I've just sold my property with Edwards and Co, having bought the same property off them 6 years ago.
What a brilliant service! I couldn't recommend them enough. As a team, they've got sound knowledge of properties and any complexities within Rhiwbina. They are always approachable, readily available and were so helpful and supportive, in one of the most stressful points in your life. Anthony was brilliant, he came and gave a very good valuation, Jo made plenty of time to undertake quality viewings and provided good feedback, Simon came out to take photos and draft up a really good brochure, and Georgia (sales progressor) was absolutely fantastic, and an absolute asset to Edwards. The whole team took time to listen and understand my circumstances, and work within those parameters (What more could you ask for). Having dealt with the likes of Darlows, Peter Alan etc. previously whilst house hunting, I would highly recommend Edwards and would definitely use them again. I used their 'Off Market' service, which was brilliant. My property sold within 14 days, for Asking price, without even going onto Rightmove! We're lucky to have this estate agents in our area. Again, I can't thank Georgia enough for all of her help and support and putting my mind at ease throughout the stressy aspects of the sale. Began the process mid September and completed early January. Thank you so much to the whole team!

GoogleA friend coming from London was looking to find 12 months' rented accommodation in Cardiff - and as I was close-ish to the ground, I got the gig! I registered my interest with several agents, all of which were quick off the mark in coming back to me - but Edwards were easily the best in terms of coming up with a shortlist of properties that matched what was wanted.
Having whittled that down, they arranged several viewings at very short notice, met my friend and I off the train and gave us a tour of the properties. My friend found what she wanted, and Edwards then went the extra mile and more to sort out the paperwork quickly and a couple of minor issues with the landlord. TBH, I couldn't fault anything - it all happened like clockwork, no hidden charges or costs, and when a couple of issues have cropped up since, they've sorted them out really quickly. Relief all round - it could have been the end of a friendship! Top marks.

GoogleI can thoroughly recommend Edwards & Co as a competent, professional and friendly estate agent. Edwards diligently handled the sale of my late aunt’s property despite the fact that they had to liaise with me residing in Germany, and despite the fact that the sale process was interrupted due to the death of my aunt and thereby a significant probate period entailed. The staff at Edwards were calm and level headed even though I was frustrated by the administrative vacuum we had to deal with. Amy and Cleo did a grand job with the marketing of the property and achieving a very satisfactory sale price. I particularly liked the service known as “Progression” where, after the offer was accepted, another colleague Georgia headed up a team handling all the mechanics of the sale to ensure that all the detailed steps were carried out leading up to completion, such as inventorying all the fittings included in the sale price and ensuring final meter readings. Edwards was also able to assist me with solicitors and house clearance experts. Georgia and her Progression team fielded every question and concern I had along the way with courtesy and good grace, even liaising with the solicitors for the latest legal status. Good job Edwards & Co.

GoogleHighly unusual practice. We've tried to book to view a couple of properties with the agent. We were asked to provide a copy of mortgage in principle on the top of other information, which we did provide. Following which we were asked, in a separate email, for confirmation of funds. All of that even before we saw any property! We've dealt with most of estate agents on the market and none of them ask you for all of these. It's not a legal requirement to ask for these before you actually put an offer on a property. Their argument is that they try to verify viewers have enough funds to buy the property. And they claim it is a common practice on the market. It is not! We are viewing properties with most of local agents and we've been on property market for a while ourselves. I think it's catfishing for information which puts buyers in a great disadvantage. They know about your funds even before you put an offer on the property. As a buyer I would steer away!

Our job as estates agents is first & foremost to sell a property for our vendors. In most cases this will be their most valuable asset & in a lot of cases their family home.
In the very busy sales market we are currently experiencing with very large numbers of viewing requests & offers it is now more important than ever for us to ensure the viability of persecutive purchasers before viewings take place.
You are correct in suggesting that it is not a legal requirement to provide proof of funding before viewings and that is definitely not a statement you would have received from Edwards & Co, it may well also be the case that it is not something that other agents have asked you for prior to viewings. BUT it is the practice for Edwards & Co as we not only have a duty of care to our vendors but as trusted, experienced & proven estate agents acknowledge that if you are looking to purchase a property the information we request is far within proportion for the scale of such a potential purchase.
Please be assured that your accusation of “catfishing” is one that we fully disagree with & as in your own above review is demonstrated as incorrect as you have said we ask for proof of funding for the full amount & no more, I.e putting the buyer at no disadvantage as if these funds are not in place we would suggest for both avoidance of time wasting for both the vendor & yourself you should not be viewing said property.
I hope this clears the matter for you but if you would like to discuss in more detail I would be delighted to speak with you further.
