The process of all of the paperwork and moving into the house went a lot smoother and quicker than expected with the help from C&D properties, especially receiving help from George and Jessica. Georgia was on the ball when it came to helping us getting through the process, and all of the staff working for C&D properties are so lovely to talk to and helpful with all enquiries. Unpleasant owner. Jessica was good. House had rising damp, when I raised the issue, was asked to leave. Re: Ian Murray, I have emails from you, and my experience of engaging with you was unpleasant, and which I would definitely classify as rude. I lived in that house for 6 months, and I engaged primarily with you and Jessica. And yes, I always wanted to leave your company a negative review, and finally got the time. Not sure what other companies you're referring to. I guess that is an attempt to dismiss/invalidate my opinion... based on 4 or 5 star reviews I have left for other companies? Save it, dude. The agents are unreliable and not at all favouring the tenants They are scrupulous and side with the owners greed None of this is relayed to the tenants leaving us to wonder if our problems will be ever considered Had a lot of difficulties which were more over created by the agents There was a requirement of a guarantor which I arranged but the form never reached him as the agents just stretched it past the deadline And quietly rented the property to someone else who had been lined up all along A little honesty and candid communication would have saved the trouble and pain Utterly disappointed Good day Ian I ensure that I check my sources well and do not accuse the wrong person or institute as I do know how misleading it can be. C&D PROPERTIES made our selling experience a dream. Nothing was too much trouble. Correspondance was efficient and everything ran smoothly. Admin fees are one of the cheapest around, and you definately get your monies worth. You wont find anyone better than C&D PROPERTIES. They value their customers and even when they are busy, they still find time to make sure thier clients are happy. I can NOT fault any part of our selling experience. I'm not sure what the negative reviews are about at all! I'm sure they're from some unnecessarily disgruntled first world problems sorta chaps for sure, since I had a pleasantly satisfying rental experience with C&D. These guys helped us find and move to a lovely little home on Barmouth Way in 2013. Both Jessica Bird and Ian were always super communicative, very approachable, took care of any maintenance requests almost immediately and we had no issues (or unmentioned/unfair/hidden charges from our security deposit) whatsoever. Even our move-out day and inspection was quick and easy. If back in Liverpool, I'd definitely use these guys to find our next rental home. Thanks a ton for a tension free and memorable stay in Liverpool! :)

Please do trust this guys.. they are asking lot of documentation and guarantor too. Then they will tell the guarantor is not acceptable so we can't proceed. Finally the initial holding deposit will not refund. This is kind of cheating business.

TLDR - DON'T USE THEM EVER! I was a tenant with these so called "professionals" for 2 years & 6 months with out issue. It has since become clearly apparent to myself that the only reason I had no issues with them during the term of my tenancy is because I was a completely above-board & exemplary tenant but as soon as I left them & moved to a new property they decided that it was time for a change of tone. I compare their abhorrent actions to that of a jealous ex. They can't have me now so they acted out in whatever way they possibly could in order to 'get back at me'. I'm pleased to say though that they failed & I beat them at their own game. I highly advise against any prospective tenant, or landlord for that matter, conducting business with this sub-par agency. For anyone else who is a similar situation as the one I am about to outline, don't be scared. They will threaten you until they are blue in the face. They will attempt to force you to do things you have no legal requirement to do & will attempt to strong-arm you until you crack. Do not crack. Contact the DPS (they actually are very fair & unbiased in their assessment overall from my experience). Once I had left the property they conducted a check-out inspection in order to ascertain the condition of the property compared to the start & determine whether or not I should pay any damages from my deposit to cover the cost of repairs due to my negligence. To cut a long story short & to simply outline were they breached my rights & attempted to strong-arm me this is what happened. I went to the assessment & was told to leave almost immediately as 'I did not need to be there'. As it turns out I did & that was breach 1. As they made accusations that were made after I had left & are therefore made invalid. Breach 2. They attempted to force me to pay for what would essentially amount to a full redecoration of the house (when to say that was an excessive assumption just doesn't quite do justice to the severity of the accusations) & according to the law a) they made no allowance for general wear & tear & b) that would amount to 'betterment' (i.e. they would be better off a result of claiming deductions against me). Breach 3. They told me I would not be able to get any of my deposit returned to me unless I provided evidence that I owed £0 on any of the bills associated with the house (council tax, utilities etc.). Which is a severe breach of my rights as a tenant & wholly unenforceable by any means as far as the law is concerned. That is a basic outline of what happened & I tried to reason with them but trust me they are beyond reason & their idea of coming to a resolution was to spit in my face (not literally but you get the idea). Any prospective tenants need to be especially aware of Lisa. I'm not sure how to express my thoughts about 'it' without the use of expletives but she is one savage pitbull but if you are reading this & have already found yourselves entangled in their web of lies, fear not. They can be tamed & by now I can already see her with her tail between her legs as I beat them & I am proud to say that I did. I reported to them to the DPS as they were claiming £330 from me in regards to works to the property. The DPS sided with me & they received closer to £100 which relates to a cleaning of the property. Which I was willing to agree to before the complaint as the carpets & oven did need a clean (I wasn't able to clean them myself due to personal circumstance & never disputed that they would need a clean before a new tenant could inhabit the property. Although they tried to charge me for entirely new carpets to be fitted throughout the property which still disgusts me to this day. The whole ordeal does, but victory tastes oh so sweet. You've been warned.

Been the smoothest experience arranging a new flat I've ever had. The girls we spoke to were nothing but helpful and friendly from start to finish especially when we were probably a bit annoying emailing and ringing with questions. Slight issue with electricity in the property that wasnt able to be fixed before the move in date but this wasnt the fault of the team and they were honest and kept us informed throughout and made sure we could still get the keys on the arranged date. All in all so far so good :)

I used C&D for finding a tenent. Although I had cheaper quotes I paid a little bit more to go with them, due to great first impressions and reading reviews from C&D and other agents. To start Neil visited the property, while adhering to all government guidelines in relation to PPE as a result of covid... They continued to be as professional throughout. I was regularly updated of the process and response rate was quick for any questions I had. Was mainly in contact with Jess after initial contact with Neil, who was equally efficient and professional. I liked that they were keen to do everything right by me and on behalf of perspective tenents. In short, a very positive experience.
