Be wary tenants and landlords: TVG wouldn’t know a tenant fee ban if it hit them in the face. I rented with TVG Lettings from November 2020 and, for the first few years, things were fine. Jess and Georgia were our previous account managers and genuinely made renting hassle-free - fast replies, helpful support, no issues at all. Unfortunately, that changed dramatically in our final year when we were handed over to Phoebe, and the experience went downhill fast. Maintenance nightmare: In our last few weeks, we had a serious leak coming from the bathroom into our kitchen ceiling - it was soaking the electrics and damaging the ceiling itself. I reported it immediately and was told someone would come to assess the damage. No one ever showed. I chased for a week, only to be told repeatedly that someone had been “prompted” to attend. I even tried texting the plumber directly and got no response. By the weekend, with water still leaking through live electrics, I had no choice but to call the emergency number. An electrician came out but could only assess the wires (not fix the leak), so I had to call again on Monday. It took two full weeks of emails, calls, and being met with passive-aggressive replies from Phoebe before anything was resolved. Apparently, I shouldn’t have called the emergency number because it “wasn’t classed as an emergency” - even though their OWN documentation states that water leaking through the ceiling IS classed as one. And I’d argue water and electrics is a pretty dangerous mix. Early termination drama: Not long after, due to some personal circumstances (which we pointed out in our request at the very beginning), I asked to end our tenancy early. I was told this would need landlord approval, which was eventually granted. Then I was hit with “fees” to cover the cost of the landlord's potential loss, despite giving a month’s notice and being two months away from contract renewal anyway. These fees didn’t sit right with me, so I questioned them. Again, I was met with a dismissive tone and told it was all legal. It wasn’t. I took time off work to visit Citizens Advice, who confirmed the fees were illegal under the Tenant Fees Act and advised me to report them to the council, which I did. Soon after, the owner of TVG Lettings called to “resolve” the issue and told me the landlord would waive the fees as a goodwill gesture. That’s not goodwill - that’s compliance with the law. When I called them out on the fact that the fees were banned six years ago, they admitted they didn’t know. Which begs the question... how many other tenants have been wrongly charged because TVG doesn’t know the legislation they’re supposed to operate under? Final straw - the deposit: Eventually, I managed to get out of the tenancy, but not without a final sting. They still managed to claw some money back from our deposit for supposed damage. At that point, after weeks of back and forth, I was too mentally exhausted to fight it. To conclude: What started as a good experience ended in nothing but stress, legal missteps, and poor communication. If you’re a tenant or a landlord, I’d advise staying far, far away. There are plenty of other letting agents who actually understand the law, treat tenants with respect, and don’t make every request feel like a battle.

Do not get caught up with this letting agent. I've had a really unprofessional experience with them. Below is another slug in the kitchen in JUNE!? The 'lettings director' Darren, would rather look into who's responsibility it is to deal with a constant slug infestation instead of negotiating for both parties. I had a contractor rush through a simple job which then failed (after weeks of waiting whilst the problem further escalated). I had old leaky valves on the radiators which were originally declined at being switched to valves within legislation. Apparently, I should be "thanking them" for not being able to lock my back door for 24hrs when there had been a serious assault across the road a few months back. Much room for improvement needed with regard to how the lettings team 'manage' tenancies.

To warn all prospective renters! Ensure you check the inventory and record and report all imperfections, no matter how insignificant! I haven't noticed a few small speckles and scuffs, which have been added to the 'claim list', including a 3mm manufacturing discolouration on the bathroom tile. I only stayed at the place for 4 months and left it spotless, much cleaner than I found it. Despicable tactics by the agents to scoop money! To you, Darren - there was no 'debris' on the floor when I left it. This is not on me if the prospective renters walked around in dirty shoes during the viewing.

Darren and his team are diligent, consummate professionals and take great pride in their work. Evident from their reputation and personal interaction. I encountered Darren during my search for property in Liverpool and during our conversation, he recommended me an agent in Manchester for my property there which was suffering from poor management. Despite having nothing to personally gain from this recommendation, it’s paid dividends already as I’ve switched agent and his recommendation has proven excellent. This formed the trust and respect in him as a professional which has continued to increase in every interaction. I demand high standards and expect quality service, which he has consistently delivered. As such, Darren now manages two of my properties in Liverpool and has been excellent in answering my questions and making me feel like my properties matters. Never have I felt like they were overwhelmed or that my property wasn’t their #1 priority. His advice and ‘6th sense’ for scoping the right tenants is fantastic too.
