TrustpilotWhy does WDH try to Gaslight their way out of problems?
WDH claimed in a recent letter that they have no record of my family contacting them about the WDH tenants ‘drug factory’ in the adjoining property (something they refer to as “nuisance behaviour” - yes, someone using a WDH property to produce illegal drugs is just a bit of a nuisance!). WDH is well aware that we complained anonymously out of fear for our safety (as this was disclosed to them later) - but, at the time, we could provide WDH enough details that they could have investigated and taken action had they wanted to - but they didn’t want to know. When we phoned, mentioning WDH tenants and drugs, even before we provided specific details, WDH staff were already fobbing us off claiming there’s nothing they can do, and they then failed to keep accurate records that someone has phoned about this issue. Shocked by WDHs off-hand, couldn’t-care-less attitude we provided more detail, such as my health status (I have a life-threatening disease) and the fact our home was becoming uninhabitable due to the fumes from drug production - WDH didn’t care. Also it seems somewhat ridiculous to have to point out the obvious - had we not reported the issues and identified ourselves how could WDH possibly contact us about the issues we have raised? We spoke to them and wrote to them. WDH has repeatedly sought to minimise what actually happened, claiming in another letter that we just had a problem with the neighbour smoking as if we are ‘snowflakes’ getting upset about next-to-nothing - we assume they seek to minimise the issues to justify their lack of action because had they bothered to visit the property to investigate the issues, they would have been able to gather evidence of serious criminal wrongdoing - but they didn’t, they just fobbed us off as their default response each time, failed to investigate in any way, shape or form, and now they pretend what happened, never really happened. So what are we then? Liars or delusional? They claim the literal HELL we have lived through only occurred inside our heads. We would have welcomed WDH into our home so they could experience what we were being forced to live with - BUT THEY DID NOTHING - there was no offer of help. WDH is absolutely dishonest to claim they “can do nothing” as they do have the power to investigate due to breaches of the tenancy agreement. I was recently given a list of ‘evidence’ that was required by WDH before they would even believe a problem existed but as a disabled person it was literally impossible for me to provide the sheer amount and specific type of evidence they were demanding, nor could it be provided without me being seen and identified. From the WDH staff member’s point of view, they can just ignore issues highlighted by disabled people because many disabled people cannot possibly provide the evidence demanded - and as WDHs willingness to provide meaningful action is contingent on providing the impossible, we can assume that disabled people need not bother them with any problems for the foreseeable future - and should they do so, they should expect WDH staff to make a huge effort to make them out to be a liar or mentally ill. If only WDH made that much effort to actually solve problems. It’s just too easy for them to claim tenants never reported an issue, or for them to get away with half-truths and outright lies - it’s too easy for them to get away with re-framing a serious situation by minimising what actually happened. We have been able to set the record straight by providing documentation that they will have to keep on record - and if they fail to do that, that’s OK, because we keep our own records. I have literally sobbed on the phone to WDH begging for help, explaining to them just how awful living in this property has been. WDH has literally nothing to offer us - they own half our home and we don’t even want that.

TrustpilotOngoing disgusting service from WDH
Nothing has progressed re the noise that I am concerned about. I have done everything that’s been asked of me. I ring up every day to speak to someone who’s NEVER available and they don’t even have the manners to call me back. As long as WDH are getting their rent they will go on ignoring me.

TrustpilotDONT HAVE FAITH IN THIS HOUSING ASSOCIATION AT ALL
Don’t have any faith in wdh at all not after how I’ve been treat while waiting 17 years to be housed and even been in a priority band at that one for priority on medical grounds and one been homeless yet wdh didn’t do anything to offer me anywhere and yet on seeing the lettings you’ve made to people I’ve noticed that somebody got the same priority band as me but they got it in March this year yet I was in band A for just over three months so I clearly proves it’s nothing to do with housing needs nor is it about how peoples health needs either wdh clearly cause more problems for people who apply for housing and I’ve actually made a complaint about discrimination/victimisation to wdh as I’ve already had this confirmed it is definitely one other two and if nothing is about this it’s going further as wdh don’t house anybody fairly whatsoever and previous results prove this to be the case .. for a housing association you’re not bothered about how you leave people suffering instead you continue with it all the time

TrustpilotBuyers Beware! WDH Shared Ownership
We purchased a shared ownership property from WDH and we have mixed feelings about the whole process. Whether it's disrepair issues, criminal activity or anti-social behaviour, it is, at the very least, a moral failure not to disclose issues that will adversely affect the lives of buyers or tenants and WDH failed in this regard - simply put, they are dishonest. We feel we have given WDH every opportunity to respond appropriately, apologise sincerely and take meaningful action but they have failed to do so. We are hardworking people and for WDH to excuse bad service by insinuating that people on a lower income shouldn't expect any better, is inexcusable. When I mentioned the unexpected disrepair issues affecting the property we purchased from WDH, the issues were justified as just being "part and parcel" of the affordable housing scheme, that "this is how they are able to sell the properties so cheaply". The first day we moved into the property, I tried to close a door only for it to come off its hinges and fall on me - shortly afterwards I was diagnosed with nerve damage. The type of nerve damage I have is incurable and painful yet WDH staff thought it was funny, a non-issue, and I was left feeling shamed for even mentioning it. The house had a multitude of other significant disrepair issues and the garden was like a landfill, filled with rubbish, including dirty drug needles. Three issues were rectified by WDH, definitely not the majority, and not before we had already moved in which caused significant disruption. Just mentioning these issues led to me being subjected to bullying behaviour by WDH staff and later when I put the issues in writing, they were ignored. You have to consider if it is worth making an official complaint if you receive a worse service as a result. It's not an unreasonable expectation that a home bought from WDH should be clean, safe and in decent condition, because WDH gave that expectation when we bought the property, but our home was none-of-the-above. Besides the disrepair issues the property has been continually uninhabitable due to WDH tenants illegal drug activities which cause our home to be overwhelmed with fumes from the adjoining property. This meant that when I was diagnosed with a life threatening disease I had nowhere safe to recuperate from major surgeries and gruelling treatment. Because of the need to isolate we were in an especially desperate situation due to my illness but WDH did nothing - apart from fob us off. Each time we have spoken to WDH staff about this issue, we get the same response, word-for-word "It's a police matter, nothing we can do", but when we pressed the issue WDH admitted that they do have the power to investigate a breach of the tenancy agreement. Despite this, they refused to investigate in any way, shape or form and we were left to suffer chest pain, nausea, headaches, lack of sleep, distress etc. I think you really have to hate disabled people to treat them this way. With a life threatening disease you have to accept that each Christmas could be your last and we want to create happy memories for our family, but this Christmas our home was overwhelmed by drug fumes from the WDH tenants yet again, forcing us from our home, causing disruption and distress. You reach a point where you start thinking that it would probably be better for the disease to hurry up and kill you, rather than continue living in these circumstances because it is unbearable. We fear the property we pay both mortgage and rent on is literally worthless because who would want to buy it? Anyone considering buying a shared ownership property on a development where WDH also rent out properties should be aware that they are taking a huge risk because WDH fails to deal with criminal activity and anti-social behaviour caused by WDH tenants - even when vulnerable people are being adversely affected and are at risk of harm. I have been reduced to tears by WDH staff simply because I asked for information in writing, which I am legally entitled to. WDH staff made personal attacks regarding this perfectly reasonable request, suggesting that there is something mentally wrong with me for refusing to "just take WDH's word for it" - a suggestion that is completely unprofessional, does not take into account the additional needs of a person with a 'protected characteristic' and it is completely absurd considering WDH have proven themselves to be completely untrustworthy. Buying this property was meant to be a dream come true but it has been a nightmare. Knowing what I know now, would I buy a property from WDH? The answer is NO! All it takes is common sense and common decency to get it right - are WDH not capable of that?

I reported damp above the skirting boards in my bungalows livingroom last year...it was due to the outside wall needing pointing. The guys came out and pointed the wall...but yet damp is still coming in! Its frustrating as I decorated the room earlier in the year. The bedrooms are the same...all damp above the skirting boards...and again I had decorated the rooms. It is so maddening, I had reported damp in the smaller bedroom of the bungalow 3 years ago and was told I had too much furniture in the room!!! Come on WDH Whatever happened to the good service you used to give.? You have gone completely downhill!!!

TrustpilotDisgusting Company
WDH was completely useless with harassment from a neighbour that had went on for nearly 3 years almost every day (October 2019-May 2022) which I civilly and lawfully logged, recorded, rang up and reported repeatedly to WDH. Excessive heavy bassy music, extremely loud bangs and yelling as loud as the neighbour could possibly yell, drug dealing/taking to name some of the frequent incidents that me and my girlfriend were put through and witnessed, yet nothing was done by WDH to stop it. We had to move out to escape the situation as WDH did not want to take action on the tenant based on what we were being put through constantly. WDH refused us of any civil and lawful resolution. WDH left us to deal with the neighbour personally ourselves after saying that opening any more cases wouldn’t lead to any action against the offending neighbour.WDH then proceeded to threaten us with eviction as they wouldn’t take responsibility against the neighbour. WDH Estate officers will only worsen the situation and cause more stress by doing nothing and not enforce anything against antisocial behaviour, but instead will twist it and claim you are ‘going around in circles’ in their words when you don’t want to be deliberately harassed by a drug fuelled, antisocial criminal in his late 30’s/early 40’s on a regular basis.WDH will also mention petty incidents going on outside of your own that are in no relation to what extremely unsettling situation you experience. WDH will say and do anything they can to downplay how horrific the harassment is. WDH replied to my complaints that they were supposed to give ‘Letters before Action’ to the offender numerous times throughout the years, but WDH failed to do so each time.

They sacked rob o conner for being useless and still do nothing and still fail to take any action against supergrass. Wdh will leave your health to diminish and let you be at risk of loosing your job cos you cant functions no longer. they don't want to disturb local thug activity it seems they promote it. Then when you get off the real issues there services are a joke... they paint 1 panel on a full fence. Paint your front door when it's closed leaving a dumb boarder round your door when you open it. They never uphold their appointments just extend on from original dates, when they do finally come they have left it too late, unless taking funds from you. WDH is a total abortion if you could avoid them your life would be far better off. Expect nothing from the WDH and you may suffice in your cold home they removed your loft insulation from. Oh they will do anything to make you poor and homeless. Even gave us a warning from proving the neighbours are criminal's in breach of all terms of the tenancy agreement. The only complaint I have is the size of the tree in my front garden, the roots are causing damage to my front path ,it's almost knocked my fence over ( to which I have Bern informed no replacement of fence, part of it plus gate was not replaced ) not only is it damaging my own path but also the public pavement .I have informed staff that it is dangerous for my son ,if he trips and breaks his right leg it is a possibility that it will be amputated .I was told by a staff member that it cannot be removed but when we enquired about purchasing the property the same staff member said if we bought it , I could take it down .

TrustpilotScandalous
Got given a home in Ponty in 2002 and that was with Wakefield district council , it was dog rough, it made me severely depressed, and I wanted a home in Ackworth where I am from and where all my family live, and we filled a form in and was put on a list and was Told the list for Ackworth is quite long and we could be waiting upto 10 years, so we stayed where we was till house came up, then it changed to WDH and became a bidding came. Think it’s like lottery they just randomly pick 1 out of 50 for example and then that 1 gets the home. Long story short 17 years later I am still in the same house waiting to be moved back to Ackworth. I’ve written complaints after complaints and it’s like someone else said on here you just get stupid dumb reply or worse no reply at all. Ackworth nice but as family have said since bidding as been going on they have had people from all over move in and ruining the place, like chavs . Should have stayed as council they was better and also WDH improvements are bodged jobs . Bring back old system . Where when your next on list to move you move not this random picking system they have. Pulling a name out of a hat

I have wrote to my local MP to try getting re-assessed and all they try to say is ‘try renting’..if I could afford to rent as a single mum then I wouldn’t be using homesearch???? or try bidding on areas that ARENT in Wakefield? I don’t know what they spend half there time doing, half the results for previous weeks aren’t even allocated to anyone, drove past properties that are still empty months later, you ring to ask for any information where you’ve placed and get shut down. I get there is people in worse conditions but there is also people I know in BETTER living situations than me that are Band A or have been housed within a year, and even worse giving houses to people that don’t even look after them and are never in them!!! Trustpilot19 years of ATROCIOUS NOISE AND OTHER HARASSMENT Discrimination Blacklisting and Black Mould
PT 1I suspect the vague positive reviews for WDH on here are fake and written by WDH staff. I have been harassed and blacklisted by WDH for asking the wrong questions and making the wrong kind of complaints. The deranged man living below me who has twice threatened to stab me and who was arrested in 2018 for threatening to kill his neighbours and me and kicking his neighbours door is still here and still engaging in the same anti-social behaviour. After he kicked his neighbours door and made death threats the estate officer told me that 'no action has been taken' and no action has been taken since. 6.5 years of continual bang, bang, knock, knock, hammer, drill (fake DIY) and police being called by his other neighbours and he is still here. He will not be evicted until I leave this place. He is being used to prise me out for asking the wrong questions about CCTV and phone masts. I tried to take a nap today and was woken by loud knocking and an hour later startled by a hard window slam! The stink of ganja most nights so they spray lots of vile air freshener. The CEO is on £207,000 per annum yet I have to live in this damp flat which shares a wall floor or ceiling with four other households and three of them have subjected me to harassment but never told me why. He really could not care less as he lives in his suburban mansion which we pay for. In fact he sanctions the policy of blacklisting, discrimination and harassment intended to drive me out. You can be sure he is Common Purpose trained in dealing with 'stroppy punters' like me who believe that WDH should be democratically run. The lunatic below whacks the ceiling with a metal rod to wake me even though I have not made any noise he could have heard. The next door neighbors hit the floor with a metal rod to cause a strong vibration which wakes me by making a loud bang or my body jerk by triggering the startle reflex. When I reported this to two estate officers they just smirked at me. My flat is one of the worst in the block for damp and black mould. This summer some men were sent to fill cracks in the walls and I asked one of them if he had been ordered to fill cracks in the walls of my flat and he answered 'no'. So WDH want to keep my flat damp and mouldy as that may help, along with the harassment, to drive me out. Below this WDH will write they are 'sorry you had a bad experience'. WDH ARE NOT SORRY. THEY INTEND ME TO HAVE A BAD EXPERIENCE TO DRIVE ME OUT!More loud bangs today plus WDH vans beeping all morning. I suspect that is harassment as the reverse warning can be turned off and they are aware it wakes me. As one who has lived in substandard rented flats since mid-June 1987 I am able to speak authoritatively on the subject of the problems inherent in such flats. When you rent a flat you always share a wall, floor or ceiling with at least one other household. So your peace and quiet is always dependent on the attitude your neighbour or neighbours have towards you, as if they take an attitude of hostility to you, they will harass you in whatever way they are able, and you cannot choose your neighbours. If you have a neighbour who intentionally engages in behaviour which annoys, disrupts sleep and or intimidates you then you will find that if you live in council or housing association property that ending the harassment is fraught with obstacles. Firstly you have to obtain evidence of the noise harassment. So you will have to obtain recordings of the harassment. If you play the recordings to the contemptuous could-not-care-less staff of the company they can always say, as they did to me 'l am not impressed' and do nothing: they can try to trivialise the harassment which saves them having to do additional work to the little they do anyway. If death threats are made to you then they can just tell you to contact the police as they did to me. The contemptuous staff of these companies have no incentive to put a stop to the harassment as they are fully paid at the end of each week or month no matter what misery your neighbours inflict on you, and if for whatever reason they take a dislike to you they will take pleasure in your misery. A few tenants who leave because of bad neighbours will not reduce their income. However, a landlord who is the owner of property which he rents to people for profit has a very strong incentive to put a stop to harassment in his property as his livelihood may be dependent on his tenants paying him rent, so that any anti-social tenants who drive out other tenants will deprive him of his livelihood, but even if that is not the case, his income will be reduced by any tenants who drive others out. For private profit-making landlords harassment means reduction of income, whereas all the staff in a department of council housing or working for a not-for-profit housing association such as WDH are paid at the end of each week or month

TrustpilotHorrendous Noise Harassment, Hostile Staff, Black Mould and Blacklisting if You Ask the Wrong Questions or Make the Wrong Complaints
I would never have believed before moving into this WDH property that you could be subjected to such horrendous harassment and that the landlord would not only permit the harassment but even inflict its own harassment on you as well. I was given this flat after going before the mental health re-housing panel after being subjected to ten years of harassment where I lived before. The final 4 years in that town were spent in a WMDC flat into which water poured when it rained into the roof space causing black mould growth which caused me severe allergic rhinitis. In the final few months there we were plagued by gangs of youths coming to buy drugs from a dealer. They smashed the security door so they could get in when they wanted to an empty flat left to them by a tenant avoiding rent payment. They would come in and let off airbombs on the landing. WMDC did nothing. The block in which I now live has a severe damp and black mould problem. I have had many bouts of severe disabling allergic rhinitis as a result. But the worst aspect of the place is the harassment by neighbors and even by WDH itself. Because I complained about a certain installation and asked questions about CCTV in the property I have been blacklisted and discriminated against by WDH. They moved an insane delusional man into the property directly below me. He makes continual loud bangs and other loud noises by which he intends to annoy, startle and wake his neighbours. The noise goes on continually for three or four hours some days (WDH's harassment by proxy) He has also threatened to stab me on two occasions and threatened to kill the people living below him. They left because of the noise and threats as did his next door neighbour. He has done enough in the way of noise nuisance and death threats to justify eviction but he is being kept there in order to create stress for me and in the hope that the stress will cause me to leave. I offered to show two estate managers a video of him threatening to kill me and his neighbours which I recorded on the evening when he kicked his neighbours door and was arrested. However, they just smirked at me and refused to view it; told me to go to the police. I sent them records of the noise nuisance but none of them were ever acknowledged by WDH. When he threatened to stab me and slit my throat last year I informed WDH but they never spoke to him nor me about the matter. If I complain about any neighbour they will not investigate. If the neighbour makes threats they will just tell me to go to the police. In 2017 they sent two senior managers ostensibly to check a socket which could have been checked by one estate officer in seconds. They went into the living room and one of them tried to wind me up by saying 'it's cluttered, that window is dirty' etc. The other stalked about scowling continuously and when asked questions he snarled the answers in a hostile voice in a vain attempt to intimidate me. Before leaving the fat one pointed at my runner and said 'that's dirty, that is WDH property.' The one who scowled and snarled then sent me a series of nasty letters about various things that were not against tenancy rules in order to cause a fear of eviction. In 2020 they began sending two or more persons when a visit was necessary. For example, this year they sent three staff to do a fire safety check when prior to 2020 they had only sent one. I would only allow one of them in, the estate officer, so the electrician said he had to stand by the door which had to be left open but I insisted on shutting the door but he would only allow the EO to come in if the door was left unlocked. Why are they using special measures when visiting me? The scowling snarling manager has falsely led them to believe I am a threat so that special measures are needed to keep staff safe. By that means they intend to decrease my privacy by sending more staff in as they know that that will cause mental distress. The man who came to test the electrics wanted two others to enter with him when only one had ever come before. When I say to them that you must wrongly believe I am a threat they just gaslight me and say no but don't explain why they are doing it. One of them said 'it's because I don't know you' and another said 'it's because I'm new.' He does not know any of the tenants but only turns up with another when he visits me. and she is not accompanied by two others to any other flat because she is new. What difference would having an electrician with her make. She did the inspection without help. Sending two or more when previously they only sent one is a way to cause me distress by extra deprivation of privacy and offending me by telling staff to use special measures when visiting me. Management enjoys inflicting continual noise harassment, sleep deprivation and stress on me as punishment for asking the wrong questions etc. It is tantamount to TORTURE!

TrustpilotWDH need a reality check!
WDH need a reality check!Absolutely shocking maintenance of grounds & homes! With speaking to a Manager from Estates last Friday regarding a complaint I had submitted he was not a very pleasant man to say the least. The whole area needs an overhaul & to be cleaned up. The road & surrounding roads are an embarrassment, to the point I don't even admit to living on that street, it is that bad!!!

TrustpilotDon't bother getting an house from WDH…
Don't bother getting an house from WDH if you're disabled. You will be left to suffer inhumanly. You will be lied to, threatened, left to suffer in unadapted properties. When you complain they close ranks. They change their policies to suit them, what they say one moment, they change the next then lie about it. They also lie about what they have said previously evan though you have letters from them to prove they are telling lies. Like my dad used to tell us when we were kids, " to be a good lier you need a good memory ". With them it is lie after lie after lie. Don't forget their golden rule, everything is your fault not theirs. We were threatened into taking an unadopted property that we did not want as we needed an adapted property. Can't get adaptions done. Asked to move, but because we have complained about a member of staff we are being forced to stay here to suffer. Four years not being able to bath because we can't get upstairs to a bathroom. Having to strip wash in a kitchen sink.Three years sleeping on a two seater sofa. WDH don't like you complaining, if you do they retaliate by messing you about, telling lies and making sure that you have no chance of moving. Do they enjoy making disabled suffer physically and mentally, and they call themselves a charity. I will probably suffer for saying all of this by some form of retaliation, but we have been pushed to breaking point. As for those good reviews that WDH have, just look at the statistics. 82% bad reviews can't be wrong. If anyone knows of any other disabled people suffering tell them to come forward and leave their reviews on Trust Pilot. We need to come together to stop this inhumane treatment, which is against human rights.
