If I could give them negative stars I would. My experience renting 18 Swadling Street through Tara and Co and the landlord Shashi Mawkin has been terrible. Over the past 7 months I've dealt with serious and prolonged disrepair. As you can see from the photos, I have had extensive mould and penetrating damp in my bedroom. There has also been further leaks and mould, including in other bedrooms. We had to get the council to intervene. Even now, after months of delays, they have still not confirmed using a damp meter that the issues in my bedroom are fixed. I have had to move out, because I was concerned for my health and have been paying for a property that I do not feel safe living in. Despite formally requesting it, Tara & Co have failed to provide a closure letter for their internal complaints process, something required for me to escalate to the Property Ombudsman. Based on my experience I would strongly recommend that you do not rent through this agency and I would definitely not rent from Shashi Mawkin. I strongly advise others to avoid Tara and Co.

Very good service by Tara and Co. They help you with all the details and the application process is quick and smooth. Tom Middleton is the agent assigned for me. He has done fantastic job in helping me with all the details regarding the property and application process. Highly recommend. I’m updating my review after 18months at the end of my tenancy and no one forcing me to write the review and it is on my own. Tara and Co is doing their very best to make the tenants happy as well but not only their client landlords. We picked up the keys to our new flat a week ago and since then Rahul, the property manager has been nothing short of fabulous. On arrival into the new flat we noticed various issues that needed to be fixed. On that same day Rahul brought in contractors and within a week everything had been fixed and completed. Rahul’s communication cannot be faulted, he kept us updated constantly and was always quick at responding to emails. His help has been wonderful and it is clear that he truly cares about the property and tenants he manages. Many thanks to Rahul for making the move in process as smooth as possible.

I had an extremely disappointing experience with Tara & Co during my tenancy in a shared house in Leamington Spa. From start to finish, the service was unhelpful and unresponsive. Throughout my stay, any maintenance or service issues I raised via their portal went completely ignored. The property managers repeatedly told me to “email the services team,” which led nowhere - no replies, no updates, and no action. Even when I called the office, the response was always that the property manager was “busy” and would call back, which never happened. One major issue was a continuously running toilet flush that wasted water for over four weeks. Despite multiple calls and written complaints, no one from their maintenance team attended. I eventually had to fix the problem myself, both at my own time and expense. When I finally moved out, I was shocked to see that they deducted over 20% of my deposit for “cleaning,” even though the room had been professionally cleaned before checkout. They refused to share any evidence - no photos indicating the dirt, no cleaner’s invoice, no payment proof. After speaking with other tenants, I realised this seems to be a common practice, with everyone losing a similar portion of their deposit under the same vague “cleaning” reason. Adding to the frustration, even after vacating the property, I continue to receive their automated communication emails about fire alarm checks and property visits, another example of poor data management and disregard for former tenants. I can go on and on about their terrible service but in short, Tara & Co demonstrated poor communication, lack of accountability, and questionable deposit handling practices. I would strongly advise anyone looking for accommodation in Leamington Spa to think twice before renting through them. My experience was stressful, time-consuming, and far below acceptable professional standards. Edit: I see David has replied to this review but, the sad reality is I had already emailed him in August citing their terrible service and highlight all the issues, including proof of the appalling service provided by one of their property managers. He did not reply to it then, it was other colleagues of his that handled the matters. Even after dozen of emails requesting for proper quotes and proof, they had nothing. In frustration and to have a proper peace of mind, I accepted the deduction of my deposit. I wish I had more energy to reply to David now but I genuinely don't. I'm posting this review here so others can save themselves some trouble.

Poor communication unenthusiastic advisors. Me and my Wife went for a house viewing at property last wee. The lady who showed us around ( I think her name was Charlotte) was friendly but wasn't Very helpful and didn't try and "sell " it to us. Charlotte advised that the previous tenants had only moved out a few hours before we had our viewing. The house wasnt clean, there was marks in the sink and bathroom and the house had a smell. this should have been done or at least cleaned before any viewings were booked in. When we asked if certain things would be done to rectify damages, ( i.e previous tenants used wrong paint to touch and was obvious). Charlotte couldnt advise and just said that this was the first time she had entered the property when asked about appliances in the kitchen she said that there wasn't a dishwasher but there was.. Surely, she could have done her research before doing viewings? We arrived early for our viewing and she was just waiting on her car. This time could have been used to look at the house and check it over and be prepared for any obvious questions, specially as she hasn't seen it before), that evening my wife and I sent an email to Tara and co and cc'd Charlotte in to it. We were still really interested in the house but had a few questions to ask before we proceeded with the application. We have not heard anything back from this. We have now found out that the property has now been let. It would have been decent for them to at least email to tell us this. We have had a number of house viewing with different agencies and after every single one we have had an email the next day to see how it went and if we have questions or want to proceed. We feel that Tara and co really couldn't be bothered if they let it or not. I have heard poor feedback about Tara and Co before especially regarding cominicatations but decided to see for myself. This experience has put us off looking at any properties that are being let by Tara and co as if this is what they are like during the viewing stages, what would they be like if you had an issue with the property and trying to get it fixed.

Be aware that this agency asks people to leave 5-star reviews after having viewings with them. Why do they do this? Difficult to say! My guess would be that they are desperate to increase their rating so that all the 1-star reviews from people who have had terrible experiences with them are not the first thing anyone googling them notices. But of course, this guess could be wrong, and the practice of asking for 5-star reviews could be for any reason!

Abysmal - AVOID unless you want serious environmental issues

Abysmal - avoid at all costs. Do not work with this company. Had to deal with Tara and Co in Leamington Spa (Warwickshire) UK with neighbouring HMO tenants who Tara & Co placed and did not manage correctly. This company is beyond bad. Would give minus 10 stars if I could. Unresponsive, unprofessional, lazy, disrespectful absolute sham of a letting agent. Constantly short staffed (at their own admittance) and irresponsible. Promise to do things and don’t do them. I would strongly advise NOT using Tara and Co to manage your property. They do not care that peoples everyday lives are suffering because of their mis-management. They let their tenants blight decent neighbours and peoples lives with serious rodent and rubbish environmental issues and over occupancy. They don’t act proactively. Spent months trying to sort out disgraceful HMO students managed by Tara and Co. We have endured and suffered with over occupancy, rotting rubbish, rubbish dumped in doorways, rat infestations, insect infestations, swarming flies, putrid and rotting food stench, at the hands of Tara and Co. They don’t even provide proper bins for occupants. They are completely ineffective and have no consideration for people living next to or near property they are supposed to manage. We were just told to call environmental services and left overrun with rats, putrid rotting rubbish and other insect infestations. They also don’t manage property maintenance correctly. My experience of work done on an adjoining property is that they will botch jobs. Properties are not maintained correctly causing major problems for neighbouring properties. Please avoid this company at all costs.

Avoid at all costs, especially if you are an international student. Tara&co’s commercial policy is at best spitful and at worst fraudulent. They are deeply incompetent when it comes to dealing with tenant issues and mediating conflict with the landlord. In fact, they do not embarasse themselves with mediation or even communication. The only e-mails you will get are about you paying rents and deposits, or unacceptable fees. Otherwise, they barely answer phone calls, I had dozen of e-mails left unanswered although I was in a critical situation. When you do get an answer, do not expect that they keep their engagements. They will never get back to you and never take your discussion into account in their acts. As an international student I did not have the opportunity to step a single foot in the room I rented, due to travel ban. I still had to pay 7 months of rent. Although I warned them only two days after paying the 4 first months that I will not be able to come in the UK, they did no effort to answer my e-mails and get in touch with my landlord to discuss an arrangement. The only answer I got from Nishtah (the agent in charge of my contract), 1 month after the first e-mail, was a destination error and a little line saying that I had to find a new tenant and contact the landlord myself. What level of incompetency is that? What are estate agency for? I have so many other unacceptable things to say about my awful experience with Tara&Co. I will just make a list to warn their potential client: -There is no termination clause in their contract. -They charge £50 if you do find a new tenant and want to have the contract changed. -They do not reimburse you for the £50 if the contract change does not happen due to exceptional circumstances (travel ban). Although they promised you to do. -If, like me, you pay for a room you never used, you will still have £200 STOLEN from the deposit for no reason. -They answer really quickly when you are about to send them money. But never answer when it is about them sending you money. -They accept international money transfer, when you pay your rent/deposit. They do not accept them when it is time to get your deposit back. -Their processing time is awfully slow: in fact I discovered that my landlord signed my contract 2 weeks after I tried to give notice… And waited 2 months to get HALF of my deposit back. I have so many other things to say about their incompetency and miserable behaviour. I am just writing this so no other students, especially international ones,engage in any businesses with Tara&co. I am not claiming for any money here. I am just relieved to never have to deal with this company again considering the arm they did to my mental health (beyond arming my bank account) the past months. In sum: they behave like thieves and are (purposely) the most incompetent company you will ever get to work with.NegativeResponsiveness, Professionalism
