I would totally recommend using Royston Lund Estate agents at Keyworth . I sold a 3 bed and downsized in what should have been a straightforward situation . Unfortunately the conveyancing process became very complicated and challenging and would have collapsed without the continued determination and professionalism of the staff at Royston & Lund. I particularly thank Matt , who persisted with achieving a positive outcome and went above and beyond in his efforts. I always received good advice and re -assurance throughout the process , when it was easy to become overwhelmed and despondent . In short, his dedication achieved a sale against the odds .

We employed the team at the Keyworth branch to help us sell our house in the village. From the outset, Matt provided great advice and got the property onto market very promptly. Our house went up for sale on 15th May and by the 20th May we had two full asking price offers. Throughout the sale process, Matt, Sarah and Harry kept us informed of progress and were proactive in finding out what was happening on our behalf. Nothing was too much trouble and they really helped to ensure all parties understood each other's expectations. With their assistance and our fantastic solicitor we were exchanged within 6 weeks and completed in just over 8 weeks. Matt initially worked with us, who was superb, following through to Sarah being an absolute hero with the sale administration, and Harry being on the phone to me 24/7 giving me updates and me getting stressed! Took a while for the sale to complete due to purchases solicitors being slow but Matt, Harry and Sarah kept us informed, responded to our emails quickly and chased the buyers and their solicitors regularly, keeping us informed of the progress. Avoid if at all possible.

I cannot stress strongly enough that you should avoid using Royston and Lund. Whilst my sale went through, it was not because of Royston and Lund, but rather the efforts of other estate agents in the chain. If the other parties in our chain had estate agents of the same calibre as Royston and Lund, I have no doubt that our sale and purchase would have completely fallen through. The initial sales pitch was impressive and the fees were competitive, however the service thereafter was extremely disappointing. Pricing guidance was poor, and we ultimately had to seek advice from another agent to correctly price our property. It would be overly generous to say that they were reactive in their approach, let alone proactive, and sales progression was non existent. Communication was so ineffective that other agents involved chose to exclude Royston and Lund from communications, as their involvement was more of a hindrance than a help, and we had to deal with other agents directly instead. Updates were infrequent, responses were slow, and promised callbacks often did not happen. When updates were provided, the information was often out of date or incorrect. On several occasions, inaccurate details were communicated by Royston and Lund to other parties on our behalf and we had to correct them. We were explicitly told that emails relating to our transaction were not being opened or read. Overall, the experience caused unnecessary stress and frustration. When complaints were raised, no apology was offered, they simply proceeded straight to threatening legal action if we didn't pay the fee on the basis that the transaction had completed and so they had done their job.. We received what are clearly precedent letters very quickly, which suggests that they get these complaints frequently. I have never met a company less deserving of their fee. I would strongly, strongly advise avoiding Royston and Lund, and recommend contacting someone like Liz Milson or Jess Beesley instead.

From start to finish (amazingly, only a little of 4 months), Sarah, Matt, Jake and Ollie the photographer - in fact the whole team at Royston Lund in Keyworth, were nothing short of amazing.
