We recently sold our leasehold flat through Able Estates, and we couldn't have been more pleased with their services. After a terrible experience with one of the big chain estate agents in the area, we were apprehensive about relisting. Peter and the team put any worries we had to rest. They were highly professional and efficient throughout the entire process, and they kept us informed every step of the way. What impressed us was how Peter handled issues that arose when potential buyers discovered building issues within our council-managed block. After that, our sale became significantly more complicated and took much longer than anticipated. When we eventually found a new buyer, Peter negotiated a fair price for our flat, despite the building issues outside our control. We sold a concrete house in south Thamesmead through Able Estates. We were initially going to go with a bigger chain estate agent but their correspondence with us showed a lack of joined up thinking and made it seem like we would encounter needless delays. Able were friendly and professional throughout the process and we were ultimately really glad that we changed our decision. We were given a realistic sale price to work with and did achieve that price in the end. There were some road bumps along the way as buyers pulled out twice but Able were fantastic at quickly relisting and arranging further viewings for us. They brought a good number of people to view with little delay and kept disruption to use to a minimum. Their marketing was good with a comprehensive video, and they were open to making adjustments to the sales description when we asked. They have a good number of interested parties they were able to contact quickly each time the property came up and they kept us well informed throughout. All the staff worked well together, passing messages between themselves, and always coming back to us promptly when we needed something. I thoroughly recommend their service to anyone in their catchment area needing an estate agent.

Kevin was always the calming factor throughout a stressful situation and was always my go to person, he was the best. We just bought our first house in Abbey Wood through Able Estates. The whole team, but particularly Ian, made the entire process so much easier than it would have been otherwise. Ian made sure we were kept up to date throughout the entire sale, from putting in our offer to the very end - including helping both us and the seller's push through any delays in the conveyancing. When the Royal Mail strikes delayed exchange and nearly scuppered us being able to move in in good time before Christmas, Ian drove a copy of the contract to the conveyancers over an hour away and hand-delivered it to make sure that everything went ahead smoothly! The entire team really went above and beyond and we can't wait to move in this week and have Ian and the Able Estates team as our neighbours!

I purchased my first home from them and was looked after by Sue and Maria. When you are new to the process it can be very stressful and overwhelming. However, Sue and Maria made everything super easier to understand, they even went as far as reminding me about the basics of registering with the council and signing up with suppliers for water, gas and electricity. As a first time home owner, these things might slip your mind, so I was grateful for that. They are quick to reply to your emails, they will make time to speak to you on the phone, so you will never feel alone or confused about anything in the process. On completion day, we were greeted with warm smiles and congratulations from everyone in the sales office. I forgot to get the names of the other two gentlemen present, but we felt right at home as if we have been friends for ages. We were presented with a gift box that included discount vouchers for typical home furnishings, and a few snacks and home essentials. I think this was a wonderful surprise and gave me goosebumps. I could not stop smiling. I would fully recommend going to this team, and checking out their portfolio. You will not be disappointed. I know I wasn't. For this I give them 5/5 stars.
