AVOID AVOID AVOID
Lived with them for 2-3 years. They started off as a decent, small company who had some nice places in London.Fast forward a few years, they turned into greedy, nasty bullies who took on absolutely sh*** properties with an even shi***** attitude to boot. One of the places i was in got broken into while .i was there, they ignored my email until the police had to get involved. Another time i got locked in my flat due to the door expanding & they told me to call the emergency line, despite it still being office hours (couldn't be arsed). Never fixed the central heating & at the end of my time in the next flat i didn't even have hot water or central heating. I even had a gas leak and they couldn't be arsed to check it!So glad I abandoned ship.Where does that money go? Total scammers. Don't even bother!!

Deposit has still not been fully refunded
It has been 2 months since I moved out of one of their properties and they still have not refunded my deposit in full. My recent emails have been ignored and I now have to spend my time taking the matter further. On top of this, here are some things to consider if you are thinking of going with them.1. The emergency number when there is a problem is charged at premium rate2. The friend referral scheme is a lie. We referred multiple over my time there and were never rewarded this so-called finder's fee.3. Rent (or 'fees' as they call it) increased by 25% in the last couple of years.4. The staff in the office (as nice as they were) knew nothing about the building I lived in and a lot of our time was taken up dealing with and instructing builders who had no idea why they had been called to a job.Friendly service with terrible management. Taking advantage of honest people looking for affordable housing in London. They should be ashamed of themselves.

I have lived in an AdHoc property(Hull) for 3 months
I have lived in an AdHoc property(Hull, East Yorkshire, England) for 3 months. I deal with Martin from York who is a really decent chap that gets back to me immediately. I have met Michael(the owner) who again is a good guy. As soon as I met the owner he gave me his mobile and email address as well as his business partners. They have been today and picked up all the rubbish that passers by throw into our front garden. I have absolutely no problems with AdHoc whatsoever. Craig, Hull

I completely sympathise with the other…
I completely sympathise with the other Guardians comments. What seemed to be the perfect solution for me has over the last 12 months turned into a nightmare. The York office are arrogant, ignorant, condescending and patronising! Twice we were without hot water for over a week, on the first occasion it took 2 weeks for AdHoc & the clowncil to sort it out. On the second occasion 2 housemates fixed the problem in 5 minutes after a week of no response form AdHoc. One housemate was told that AdHoc check the rooms "to make sure you're not growing weed"!!! Really! Thanks AdHoc its nice to know that's how you think of your guardians!!!The house is full of adults over 30 who are respectful and helpful to each other. No one has an issue with anyone else within the property. Until AdHoc send completely inappropriate emails to all within the property, the tone is patronising and abrupt. Telling housemates to remove "belongings" from the kitchen area - hello! Does this mean we have to empty the cupboards of pots, pans and food? So what if we store other items in the cupboards - if everyone has their own cupboard what has it to do with AdHoc? Yet, when we have a leaking water pipe in the kitchen AdHoc (and the clowncil) did nothing! That's right, NOTHING! It was one of the housemates that turned the water off to prevent flooding. Ad Hocs response "you have enough kitchen sinks"....well AdHoc the washing up sink only has cold water running, the small hand washing sink only has a hot water tap that runs cold for a few minutes and then nothing, and the white hand basin is inaccessible due to the washing machine! So, in the kitchen we have no hot water to wash up in and have to boil large pans (which surely is a health & safety issue having to carry a hot pan across a kitchen to fill a sink. Plus the additional cost of having to heat this water!)One housemate has been told she has "too much stuff" - erm well she did move out of a house into a room....der.... and other housemates have been berated for using an unlocked room as storage - well AdHoc there's a money making opportunity for you, charge the housemates an extra £20 to share the use of one room for storage! It doesn't take a genius to work that one out! All in all my initial impression of AdHoc was brilliant but after 2 years I am sad to say that they don't care about the guardians and tend to see them as people they can dictate to. I am reminded of the Stanford Prison experiment conducted by Prof Phillip Zimbardo and the guardians are the prisoners!

Not bad, not perfect but not bad.
Staff efficient and friendly. Overall positive experience. There's a potentially serious maintenance issue which is yet to be resolved. The building owner needs to act on this, and Ad Hoc have contacted them, but prior to moving in residents were informed the problem was fixed. So, can't give an entirely glowing review - but so far so good in terms of tackling the problem.

Recommended in the South West
I'm an Ad Hoc Property Guardian in Bristol and have been for the past five years. My experience has been very different to those of the negative reviewers below. I've lived in two former schools and a disused care home, had some brilliant housemates and have found the Bristol Ad Hoc guys friendly and helpful. I've also saved a fortune in rent and bills. If you're looking for a place in the South West, dont be put off. It's worth a look to see if guardianship would suit you.

AVOID
I moved into an Adhoc property after leaving a violent relationship and needing somewhere cheap to move to quickly. It was good for this, only cost me £600 to move in and I was in within a week. After this I was involved in the court case surrounding the incidents involving my ex and had a few weeks off work where I physically couldn’t get out of bed. I was woke up mid morning regularly by the maintenance man letting himself in my property “to look around,” and when I kicked off he said I didn’t reply to him knocking and calling. This was because I was going through a really hard time and didn’t want to answer the door!!!The rooms stank of mould, there were no appliances provided by adhoc at all and I ended up cooking off a camping stove. The shower kept breaking and never being fixed, if our units were even slightly messy we would receive warnings and be threatened with eviction. The communication was seriously lacking and certain people were picked on by management and victimised whereas others were given free roam.Head guardian position was given to a violent, rude alcoholic who refused to let visitors to the property use the communal kitchens or bathrooms without me escorting them. No complaints I ever made were ever handled appropriately.Avoid at all costs!

Ad Hoc York, Dewsbury Museum
Hello,Being a property guardian is great.... until you have normal house mates or need anything from Ad Hoc.I lived in Dewsbury Museum since June,2016. Ad Hoc York takes care of it.Half a year was no problem. Then she moved in. Started Constraint complaint about everything…Long story short: after I was verbally and physically attached in the kitchen (May,2018) I reported that to police and Ad Hoc. Have Mr. Craig Mitchell (area manager) replay: ‘Please bear with me while I investigate this and I will come back to you as soon as I can.’ How da hell to live in a house with aggressive person when you can’t go to kitchen or shower..?And he never came back. BRAVO Ad Hoc York for keeping your guardians ‘safe’! I am writing not to complaint, but to inform:She Rachel Durrant still lives in Dewsbury Museum.Be aware she’s mental, don’t suffer in silence. Complaint or contact me too, violent behavior is not acceptable in any circumstances! and i hope Ad Hoc will behave!

One word to describe this company- AVOIDFrom my experience, my case was not handled professionally and I would not recommend this company to others based on this. I went to view a property. Both me and one other person were viewing at the same time, both wanted to take it. It was agreed between us and the agent that whoever won a coin toss would be offered the property. I won the coin toss and so started to make arrangements to make payment. As soon as I won the coin toss, I went round the flat to take photos to show my family. Whilst still in the flat the agent said because the other customer had booked a veiwing previously which the agent did not show up- so she had complained and therefore they had to give the property to the other person instead.I feel very let down because I had ‘won’ fairly, and not only wasted my time, but also the flat was formally offered to me only to be taken away. I’ve followed up with some phone calls- only been offered a flat in the same building, but which is clearly not in the same condition as the one I had won, but for exactly the same price- not exactly what I would call good customer service or trying to make amends for handling a bad situation to begin with. I feel like they’ve dealt with one property and got their money from the customer- so they no longer care about the situation they’ve left me in.

Great Experience.
Moved in to an AD HOC property a few months ago due to personal and work reasons. Where I stay the property is nice and peaceful! The staff I deal with are always more than helpful and understanding. Ellie who works in the head office and answers the phones is Great. Lovely woman who makes things extremely easy and hassle free. Thanks for all you're help and understanding. X

A++++++++++
As a Guardian of 12+ years, I can honestly say my experience with Ad hoc has been fantastic and entirely professional. My contact, Hasnat, has been swift and accomodating in arranging my viewing of the property, dealing with the admin side of moving in, and, even assisting with making it possible to move in on my preferred date. What a legend. Thanks again Hasnat / Ad Hoc - will recommend you to everyone I know!

Poor service, some staff (Chris from Yorkshire area) condescending
Very fast and efficient when signing people up for a licence agreement, but once you’re in the property they don’t want to resolve or repair issues. There’s a leaking radiator in my room that was reported over a week ago which has soaked quarter of the carpet. I’ve also had no heating or hot water for a week. No one answers the repairs phone number, so I had to call sales and report it. There’s also a broken tile in the shower room which someone could cut their foot on. Again, they just don’t care. Inspections are every month and are very intrusive. My room is very small, but some staff literally walk around the room. I’m a landlord myself and thought this scheme would be ideal in-between renovating and letting a property and buying another. I would not dream of wandering around someone’s bedroom during an inspection. Some staff such as Chris (Yorkshire area) come across as condescending. I mentioned an issue with the property while he was showing some people around and as I was walking off he said ‘that was a strange conversation’, joking like a seedy salesman! You have to weigh up whether it might be worth staying in a HMO instead. Given that repairs will be dealt with property in a timely manner, you won’t have intrusive monthly inspections, you usually won’t find condescending staff/landlord, you have more rights on a AST compared to a licence agreement, you will be given more notice if you need to vacate.

Avoid at all costs
I rent a property from these guys, supposed to be a property guardianship which is apparently affordable but don't be fooled they are a rip off. It started with the £150 non refundable registration fee and a deposit of £350 but hey this is the UK and rental charges don't come cheap so I signed up. I attended a viewing with one of their guys a lady, property is at Ector road Lewisham. The place was unfurnished and I mean barebone. Not even the wallpaper was done. I spent close to £800 fitting wallpapers, carpets, toilets leaked so I called them in, they apparently fixed it but it still leaked so I got it fixed at my expense. parts of the house was rotten (boards of wood, entrance and back door I also got those fixed). Property is a two bed property and they let me have it initially for £300 a month, recently increased prices to £350 a month. But you see considering the cost of rent in London I thought hey I could make some savings here, thus why I spent a sum fixing the place. After I had fixed up the place, it became habitable. About 3 months into staying here, they came around (without any announcements, I mean these guys have no respect of privacy), but anyway they came to the place, and called me to tell me that I couldn't use the two rooms in the property, that although I was paying for both rooms I could only use one; Mind you I have spent this fortune fixing both rooms, kitchen, bathroom etc. Their problem is that although I live alone, the fact that I have fixed both rooms shows I have someone staying with me. I told them that I fixed both rooms because quite frankly it was a complete dump, anyhow they kept to their stand and that If I wanted to use both rooms then they had to increase the rent to £700 a month. I thought about this and decided I don't need both rooms, so although I have fixed both rooms including getting beds for both rooms, these guys came around (again when I wasn't at home and locked up one of the rooms). About 2 months later, I asked them to come open up the locked room so I could take out the bed, they obliged. Just last week again they called me and gave me an ultimatum, either I stop using both rooms or I leave the property in 28 days, I told them I sleep in one room, yes the other room has a bed in it but I can't sleep on two beds, occasionally I may get a visitor that is when I may use the second room. Again they said they had come to the place (again in my absence) and seen that there are two beds in the house (one in each room) of course there are two beds, I fixed up both rooms thinking I could use them, I even carpeted both rooms, but I only use one since they told me that I could use only one room. I don't know if it is the lack of understanding or their lack of communication skills. Today whilst at work, they called me, again that they had come to the place (in my absence) that they have moved all my stuff into one room in the house and locked the other room, (carpeted, wall paper done everything) they don't care that I have fixed both rooms, I am paying for the house but can only use one room. But the worse part for me, that when they came there somehow *here is where their lies get caught in their throat*, when they were leaving, they broke the front door key so they had to replace the entire front door lock. Effectively I am locked out, so I should report to their Islington office (in the next 30 minute as their office closes at 5.30 pm, they called me at 5pm) to collect a new key. I work in Purley Way Croydon, that is about 1 hour 40 mins to 2 hours drive drive in rush hour traffic. Since I am not superman, I definitely can't make this impromptu appointment, so as I post this review from my phone, I am outside the property, locked out and have nowhere to sleep tonight, on the 24th of January 2018, on an English winter's night. (cold rain, wet and windy weather forecast for the night). I thought you could get some affordable place to stay, but from my experience, I endeavour you, think twice, no think three times before you sign up with these guys. I have seen some properties around Eltham and I am going to try my luck with them, hope I can get my deposit quickly enough. PS: I intend to rip off the wallpaper and take out the carpeting, I might even undo the plumbing that I got fixed. But take my advice, avoid Adhoc Property at all cost.

Absolutely shocking service. The guy never shows up, I'm stood talking to a tenant for 40 minutes when some other people from ad hoc show up looking at me like an unwanted house guest. I was told they send a confirmation text out and as i hadnt replied they decided i wasnt going to show up. This was after the exchange of numerous emails confirming the time and date as well as a phonecall. I was supposed to be shown a second property after the first, but lo and behold, they dont even have access to this property. So why was this appointment made? Complete waste of my time. I'd warn anyone considering using these people that they make you feel like a hinderance and as they're based in York and have to travel a long way, this "text to confirm" scheme seems like a welcome relief for them to find a way out of having to meet you if you dont reply to their text (WHICH THEY NEVER TELL YOU THEY'RE GOING TO SEND IN ADVANCE). It's one of these companies where you feel like they just don't want to be around you, it's like they're annoyed at you taking up their time. Shoddy service, try someone else and save your time.

Cheap rents, cheaper service. They are only concerned with filling properties to get as much money as possible - after a property is full, with absolutely whoever they can get, they stop pretending to care. If you report actual problems to them, like my bathroom light being stuck on for SIX MONTHS even though they assured me it would be fixed before moving in, nothing gets done. Still isn't fixed. If you have problems, be prepared to be told your problems don't matter because your rent is so cheap that you don't have the right to complain. If you have genuine concerns about your fellow housemates and report this, expect to be included within the email that goes to everyone, not just the people smoking inside. WHEN they ring you asking you to help them out and they will give you money, don't expect to get that money. Expect to live in a cheap, dirty property with many problems and no support and you'll be ok. Expect anything more and you'll end up leaving a 1 or 2* review, even when they offer potential prizes for good reviews.

I have been trying to contact Ad Hoc for nearly two weeks. I have left three voice messages and two emails. So far, Ad Hoc haven't replied! Not even to say they have received my enquiry and will get back to me (if they are busy!?!?!). Not a very good service. In fact, no service at all!

I was living with Adhoc Property Guardian since October 2016 in west London. They lie about facilities and services. I was relocated this Feb and within a month I've got another notice to leave. I wasn't even settled in. I might just be unlucky that I always get to choose the places that are taken back by the client or what. But, I've decided to rent privately now. This kind of property Guardianship scheme is not suitable for people with full time job and who want to live with their family. If you consider the amount they charge for some of the properties, it's not cheap anymore. If you can spend £500-600 to be a property guardian for a studio flat, spend a bit more and rent privately. Won't recommend anyone who doesn't want to move every couple of months. Advice to the agency: Please get a contract with your client before you let guardians come in. This is inhumane to move people out within few days of moving in.
Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
