We bought a property through Kyle at John Francis in March 2026 and were extremely satisfied with the service we received. Both Kyle and Izzy were incredibly helpful, answering every query we had and making the entire buying process seamless. Kyle also connected us with a fantastic mortgage advisor which helped us massively with the finances. What impressed us most, however, was the genuine care Kyle showed toward the elderly lady selling the property. He went out of his way to ensure the process was as stress-free as possible for her, supporting her every step of the way. It was lovely to see that level of compassion, and how Kyle cared not only for the sale but the person too. We can’t recommend them highly enough.

House buying can be a frustrating experience, however, the staff at John Francis were so professional and relaxed that on this occasion it wasn’t. We looked at a lot of properties and the team at John Francis remained focussed on our requirements. A house came up and we were contacted straightaway. John Francis was the agent for the property we were buying, so not actually our agent. I was really impressed by how proactive they were. The sale took nearly 7 months to complete, (nothing to do with the agents) and Tracy was brilliant the whole time. She maintained a really positive dialogue between us and the seller and chased me up for progress reports on a regular basis. This is just the kind of service I would have liked from our agent, who was frankly useless by comparison. If we ever come to sell the new house, I won't think twice about using John Francis. Thanks.

A huge THANKYOU does not seem enough to Tracy (and Lisa Marie in Tracy's absence) , for her support, her professional advice and information given at the right time, quick response to calls and emails, chasing the progress of the chain. The list is endless, but Tracy made the whole process less stressful with her friendly manner. I do recommend John Francis to anyone buying or selling their property. I would not go anywhere else!

Tracy Davies has been amazing to work with over the last few months , always keeping us up to date with the progress of the sale, which wasn’t easy at times with us now living in Australia. Just purchased our new property with John Francis Lampeter. Excellent estate agents and highly recommended. Our Customer Service Representative was Lisa-Marie. She handled each and every issue which arose during this lengthy conveyancing process like a dog with a bone. Lisa-Marie became the elastic pulling and pushing both solicitors and brokers to finally get our dream family home completed. I strongly believe with a less experienced and dedicated Customer Service Representative this deal would have fallen at the last minute. 5 STARS to Lisa-Marie and John Francis Lampeter.

Having just purchased a property through John Francis, Lampeter Office have to say how helpful all the staff Lisa Marie, Lucy and Tracey were from viewing to completion. This should have been a straightforward purchase but the hiccups we encountered right from the start were incredible, through no fault of the John Francis staff but the incompetence of Solicitors losing papers time after time, however Tracey went the extra mile to deal with these problems for which we are very grateful, after many many months she has now secured the completion and I am sure she has breathed a sigh of relief and certainly deserves a holiday after this. Thankyou Tracey and everyone else concerned.

What a Brilliant team from start to finish. I instructed Lampeter branch to sell my mum's house, I live in Hertfordshire and really did not know where to start. Eryl and his team arranged viewings and the house was sold very quickly. Once a buyer was found, Lucy Wood took over the sale, calling me, keeping me updated, helping me with all my questions and reassuring me throughout the sale. We approached John Francis after having our property with another local estate agent for 12 months, at that point we were completely disillusioned and fed up with the really poor and unprofessional service we received, we had almost given up on our very sell-able property being sold! What a difference !!! From the start we have received nothing but friendly supportive and regular communication, our sale has now gone through thanks to the hard work and dedication of John Francis. In a ten person, 6 month chain they have been tenacious and determined to achieve the best outcome for all concerned. We were lucky enough to be assigned Lucy as our negotiator and she has been a total joy to deal with, we have laughed (and almost cried) together and she has almost become one of the family!!! Her professionalism is of the highest level and I have always felt she was in our corner, her experience shines through and we always felt we were very much in a pair of confident and safe hands Sadly my Mum died just before the sale went through and Lucy was incredibly kind and sensitive to this. John Francis are the sort of estate agent who will tell it you straight, no flannel, or being smarmy - you can rely on them for an honest realistic opinion and for that I have always been very grateful. I knew upon meeting James the manager that i was in safe hands. He had a good knowledge of the area and the property market. He gave me clear and sound advice which also encouraged my elderly mother to instruct him to sell her house she needed a gentle hand which was expertly done by Rebecca and they soon had her property under offer and my property not long after which was down to Kirsty who managed the whole process with ease and i have been kept informed and updated regularly.
