Unprofessional Amateur Standards

My family, booked time off and flew from London to view a rental property in Shotley Bridge with an appointment booked with these agents for this morning. Having arrived yesterday they phoned the agent to confirm the appointment only to be told that the agents had already accepted another client for rental and taken a deposit. Reed’s Rains didn’t communicate this to my family prior to them leaving London - indeed no effort was made to contact them - no answerphone message - nothing. As a result the family have incurred the cost of flights and accommodation in addition to the disappointment. These agents have made no offer to compensate my family and fobbed them off with a “sorry” I therefore suggest that if you are either a buyer or a seller, that you spread this experience to others as an example of Reed’s Raine’s standards in dealing with clients whether they are buyers or sellers. You may also wish to further consider whether to use them or not! Addendum Having had a response as seen here from Reed Rains, I responded giving my telephone number a week ago, and I am still waiting! It’s the same issue as the original complaint - lack of communication, no call, no answer phone message. Their consistent poor performance should be a worry to any potential customer! Be advised.

Stolen money from me

Stolen money from me. Use this firm for letting of a property and they use the tenants deposit to protect there own cost. Not mine. Deductions made from my deposit without my authority. Also done exactly the same to a friend who they also let out there property. The property was turned in to drugs factory and scumbags withheld money which they had no rights to. I will never use them again.

DO NOT GO WITH THIS COMPANY!!!I was a tenant in one of their properties and the landlord wouldn't complete any maintenance within the property leaving me with several different issues. I called multiple times and nothing was ever done since I moved in till i moved out. TENANTS RIGHTS! You don't have any with this company may aswell live on the streets. Horrible customer service, Horrible people, Take advantage of your being young. Can't even complain as its so difficult to find a complaints procedure.

Terrible property managers

I hir d reeds and rains to manage a dental property and oversee the letting. It has been a nightmare!The tenant severe the notice period whicj they missed for two months and only noticed when the rent stopped coming in. Now we are late at listing the property for rent by two months and loosing rental income..Moreover, R&R's compliance department has been chasing the tenant for defaulting even when he vacated the property after providing appropriate notice.It has been a terrible experience both for me the owner and the tenants

Discriminate against the elderly

Well it was shocking from the start and got worse quickly. Agent turned up late, didn’t know where the property was, I found the right door. Did know how much per month so that was a surprise but I did know that. Despite that I put in an offer to rent as require a place to live due to a severe fire in my apartment which my elderly mum was lucky to escape and the place was close to my flat. Going through the process the agent apologised as she put the property was available on the ad however she said it should’ve been the 29th Sept, so had to push for the 22nd as a move in date. Now it’s looking heavily unlikely as the Right to Rent doesn’t cater for what the retired and elderly have documentation wise and the agents (Aky) stick to this even though there’s exceptional circumstances as documentation was lost in the fire and homeless. In these cases this needs to be questioned and fed back to management. No wonder homelessness is on the rise. Absolutely shocking customer service all round and now we have nowhere to live because we chose the wrong place.

As soon as you’ve paid your deposit and started paying rent, you won’t get much communication from them. It is basically Impossible to get any maintenance work done - we were left with leaks, mould, lights not working, carpet ripping up, drafts and more. It takes almost a year to get someone to come and look at the problems, then nothing is done despite chasing every day. You ring and email daily but get no response.Glad to be out of there. We were once without a working boiler for over 2 weeks in December. It took me threatening legal action for them to follow some sort of protocol. Even then we were passed around different people who didn’t seem to know how to handle the problem. It gets to the point where it is just unsafe. And after all that, the landlord took the whole deposit to buy a new front door which was not like for like. The property had a lot of potential but it’s not well managed at all.

If I could review this estate agents lower I would. I initially signed for a property in 2021 with a partner - they messed us around for weeks at a time and made the moving in process as stressful as possible which lead to them finally releasing the keys after office hours despite having a moving van waiting all day. Immediately after moving in we had to make a formal complaint due to having to wait over 8 weeks for acknowledgement on maintenance issues. Not something you want straight after moving into a property? Not to mention later going 3 days without heating or hot water in the height of winter.They shut us up by offering to pay compensation of £150 for the inconvenience.However, later in the tenancy the other tenant moved out leaving me, a single young woman, living alone. The landlord, an older gentleman, turned up to the property without notice several times. On one occasion, I granted access to the property for him to review some damp problems, whereby he made multiple inappropriate comments about how my tattoos would look better without my clothes on, and that I was safe going upstairs alone with him. A few days after this, he knocked on the door at circa 7pm at night asking me to go for drinks with him.Being a woman living alone, knowing that this man is aware of this and is in a position of power, I didn't speak out until the end of the tenancy.This landlord then decided to claim over £700 of damages from myself. Luckily, we used the Zero Deposit Guarantee scheme and so they disputed this on my behalf and over £500 of this claim was rejected. Leaving me to pay just under £185 which was settled at the end of 2023.However, over a year after the end of the tenancy, Reeds Rains has just contacted me stating that I owe them £22. A reminder this was paid in 2023, the year that the tenancy ended.I would never ever recommend anybody to use this estate agents, it's a law suit waiting to happen and they clearly don't care about the safety of their tenants from landlords taking advantage of their position nor do they communicate with each other at all and prefer to harass previous tenants.

Reeds Rains at Chapel House. Worst agent in the North East

Reeds Rains at Chapel House. We recently bought a house and these people were unfortunately the acting agent. The vendor wasn't happy with them and neither were we. What a rip -off. Talk about giving the industry a bad name. Charged us £60 to carry out an I.D. check when we were stood in their office with our official documents. No, we can't take a copy, you have to pay a fee and use our app!! So we paid under duress as we wanted the property. The app simply asked us to upload the documents. As if that made any difference as opposed to them photocopying or scanning them themselves. During the next six to eight weeks of the process, we never had one single phone call from them giving us any update. When we rang them close to completing on the purchase we were told they would ring us. They didn't!! I have dealt with other agents as an investor and for private purchases. These people are pathetic and a disgrace to the industry. Don't touch them with a bargepole. Useless!!

Worst estate agent in Liverpool!!

Worst estate agent in Liverpool!!! Avoid Reeds Rains Liverpool at all cost.Unethical , poor communication, unprofessional, very stressful. Avoid avoid, avoid.I flew in from Geneva after fixing two viewings, 301, 3 Kenyon Steps, L1 and The Strand, Liverpool L2.We waited in front of the property for more than an hour on 2nd Aug for 12pm viewing. One Abdul qadir was supposed to come to show us the property.Mr Justin Barton had confirmed the viewing on mail so we booked our air tickets.He did not show up, and after frequent calling Reed Rains we were told that he visited the concierge and returned. Holy hell..!!! Such fraudulent people. There was no confirmation or communication from either Reed Rains nor Abdul Qadir.Our precious time, money, hotel bookings ,all went for a toss.Thankyou Reed Rains for your callous behaviour. The properties listed never existed I suppose. So ultimately its your loss, not mine.

Carol is rude

Carol at the Ashton under lyne branch is lazy and rude. Couldn't really be bothered when viewing a house and was looking at me like I'm poor when I actually purchased outright with no mortgage. When I called the branch to put an offer on a house she took my offer then never called me back. I chased and she rudely laughed at me down the phone saying I wasn't in a position to purchase said house (how would she know this?) so I withdrew and bought another with home estate agents.

Rent due, Is it that difficult?

Rent due, log into online portal. Says monthly. Bank transfer 12 months worth to them. Week later call from landlord, have you paid? Yes. Few minutes later, call from RR, do you want to set up another 12 months? Well first, it's gone to an automatic rolling contract, and secondly if you want to setup another 12 months then maybe it's a good idea to do it IN ADVANCE, thirdly because it's a monthly payment and you haven't sent any communication I ALREADY sent payment to you on the due date same as previous year. After last year where I had to chase myself for the rent, this year I decided to just let things sort themselves out this time round. This does however leave the question, what do reeds rains actually do for landlords/tenants? The landlord actually asked me to confirm with them that reeds rains have found the 7 grand I sent because RR probably won't do this. I'm not angry, these things happen more disappointed that this company seems to struggle with simple things. I did suggest that my landlord use another company as it's obvious that this one has issues.

Sold our flat with Reeds Rains Estate Agents Plaistow. We had exceptional service from start to finish, thanks to Nicola, Craig and Dea. Their professional photos were taken immediately after we signed up with them, all of the viewings were handled professional.Nicola from Reeds Rains Estate Agent Plaistow has been excellent. She was professional throughout. She listened and acted to suggestions as well as providing advice and support. The real unique difference to other agents is she was always available working well beyond office hours as she really puts her heart and soul into her business. Definitely recommend to anyone looking to sell their home.

I strongly advise against using this…

I strongly advise against using this property management company. My experience with them has been nothing short of dreadful. I was constantly having to chase them for updates on the tenant eviction process. As of June 20th, I was told the matter was "under investigation." However, it wasn't until July 1st that I was finally informed the tenant had vacated the property, with rent paid through May 31st. In retrospect, this means my property sat vacant for an entire month with no notification from the agent. This is an absolute disaster and a complete dereliction of their duties as the property manager.The level of incompetence, lack of communication, and failure to keep me informed in a timely manner is unacceptable. This agent has provided the worst service I have ever encountered. I would caution any landlord against entrusting this company with the management of their rental property.

Reeds Rains (Wilmslow branch) - disorganised and lacking in customer focus

I acted for a family member who had received awful service as a tenant through Reeds Rains (Wilmslow). After signing their agreement and prior to moving in, Reeds Rains allowed the Landlord to remove the sofa and armchair from the Lounge - despite the apartment being let as 'fully furnished'! Therefore the tenants purchased a leather sofa for £749. This was then donated to the landlord upon vacating the apartment. Despite this obvious gain for the landlord, Lavinia Cachon for Reeds Rains Wilmslow then found every excuse to not return the deposit. 17 weeks after the agreed Check Out report, Lavinia sent to the ex-tenants an unsubstantiated quotation from the landlord claiming £1075 in redecorating costs!Due to Lavinia's poor dealing with the landlord, the deposit was held back beyond the miserly 3 months from vacating which is the expiration of any 'protection' through mydeposits. Mydeposits then refused to raise a dispute!Only finally resolved (mostly) by a 'cry of help' to Director level.

This is an issue that has been raised with our property maintenance team, as they deal with all deposits. Regarding the furnishing, a landlord is able to remove any item before move in. From what I understand about this situation is that Lavina emailed the tenant regarding a dispute in September 2023 but didn't receive a reply till Jan 2024 meaning the tenant was out of their period to raise a dispute through mydeposits. I'm not sure why this email wasn't replied to for 5 months but this did have a contributing factor as to why your family member wasn't entitled to their deposit back. Regards,Reeds Rains

Diabolical service - Stockton/Middlesbrough

We requested an early tenancy termination with 6 months notice (to leave 2 months earlier than contracted due to buying a new build property). We have lived in the property for 7.5 years and never caused an issue. We are now less than 3 weeks away from moving and NOTHING has been done. Delays on responses from the agents for over 4-5 weeks at a time despite being chased, the house is still not up for relet online yet they are expecting us to be liable for all costs until another tenant occupies the property. The service has been nothing but abysmal. My garden is currently a hazard to both mine and my neighbours children due to a falling down fence in the garden which was reported over 4 MONTHS AGO!!! Again chased numerous times but nothing has been done. An ignition hob that hasn’t worked in the whole 7 years we’ve been here, damp in the bathroom for over a year yet the rent still went up last year given all these outstanding issues. Avoid renting from Reeds at all costs.

We're sorry you feel we have offered a service that has fallen short of what you expected. As you are aware, we had reached out to the landlord when we received your request to ask if you could break the contract. We do need to wait for consent to end a tenancy earlier than the fixed term and sometimes it can take a little while for the landlord to process what is involved and any costs they had not planned for. The maintenance team were reviewing the fence with you, your neighbour and the landlord in an attempt to determine ownership in advance of repairs being instructed. They knew what buyers they had for my home and in ten days had several offers and sold my property absolutely fantastic work I highly recommend them.
