Professional company, Guardianship is a good idea, usual house sharing T & C's apply

I had a completely different experience with Ad Hoc (Bristol) than the negative reviews I've read on here. The property wasn't great but was fair value or even slightly better than fair value. With a 28 day notice contract you can't go too far wrong, though it would be a bit unfair to Ad Hoc, whose costs must be front loaded, to go in too short term.PLUS:- Helped me find accommodation during the first Covid lockdown and went out of their way to do so.- My impression was they were more engaged with the property than a lot of landlords and otherwise very professional.- Seems like a good system for renters to get cheaper rent (or 'license fee') and property owners to have their property lived in to keep it more secure.- Don't be put off by the term 'Guardian', there aren't really any more responsibilities than living in any shared house.MINUS:- Usual property sharing issues could occur, no more so than any other shared property (cleaning communal areas mainly). I dare say anything too bad and Ad Hoc would step in. The people I shared with were a pleasant bunch and good neighbours during Covid.SUMMARY:- I would recommend viewing before you commit, as Ad Hoc recommended to me to do so but wasn't practical because of covid. - I found Ad Hoc to be a professional company and would definitely consider taking a license with them again if the need arises.- It would be good to see the Ad Hoc business expand with more buildings.

I have lived in a number of Ad Hoc properties over the years, some of which included vicarages and museums. I highly recommend on the basis that the buildings are interesting to say the least, the rent is well priced, and in comparison to your bog standard rental house shares, you get significantly more space and privacy for your money. A genuine option for those who are saving for the future. As a company I have found them to be cooperative, reasonable, respond well to emergencies, and accommodating in the event that you may need to relocate for whatever reason.

I've now rented a unit in the Evesham area of Worcestershire for the past two years from 'ad-hoc'. The accommodation & service from the 'ad-hoc' staff based in the Birmingham office has been excellent. All of the staff are extremely friendly & helpful. If in the future I have to move out of my present property I hope to move forward with 'ad-hoc' into another one of their premises. I would recommend anyone to consider moving into an 'ad-hoc'property.

I stayed at 3 AdHoc properties over 6 years, Doreka Anderson from the London office is particularly diligent with admin & finance matters, making the transfers straightforward & seamless. Rebecca Fulford from the Cambridge office was our last POC & took good care of us in Chesham, she even offered to bring me breakfast in bed :)

I wholeheartedly recommend AdHoc - Rob and Lois from the Liverpool branch have been outstandingly helpful, personable and responsive throughout this process. Being new to the scheme it has been invaluable to have such great staff helping settling in. A fantastic scheme that has the power to improve the life of many, mine included. Fantastic experience all around!

I've been with adhock for about 7 months and have to say I had my doubts but was pleasantly supprised, there where a few issues when I arrived but I have to say they where addressed quickly, and I had a couple of financial issues which took a bit of time to sort out but I will say Victoria in accounts was very clear understanding and very professional, and would like to thank the team

Seem to think you should respond to them immediate, yet happy to ignore you for months. If they want something done they want it done straight away, if you need something done (shower breaks or heating/boiler goes) don't hold your breath. The accounts dept are incompetent and refuse to accept any responsibility for their mistakes (that's Ad-Hoc in general. Were paying Β£30 a month extra (on top of guardian fee) for a cleaner - who didn't turn up for 6 months - Ad-Hoc have refused to refund. To put that in English, Ad-Hoc stole Β£180 from each guardian in the house. previous guardians have left furniture etc, Ad-Hoc made zero effort in getting them to remove the furniture but got on our backs about it. Have told people I know looking for a place to avoid Ad-Hoc as they are basically useless, incompetent and think they are something special. Do NOT recomend this company, thwy have nothing good going for them - avoid.

Completely let me down at every turn

I made two appointments with adhoc and both times, they never showed up. On the third time, they let a tenant show me around. When I arrived to sign the papers, which was the first time I had seen a member of the adhoc team, Claire failed to mention that the council were already looking into converting the property into something else. She also neglected to tell me that the water in my bathroom had been tested positive for parasites living in the system.I've been let down at every opportunity with these guys and wouldn't recommend them to anybody

Dina & Paul

We have stayed in three Ad Hoc properties and have been very happy in all of them. Ad Hoc has always been extremely helpful and kind. Due to us living in both the US and UK, Claire, Rob, Luke and the rest of the team have always gone far and beyond to help us find affordable accommodations when we return to the UK. We are very thankful for Ad Hoc! We would most definitely recommend their services!!

Great first impressions

I was very impressed with the friendliness of the team when I booked and attended a viewing near Leeds. I really like the sound of the Guardian concept which helps property owners and also would have given me the flexibility and chance to save money that I need. Unfortunately I couldn’t take the property as my circumstances changed but as soon as I know where my work needs me I’ll be in touch with Ad Hoc again.

Unsafe and unprofessional, AVOID!

Once you move in there is absolutely NO way of contacting them whether it be maintenance, finance or otherwise. I have had several issues that were borderline health concerns; mold, leaks, boiler stopped working. Every time i called/emailed (10+ times over months) i was told someone would be there to fix the issue in a few days. nobody ever showed up for the remaining 6 months i lived in the property. The role of this company is purely to get you in, once you're in your on your own. Due to a legal loophole they are technically not landlords so all the laws in place to protect tenants do not apply. If these same living conditions were provided by a traditional landlord you can be sure they would be out of business/behind bars within a week.

Don't rent with them

Don't rent with them. The scheme is a really good idea, but Ad Hoc just ruin it. I've had to share the kitchen with rats for months, go without heating and hot water for weeks at a time throughout winter, been talked to in a very condescending manner and the list goes on.I came back one day to find Ad Hoc staff using my ladders and another housemates step ladders without asking us. They basically help themselves to your belongings. Today I came back to see 30 or so people wandering around the house because it was an open day. We hadn't been given any notice, and one housemate was asleep after a night shift. So no notice, and my bedroom door left open while people wander around it unsupervised. A reviewer mentioned the prison experiment and this is the experience I've had. I have been talked to almost like I was being interrogated. Ian (York office) knocked, then literally 2 seconds later was straight on the handle trying to enter the room. If you're a woman, I strongly advise you do not rent with them, some staff are a little creepy and will just walk in on you. They also wander around your room on a regular basis and help themselves to your belongings. Since giving my notice by email, they just aren't responding. They haven't got back to me about topping up the heating oil, my deposit, or notified me about an open day. They will be reported to trading standards if they try to withhold my deposit and end up in the Selby Times! Every housemate I have talked to has said the same thing. The scheme is a good idea, but Ad Hoc staff have made their lives a misery. I am yet to talk to someone that is happy with the service. And I honestly have no idea why the staff are like this, it's a shame.
