Poor experience

This review has taken me a while to write because the experience we had with both Winkworths and the landlords was incredibly disappointing. As tenants, we genuinely felt we were treated very poorly. We initially found a lovely property advertised through Winkworths and enquired about whether pets were allowed. Linda called almost immediately and arranged a viewing, which was great. After viewing, we felt the asking rent was too high given what was included. There was no outside storage and, unusually for a rental property, no cooker installed. When Linda called for feedback a few days later, we explained our concerns and said we didn't feel it was right for us at that price. The following day, Linda called to say the landlords really liked us and our dog and wanted to meet again to discuss our concerns and see if they could meet us somewhere in the middle. We met the landlady and discussed the rent and what was included. She was upfront that they had previously tried to sell the property and therefore were initially only looking to rent it for around a year. This was a concern as we had been completely honest that we were looking for somewhere long term and didn't want to invest money into a property only to potentially have to leave after a year. After several emails, the landlady told us, “We really want you as tenants, we like you and can see you living in the area and going to the pub for a drink together.” We therefore felt reassured and agreed to rent the property. We agreed that a shed would be installed and a range cooker provided. My partner works in the retail trade and could get the landlady a good deal on the cooker. We also agreed to initially rent for two years and then discuss the future. Everyone seemed happy with this the landlady finished our discussion by saying "I bet your landlord is gutted your leaving" We met again to discuss moving dates and measure up for made-to-measure blinds, which we were prepared to purchase ourselves. At this point, we genuinely believed everything was agreed. Fortunately, we had not yet given notice to our existing landlord. Around a week later, Linda called to say the owner had received a viewing from a potential buyer, agreed a sale and the property was no longer available to us. Had this happened a few days later, we would already have given notice and potentially been left without a home. What made matters worse was that the landlady then stopped responding to our emails, texts and calls. We simply wanted to understand what had happened and whether she wanted the made-to-measure blinds we had ordered specifically for the property. Winkworths also seemed to step away from the situation and left us to communicate directly with the landlady. We were particularly concerned to discover that the same property had been advertised for sale with Winkworths since June, while it was simultaneously being offered to us as a rental. This was never disclosed to us during the process, despite us being encouraged to commit financially to the move. After several unanswered messages and having sought legal advice, we eventually received a voicemail from the landlady's partner saying: “Stop messaging my partner, she has done nothing wrong and she is stressed. If you don't stop I will find you, so this ends now.” We found this extremely threatening, particularly as we had simply been trying to get a response regarding the blinds. Thankfully, we were able to cancel the wardrobes without losing money. The landlady eventually agreed to take the blinds and reimbursed us for them, which we appreciated. I appreciate that circumstances can change and that a landlord is entitled to sell their property. What I find difficult to accept is the way this was handled, particularly after we had been actively encouraged to commit to the property and spend money preparing for the move. Based on our experience, I would not recommend Winkworths. What started as a very positive experience ended with poor communication, considerable stress and a complete loss of confidence in the process.

We were surprised to see this, as our understanding was that we'd parted on good terms following this matter as a landlord deciding not to proceed is out of our control and we remained in contact throughtout and after the rental fell through. As background, the property was originally marketed for sale. When a sale did not proceed, it was let instead, and tenants (yourselves) were found. Some months later, a previous viewer of the property returned with an offer to purchase, which we were legally obliged to put forward, and which the sellers accepted. This meant the letting could not go ahead as planned, which we appreciate was a frustrating outcome. We remained in contact throughout and understand any funds involved were returned in full. We're sorry this experience fell short of your expectations, but we do believe we acted fairly and transparently given the circumstances at the time. This was my third agency whilst trying to sell property in New Cross and honestly it finally felt and went just as it should. Branch director Gibson was very open in clear in proposing marketing strategy which worked as intended. My agent Ozlem was very proactive, did a great job at negotiating the offer and ultimately remained very responsive and involved in the process till the very happy end. I would highly recommend this agency to anyone looking to sell/buy property in New Cross.

WARNING- Unreasonable Deposit Deductions, Changing Figures & Poor Conduct I am extremely disappointed by the way my tenancy deposit was handled by Winkworth/Zulekha Warid. The property was left in a clean, well-maintained condition, supported by photographic evidence. Despite this, I was presented with proposed deductions for matters including cleaning and simply “untangling” a blind which would have deducted a significant amount off of my deposit. The blind was not tangled, the strings were tied into a neat loop. There was no damage and no replacement required. On top of this, they tried to deduct further to replace the smoke alarm battery which is NOT a tenants right. Winkworth tried to take almost half of my deposit because of these issues? A new tenant moved into the property within a couple of days of my departure. This in itself demonstrates that the property could not have been left in any sort of unacceptable condition. What is particularly concerning is the communication from Zulekha. she emailed: “If you have had it professionally cleaned, I would ask for a refund.” This response was rude, lacked professionalism, and showed little compassion. Even more worrying, the total proposed deduction amount changed during the process. The figures were inconsistent, which raises serious concerns about transparency and how these costs were calculated. I only received the return of my deposit after formally requesting invoices and evidence for the alleged cleaning and contractor work. Once asked to substantiate the charges, the situation shifted. Attempting to charge for minor maintenance issues, presenting fluctuating deduction totals, and failing to provide immediate supporting evidence does not reflect a fair and professional estate agents. Since this incident, I have read several other reviews which complain of the same unfair treatment from Winkworth. I strongly encourage other tenants to thoroughly research their rights carefully, document the condition of the property at check-in and check-out, and request invoices for any proposed deductions. Despite this, Sadie was so helpful during my tenancy in regards to maintenance issues and I would recommend her for those who are renting.

One of the worst experiences I have had as a tenant!

One of the worst experiences I have had as a tenant. We were due to move into our flat in New Cross last August, but the move-in date was pushed back multiple times. I had already paid for a van and moving arrangements, and we spent two weeks in limbo with no clear idea of when we would actually be able to move in. When we finally got into the property, it was filthy and had clearly not been professionally cleaned. None of the requests we made before moving in had been completed. Much of the furniture was broken or in poor condition, including an unstable wardrobe and tables with vinyl peeling off. When I viewed the property, I specifically asked about mould and was told there had never been any mould in the flat. As soon as we moved in, we noticed mould and reported it immediately. It then took over six months of back and forth before anything was properly done, and the issue was only taken seriously after we contacted Lewisham Council. During this time, my flatmate became seriously ill. There were also issues with pests and a broken shower. Every serious maintenance problem seemed to take at least a month to resolve. We sent over a dozen emails asking about compensation, but this was repeatedly ignored or brushed aside. To be fair, the summer has been smoother, but overall the team at Winkworth New Cross has been reactive, unhelpful, and slow to deal with serious problems. Whether that is because of the landlord or the agency, tenants should not have to chase constantly just to live in a safe, clean, properly maintained home. I’m leaving this review so others can see what our genuine experience was before renting through them.

⭐☆☆☆☆ Very disappointing experience with Winkworth New Cross. When I moved out of my one-bedroom, unfurnished flat, I agreed to professional cleaning. I was then charged over £331.20 for cleaning a two bedroom furnished property, including wardrobes, sofas and other furniture that did not exist. The flat also had carpeted floors. I challenged the invoice, and they later corrected the property details and reduced the cleaning items to what actually applied. However, the charge remained exactly the same despite the work listed being significantly reduced. If the original invoice was incorrect and the cleaning required was less than stated, how can the exact same amount still be justified? I found this extremely concerning and would advise tenants to carefully check any charges and invoices before paying.

The independent inventory and check-in report for the tenancy records the property as a one-bedroom furnished apartment, rather than an unfurnished property as stated in your review. Following the end of the tenancy, deductions were proposed against the deposit, including cleaning. The cleaning requirements were reviewed when concerns were raised, and the description of the works was amended to ensure that it accurately reflected the property and the cleaning required. The fact that the description was corrected did not in itself mean that the contractor's overall charge for carrying out the required end-of-tenancy cleaning changed. The deposit deduction was supported by the relevant documentation and was dealt with through the deposit repayment process. Not great at check out

Crap for some tenants. We’ve had nothing but drama after attempting to break the lease. First problem was a round and round conversation to explain we were all leaving. They accepted with two months, which is the new standard, fine! Everyone was happy. Sort of.. We were told by the caller: ‘well you can’t apply/offer on new houses, you’ll get rejected, ’ - our response was okay, we won’t do that, we’ll remove our offer on another rental we viewed with them. Theirs? ‘You’ll get rejected if you apply… and so on and so forth. We withdrew the offer… the first time. However round and round and round we went. Yes we will remove the offer. But you can’t make more you’ll get rejected. Okay we will remove the offer yadda yadda. We did put in an offer, with a different agency, and we did indeed pass, with a 2 month overlap. Then it was the prechecks! Easy, you’d think! Straightforward enough, but had one director guy come, with a little lady? I have no idea who she was, she just shouted there was a cat… and he complained about how we needed to clean the oven hood. We cleaned the unit, and replaced the filter. They ordered an entire new unit. Landlords beware - that fee wasn’t necessary! New one didn’t pass the tissue test, either. Then they tried to attend on my (one of 4 tenants’) moving day. They didn’t know, they had ‘thought we had all moved out’. Pretty sure they still need permission to enter? They had ‘tried to call all of us so many times and sent multiple emails.’ To be fair, they did send one email, the day before, which no one responded to/gave permission to. And no one had missed calls. So the sales guy had a great idea! Show the house - with a mattress blocking the living room all the way to the garden. Clothes, black sacks, bits of dismantled furniture everywhere! While someone else was in the shower. We had the offered they wait 30 mins, but that was declined. Interesting way to sell/let a house After that, wasn’t really involved. They fixed some things, replaced some bits. Their installers for the dishwasher and hood left a state, again. We’d all moved out within a month, about 1 month before the official handover day. Then came the complaint we’d ordered a cleaner a couple days before the official handover keys day. No one lived there, we chose that day just in case the cleaner had to come back, and we wanted to check and take videos.. Then, about 4 days after returning keys, they lost the keys! Big A4 grey envelope, with front back and misc keys in their own pouches. Called us. No idea how we were supposed to help? How can we help?? Called back not long after - turns out someone had been in the property, after checkout, but before the check out report was done. That’s where the keys were! They maybe let people view the property after the check out, but before checkout report was completed - hard to tell because that’s what we were told on the phone… however they won’t confirm that over email. But that’s where their ‘lost keys’ were - any tenant, with any sort of history, remember to record the calls if you’re unsure. They called us, 2 weeks after leaving - this time about the cleaner. They recommended us a cleaner. We know we don’t have to pay, but we did to make sure they wouldn’t be upset with the standard, we went direct to avoid extra fees. They have now complained about the cobwebs? Would assume less the cleaners fault, more the agency for not booking the check out report til a week later. This was of course until we mentioned it was one of theirs, and then the attitude became very snarky as we didn’t know which cleaning company the guy who gave us a quote worked for. I’m sorry, I guess..? We sent the invoice. Very much got the impression he thought I was lying. You deal with about 8 different people so never really know who does what, they don’t really talk to each other either. Been waiting almost a week for the checkout report and are now getting deductions because of. They gave us a two hour window to pick up stuff we assumed was okay to leave. Is it trespass if we had attended the property anyways, we didn’t have direct permission from the landlord? Not 100% sure but sounds off and not something I’d like to find out. They said the tenant was moving in tomorrow. That’s cool, not my problem. We told them to just stick it on the tenancy deposit thing, any deductions, and we could dispute if necessary. They told us we couldn’t dispute. I said I’d rather do it through that. They didn’t want us to do that. I have no idea what to do. It got aggro, I’m just tired of receiving calls about things like this that I don’t have to deal with, I’m not your tenant, raise it with the scheme. To streamline the process, and avoid these guys, we’ve now had to claim directly from the deposit scheme. This way, we THINK, will keep it professional and above board. No more calls, no more shouting matches, no more drama
