Our apartment in West Yorkshire has been managed by Homesmart for the last 10 years and they have been absolutely amazing. Any tenant issues were resolved quickly and the apartment was checked regularly for any repairs needed. As we don't live in the UK, Homesmart even organised furniture that was needed and were there for deliveries - at times putting flat pack furniture together. We could not have let our apartment without them. We recently sold the apartment and again Homesmart managed the whole process and made sure our solicitors were in regular contact with the buyer and their solicitors. Therefore I can't praise them enough and would highly recommend them for any property management and sales!

Sold our house and bought another house through Homesmart. A first class service from start to finish. Excellent communication, very honest and approachable. Would highly recommend Homesmart to anyone else looking to buy or sell. Only had 1 other experience with an estate agents and they didnt come close to Homesmart. The team were very helpful throughout and Jess particularly went above and beyond to make sure the service we received was second to none. Thank you to all the team and particularly Jess.

What an absolute pleasure to deal with such a professional Estate Agent. We recently sold our house with the help of Jess who completely exceeded our expectations of what we thought our experience would be like (based on previous dealings with other Estate Agencies). Jess was extremely positive and proactive and we received constant updates which I believe led to a quick sale. Plus, their fee is very competitive. I would highly recommend and will definately use again.

Julie and her team in Heckmondwike could not have been more helpful. Nothing was too much trouble for them. Very professional but also very friendly and helpful. They really did make the sale of the house so much easier.

Very disappointed with having £160 taken out of our bond. We had the same experience as another review where we had to deep clean the flat when we moved in and when leaving were given a quote for cleaning. Also being charged for painting a tiny area where the wall had been filled due to us having a mirror up. Only one tiny area would need covering. Cheap paint that wipes off is used also which would need repainting anyway which is surley the landlords responsibility. We had to repaint the bathroom due to the poor paint quality. I've glad I've now got my own home and won't be getting ripped off from estate agents looking to rip off tennants. Also just to add we were sent the email last thing on a Friday and were expected to respond in literally 10 minute's before to our decision as to whether we were happy. Despite saying we weren't happy nothing was done.

Agent replied

Dear Emma, its a shame you have not been in touch with me only your partner and he was agreeable to the decision having been given the opportunity to return. I've had a good relationship with him so this is a bit of a surprise. I did explain in detail the walls need to be painted if you are to hang things on them and leave marks but you decided not to. That is not our fault. Also, it is your responsibility to clean the property which unfortunately it wasn't clean.

Rang the company today to book a viewing on a property. The woman on the other end sounded tired and almost bored while going through the process with me, and she asked if we had any pets, and we have some caged rats. The property listing on their site says "Pets negotiable on case by case basis but no dogs (unless guide dog)" but we were told that the landlord was adamant about their being no pets. After pointing out what the listing says, her response was an even more tired "mhm" shortly followed by "bye" before hanging up the phone. The whole experience felt extremely unprofessional and left me with a bad taste in my mouth.

Alex · 13 May 2021

Agent replied

Dear Alex, yes I have been informed by rightmove that you have complained about the advert. it clearly states pet are on a `case by case basis' to allow for certain people that need pets for support or their disablement. The current law does not say pets have to be accepted. I quickly gave you the answer as someone had already asked about this same scenario. I do hope you find a landlord that will accept your situation and apologies if the reception you received was not our best.

From my initial meeting with Siobhan to the conclusion of my house sale I received a five start service. All staff are friendly and very professional. My house valuation was accurate and achieved. Siobhan was very efficient and kept the process moving with an enthusiastic, helpful manner. The sale fee was very competitive and I received value for money. I would recommend Homesmart for your next house move.

The only bad letting agents I've dealt with, actually. Their professionals couldn't fix a leak I had in bathroom for a few months. Or water ingress I had in living room for the same amount of time. Julie told me it was my fault because at the time she came in, bathroom extractor fan was switched off. I left the keys in the property when I moved out and they claimed I didn't. They lied that they don't have a copy of the key and tried to charge me for getting access inside and fitting a new lock. They also tried to charge me twice for cleaning. Luckily I took photos, what I advise you to do if you ever deal with these cons and The DPS took my side.

Patryk · 2 March 2019

Agent replied

Dear Sir, I am surprised that you have made a complaint now after leaving in 2015, that said, I will address your points. We are not responsible for he outside of a flat building. This is the building manager. Yes you had water ingress into a top floor flat of a grade II listed building which was addressed by the building managers. You mention a bathroom plumbing problem, yes there was one which was addressed. Do you recall when you called me in a panic on Christmas Eve as your hob had broken. We got someone out that day so that you could cook . If we were such bad agents it took you five years to make that decision as that was the length of time you were with us. We were awarded £280 from the deposit service based on our evidence of the condition of the flat when you left. It is not an easy process to obtain any bond from the deposit service. . I am very disappointed that you decide now and without prior consultation with us to air your views.

Very disappointing letting agent we received the apartment after being shown around by the maintenance man as they could not be bothered to turn up for the viewing. Then had to clean it as the oven and fridge were filthy, there were mucky trays which we had to throw out, dirt on the floor and walls so we had to give the place a good clean on arrival (not expected when you move in somewhere). Then the men came to do a repair on the broken taps in the bath, leaving glue on the floor inside and outside of the bathroom which I had to scrape off with a paper scraper. We were asked to show people around the apartment before we left when we were obviously busy sorting our move.(do your own job) Even though they had a full week the flat would be empty after we left which we still paid rent for. We were told we would get a refund for the final week which never happened. Before leaving we spent a pointless weekend cleaning the place. It was in a hell of a lot cleaner condition than when we got it, and they had the cheek to take £90 out of our bond for a light clean. I’ve never heard of a cleaner costing £90 to do a bit of dusting. As we had already vaccumer and cleaned the kitchen and bathroom... The process to actually get the bond back was a 4 week nightmare - they asked us for meter readings which we were not able to access. We finally got hold of these and other copies of bills they asked for. They told us these weren’t good enough and needed final copies. They then told us they couldn’t open the emails we were sending multiple times the emails we received were quite rude at times I would definetley not recommend this company. Or just let them keep the bond as the time you will spend trying to get it back wouldn’t be worth it.

Joe · 2 March 2019

Agent replied

Dear Joe, I object to your untruthful review. Firstly, the flat was professionally cleaned before you moved in. You had the opportunity to raise any concerns within a Week of the move in as it states in your inventory but you didn’t raise any points. Secondly , according to the contract you signed during the final month you have to allow viewings. When we spoke to you about it you were aminable to this but if you recall it was us that suggested waiting until you were more ready as you had things in boxes. Yes bond return can take a while if you vacate with cleaning etc to do & to obtain final bills but it was not 4 weeks as you claimed. Finally, you had recourse to object to any bond deduction we put forward but you didn’t object. To complain about untruths and in this way is wholy wrong.

AVOID AT ALL COSTS! Unless you like stress, drama and bad attitudes! From beginning to end this company have been unprofessional. From an unclean property with nonfunctional facilities that hadn't been checked prior to my move in...to a grave lack of customer service. I even had to get a hotel stay due to their lack of planning! Nathan, the guy who works there answers the phone like he is at home with his mates and you're bothering him! The owner is ignorant.. to the point where she ignores your emails and also complaints about staff attitudes. Is it any wonder the staff have this disgusting attitude when they are lead by such a poor example? It was a joyous occasion getting out of my tenancy with these idiots. If you like good customer service... go else where. They have no idea what a good customer experience is! 0 STARS FROM ME!

I've rented quite a few properties in my time and had some ok and some not ok experiences. This place has by far been the worst letting / property management business I've ever dealt with. From the very start of the process to the very end they have been nothing but hardwork and unprofessional. They turn up unannounced (of which I officially complained about but had no response), they are rude and actually bad at their job. We were dealing with Julie the company owner throughout and endured a headache after every encounter. I could go on all day about this so I'll leave it at that. Avoid at all costs. P.S this has nothing to do with the landlord who was the best landlord I've had.

Stephen · 2 March 2017

Agent replied

Hi Stephen, it is a shame that you didn't speak to me if you had a grievance. In the time you were in the property I don't think we met and I don't recall speaking to you as you preferred to email. As far as I understand your tenancy was a normal one and we obliged with releasing you from the contract early as you requested to enable you to move out sooner than contracted to and not paying the final months rent. Therefore, it is a surprise you feel this way and to give feedback via social media in this way. We have a good relationship with your landlord and will continue to. Good luck in the future.

I have a lifetimes experience of estate agents (since 1969). Mostly this has been average to poor with the odd occasion where one is impressed with an agents hard work or imaginative solution to a problem. Homesmart found a tenant for me and provided evidence of their worthiness which far exceeded what I had expected. Very impressive. I have no connection with this company, don't know any of their staff or anything beyond my dealings with them on this matter. I am using them again, which is what prompted me to make this comment. I have been supported by Homesmart for a number of years, first as a landlord and then, recently, when selling my property. We had three estate agents view and offer to sell my late fathers house although the other estate agents said they could get more for the property I had done my research and knew the real expected price for the house, no point in going with an estate agent who says they can get you an higher price if its unattainable and you only have to lower the price three months down the line. Siobhan from Homesmart had a very good knowledge of the local area and knew what she was talking about and came across as a honest professional person and her estimate was very close to what I had in mind, we entered into a contract with Homesmart and I am glad we did, we was kept inform about viewings and received feedback from the viewings, the house sold for the price I was expecting, This is the first time I have sold a property and I can say Homesmart did what they said they would do and got me the right price.
