watch out for listings by this company, they massivly underestimate the guide price. As soon as we turned up for the veiwing, we were told by the guy that its probably going to go for a figure that was £30,000 over there listed guide price. considering solicitor fees are £500, and the person dealing with the viewing already new it was going to go for much more, we could have saved ourselves forking out for the solicitor.

Hello, thank you for sharing your feedback. We're sorry to hear that you felt misinformed regarding the guide price and wanted to provide some further information to explain the process. We will have launched the property with an appropriate guide reflecting the seller's minimum expectations. Our job is to try to create competitive interest and ensure an exchange of contracts on auction day at the best price possible. When marketing we do not want to waste an interested party’s time, therefore, if there is a lot of interest, then we feel it is our duty to give an indication of the likely end value, particularly if we have had significant pre-auction interest. The reserve price (minimum the seller will accept) is always set between the quoted guide price or no higher than 10% above a fixed guide which should give a fair indication as to where we expect the bidding to go, although a sale at auction is always led by the buyers all who will have a different view of value. GoogleMy experience buying through auction house was great and straightforward. I’ll review that separately. Unfortunately I couldn’t say the same for when I tried to sell a property. I felt I was being coerced to accept the guide price they thought was best and even though I kept asking if ultimately it was my decision and being told yes it was, they’d still go back to telling me to list it at what they wanted. Anyway, after not agreeing, they called again after a few days saying I can list it for that amount but would have to pay a hefty £3000 sales commission, plus almost £500 listing fees and “I couldn’t pass on that to the seller”. I felt too controlled and it felt like they were fixated to see me make a loss on the property I had bought through them so I decided to look at other auctioneers. Luckily I found one that listed it for me for an amount we agreed and were happy with , no seller fees, and the property got an offer on the same day it was listed!

Thank you for your comments. It’s really disappointing to hear that you weren’t fully satisfied with the service provided and we will strive to make improvements moving forwards to reduce the chance of this happening again. Whenever a client asks our advice regarding a property, we give an opinion on price and strategy which we feel will give you the best chance of achieving a sale in 2 to 4 weeks and at the highest possible price. In this instance our advice did not meet your own expectations (which is very common at auction) and we were therefore unable to accept the instruction.
Although completely subjective, we feel that it is fairer for our selling clients to pay the majority of our fees. Your chosen auctioneer has a slightly different model to our own and they actually charge the buyer a considerable fee of £6,972. This figure was taken directly from their listing of your property.
We are pleased to hear that you have now accepted an offer on the property and hope the sale progresses smoothly from here on in. If you would like to discuss matters in more detail please don’t hesitate to get in touch directly and our auction Director James Pank would be happy to have a chat.
