in (rubbish everywhere, stains, unusable furniture), which they were fully aware of given it was all pictured in the inventory report (they just didn't care to do anything about it)
- Being completely disorganised (asking for documents multiple times after we had already sent them - saying we hadn't send them when we had)
- Delaying the return of our deposit by a week (which was in explicit violation of our tenancy agreement) simply because they hadn't reached out to the landlord to confirm its return
For these reasons and more, I would highly suggest you stay away from this agency. It is by far the worst experience I've had with a letting agency in London (which is a very low bar)
There are plenty of other agencies out there that will respect you at the very least and care for your well-being

GoogleWorst possible letting agents in the area.
Despite paying a fee; managers lacked any common sense or initiative to address tenants questions and simply engaged in a forward of email back and forth which constantly frustrated tenants and landlords equally. Claimed there was no interest in the property for weeks, however on moving to a well-known and more organised letting agency, we have had 19 viewings and 5 competitive bids in a matter of a week. Often their tone is defensive, patronising and dismissive. Do not recommend working with Acquire Letting Agents if you have a property you love and need true experts to take care of it.
In addition as of 23.07, Acquire on seeing this review have shared an email from their "legal team" asking for this review to be removed. To reiterate, this is our OWN opinion of their services we paid for and are ENTITLED to this, without fear of legal threats.
