We have been renting properties managed by CJ Delamere who then turned into Dexters for nearly 8 years. We were never late with our rent and rarely made any demands on the landlords. However, the last time we moved out - they are trying to extract from us over £500 for cleaning a small unfurnished 3 bedroom house and £200+ for tidying the garden. A total of £700 for a small house with just some cleaning? It is now 2 months later - and they still have not repaid our deposit which was nearly £2K. All the house needed was a deep clean for the new tenants. So, make sure you protect your deposit - if not you will enter into a prolonged dispute and make sure to take photographs at the outset of all the damage to the property when you move in.

*A tenant that you, in Dexters, cannot cheat*

Dexters, the most horrible estate agents in Twickenham: liars, full of tricks, manipulators, incorrect, intimidating and bullying to the people by the phone.It is no surprise to me that Eloisa told me yesterday that they have had many bad experiences with tenants, because in the inaccurate way they pretend to 'choose' prospective tenants, they will always do it wrong, since they only look at who OFFERS MORE AN MORE MONEY for a property...and among these people there are always those who offer ANYTHING to enter a property...and then, afterwards they'll stop paying the rent and start to show that they are not what they seemed to be,...but when there are agents of this kind, unrealistic, lacking in accuracy, not handling from the beginning with real evidence and real documents this is what happens. Then, they deserve all those bad experiences with ' tenants' as they say they have had. In the end they are who choose them, isn't??. Not the landlord, who ignores that these estate agents avoid to put any offer through from any prospective tenants who offers just the asking price or under it.Today, the director in lettings, has spoken to me as if he is a God, full of ego, manipulative, yelling and interrupting because he doesn't want to listen to anyone who confronts him with the reality of all the misery he has in his office, in a word, a shark just ready to devour whoever has discovered to much of the true.I have the habit of recording and keeping the agenda of all the calls made and received from these agents, with the date, time and name of whom I always speak. In addition I also record everything that has been commented in the conversation. This 'manager' when I explained to him my experience with some one in his office on 16th April 2022 he denied even the fact of that person existing in that time in his office, but I can provide the evidence of it because is all documented. But this happens when the estate agents know that what happened by then it may have been false and tricky, and there is when they lie and manipulate the truth in order to avoid confrontation. In addition, people like this manager, expect that we have lost our memory and we do not remember the voices and names of their staff of 6 months ago. This kind of agents are precisely the bad seed of this entire market and they do not want to know anything about the good tenants, they only care to tell you that you have to put about £400 or £600 pounds more than the asked price of any property, when we all know that the landlords already overprice their properties by at least £300 or £400 pounds of its fair value. Now they use the excuse of the inflation, but before, this kind of agents, they had also other arguments or justifications for the same reason: MONEY AND MORE MONEY...you only have to take a look on them and you'll notice why. They only are doing that job in the name of their own greed, not for the fact of housing people and families.So, they only treat well those who are ignorant and do not see their subtle games.In my case and to be honest, I have to say that I make an exception for Nitesh Gurung, who is very professional and really polite and a pleasure to deal with. I suppose they have him there just to attract people to register with them and for the viewings, ...for later become ruthlessly manipulated, tricked and insulted in a very subtle way by the manager and others in his team...who believe they can fool the whole world with their cheap talking.Everything they say about their bad experiences in tenants is only what they deserve, because they are deceived by the same kind of people as themselves.Perhaps it is too much to hope for this bad management and 'its complementary team' to disappear some day from Dexters -Twickenham, to give way to true professionals who know how to CAPTURE those who really are the dream tenants of any good landlord, that is for many years of tenancy (we have 12, 9, 4 and 8 years of tenancies) and taking care of our homes aiming always excellence. Those are the best tenants and not the ones that attract the voracity at Dexter -Twickenham.I say this because there was a time in the early 2000s that we rented for 9 years with Dexters and they were best professionals and they admired us because they always said that "our home was worthy of appearing in the best Home magazines and we should teach people for good accountancy and for always paying punctually without any other problems, etc..."...well, those were other times and the estate agents were good professionals, educated and knew who were the best tenants,...and we still are, but obviously we don't fit anymore in agencies like this one we are referring to.Good with bad does not mix well.*A tenant that you, in Dexters, cannot cheat*

I’ve used them as property managers for our portfolio for 3 months now and particular credit to Myra Mettam - she has been very attentive to both us and our tenants with no complaints or issues from either side. I’m Luke warm about my experience with Dexters. I was not impressed with the way they overvalued my property to entice me in. I had to keep on them to get through a cash sale that really should have been much more straight forward although the buyers solicitor was a nightmare. I didn’t really feel they represented my interests fully but they did get a sale in the end. Though it was well below asking price. At the end of the day I felt like just another seller on their conveyor belt

I have never dealt with such arrogant and obnoxious letting office. On Saturday 1/10 my partner and I viewed a flat we would liked to rent with one of their agent (she was lovely and showed us around very politely).Right after that we called their office to get a form and put an offer through. Besides the usual questions, I’ve been asked what the offer was, then without even sending us the form or present it to the landlord they told us to come back after the weekend with a better offer and to think about it since on a weekend nothing was going to happen. Moreover they said that the long term solution we were offering was fine and in line with thr landlord requirements but just to check and offer more.3/10Having not heard back from them as they told, we called the office again to have this form sent and we were asked (with arrogance) if we could afford the property or if we had savings (so far we’ve never been asked for those things for a letting).After this, they turn around saying the long term solution we were looking for wasn’t matching the landlord requirements and that they also had an offer above the asking price (so all of the conversation was either to just making us feeling uncomfortable or just a waste of our time). During all this awkward conversation we were uncomfortable and felt treated as if we were the poorest people on earth for them when all they need to do was just send a form and in case a credit check instead of treating people like this.I wouldn’t definitely rent with them or recommend them.

Phantom Properties & Unethical Practices

I’m over the past 8 years or so I’ve never had a good experience with Dexters. They always try and push you to take properties that are substandard calling you days after you said you weren’t interested in said property. Another unethical practice which seems to be the norm for the offices I’ve deal with (Barnes , Twickenham, Kingston , Richmond ) is the love to advertise properties that don’t exist just to lure you in to register with them. My wife and I even have a running joke to say we’ve been ‘Dextered’ when we call and find out the property is not available after seeing the property listed within 24-48 hours. The usual excuse is they just accepted an offer last night/the landlord renewed with existing tenants / the landlord decided to sell etc. funny thing happened is these same properties will appear on Rightmove a week or two later to lure unsuspecting renters/ buyers. This has been going on for years so not a recent thing. Shame on you guys & girls although usually poor Conduct stems from the management and trickles down.

Dexters, Twickenham...lettings

I have let my flat out through Dexters Twickenham for about 9 years now and I have found them generally to be very good. The current Senior Property Manager for lettings, Harley Baker, has been particularly fantastic. Always responding quickly to every mail, his communication is excellent and he has resolved problems quickly without any worry on my part. It can't be an easy job juggling loads of problems and dealing with so many landlords and tenants, but I have found him to be extremely reliable, dependable and professional.

They sold my personal details to a company with bad reutations and bad reviews. Ask for proof and I will post my statement with dexters witdrawal of £415. Sebastian rubbish is typical.

Uninhabitable apartments and they don’t care

I recently moved into a property with Dexters and unfortunately have had a bad experience. I’m 45 days into my tenancy with them and 13 of those days I’ve gone without hot water and heating.During my viewing I was told many things like that the boiler was new and I shouldn’t expect any problems (I had voiced about my worries with my previous flat regarding water pressure etc). They also tried to pressure me into a 3 year contract without a break clause even though I voiced my concern over my previous rental and how the water problems were not fixed and a break clause after a year was the only way I was able to move out of my previous bad situation. I’m afraid of the same thing happening here as I am already living without hot water for 20% of my tenancy to date and Dexters property management is not showing sympathy for my situation - in fact they just keep saying it’s not their fault the 3rd party contractors don’t show up, accused me of lying and not reporting my boiler issues when I have call logs AND emails to prove that I did and overall saying they are busy and my property is not the only one they are managing. I’m accommodating for multiple engineer visits which are at any hour, any day and have impacted my work as I work from home and they are so frequent. The engineers are just scratching their heads and openly telling me they don’t know how to fix it and they’ll come back the next day to try again.Steer away from Dexters if you want any security with your rental as I have a 2 year contract with no break clause and Dexters property management are too busy to give me timely updates or deal with their contractors.

We decided to go with Peter James over other agents in the area, not only had they just sold a property across the road they also offered a very competitive commission. During the appraisal (by Peter) very detailed notes were taken (no other agent took the time to do this), he was personable, knowledgeable, forthcoming and set the right level of expectation - it really was a no-brainer and we called to confirm that we'd go with them within minutes of Peter leaving! Prior to pictures being taken and getting the property on the market we were conscious that we needed to jet wash our patio but we didn't have a jet wash - to the rescue Peter stepped in an lent us his own personal jet wash! Once the property was on the market Jamie took over. Firstly I want to say that the level of professionalism and communication from Jamie was second to none. Our property was only on the market for one day only (!) and we achieved a figure that we were really happy with. Throughout the process Jamie was in regular contact and provided us with a good feeling and sense of progress, resolving any outstanding queries with the buyers very quickly (the same can't be said for our solicitor...). Overall I would recommend Peter James, in particular Peter and Jamie within this branch, without hesitation!

Fix the hot water issue for one year and still the same

My shower releases hot water every 3 minutes and then cold water and I wait for the hot water comes back by luck. I moved in one year ago and the director of property management Georgina McConell sent at least 5 times to fix the boiler and the issue remains. I explained to her again and again it’s only shower has issues and other taps are totally fine. But she insisted she was right and yesterday she told me she will keep sending boiler engineer to fix it but the point is not the boiler! I already explicitly told her many times she just ignored and claimed she will send boiler engineer and charge me if no issue. So more than one year I haven’t had a full hot shower since I moved in. Of course the issue is still here, this is my second winter no full hot shower because I have 2 year lease! I already seek legal advice, property ombudsman and council to intervene. They will come inspect the issue and prove it is here. Very crazy
