I’d give you zero if I could

I’d give you zero if I could. These scumbags let me move into a house with my baby when it had holes in the roof, a big hole in the kitchen wall, holes in the brickwork, gaps in the windows and doors, the loft wasn’t insulated properly so I froze to death in the winter. The windows are in terrible condition and have caused black mould, the radiators aren’t heating my house and is impossible to get warm, But the icing on the cake is that I live next door to a drug addict who is also an orbit resident, the drug smell is coming through the walls and orbit are doing NOTHING about it, despite their zero tolerance to drug use in the property. Orbit are a joke. How is it ok for my baby to be breathing in drug fumes??? You quite clearly don’t give a damn about your tenants. I’m gathering all the evidence I can to drag you through the courts. DO NOT send me a response asking me to contact your customer care team - as I’ve already spoken with these morons!!

Incompetent,extremely untrustworthy,negligent

I paid them for a fob 3.5 months and STILL they have not provided it.They took the money quick, then told me my flat wasn't registered yet with them, then told me the estate agent had to order it, then told they had no idea where to order it from but 'were looking in to it every day', then sent the wrong fob, then sent the wrong fob again, and finally now say 'we don't know where to order it from, but we have ordered it'. The fob is for my 11 year old son, who now has to stand outside until one of us gets back, which clearly Orbit has no issues with as I have told them about this. Neglecting kids is about as low as you can go.I sent them two complaints about this on their website. They didn't acknowledge it at all. They have only ever responded to my requests after I have sent them countless texts and made countless phone calls. Noje of them know what they are supposed to be doing or have no interest in doing it. I have now escalated my complaint to the housing ombudsman and have encouraged other residents in my building to do so. No-one has anything good to say about them in the entire building of 54 flats. Junk organisation, awful staff, clearly only interested in profit making. They provide NO service whatsoever. Less than the bare minimum. There was a rat infestation several weeks ago, which it took them TEN DAYS to clear up. Rentokil, who they supposedly employ to fix these issues also complain about them, saying that Orbit takes a very long time to pay them. The irony of havinv to rely on orbit to remove vermin.

Shared ownership buyer

Bought a shared ownership property from Orbit around 3 years ago now and they are absolutely pathetically bad. Do not pay back the service charge surplus as stated they will (taking the matter further currently) cannot get hold of the right people to talk to whilst offering absolutely near on 0 service to even actually warrant charging anything. Price increases every year just absolutely horrendous customer service. My advice is steer well clear

Orbit Has become one of the worst…

Orbit Has become one of the worst housing association landlords. Neglected property's, lazy staff, and general neglectful towards paying residents. I am fed up of paying for a property which is always having issues and trying to get orbit to fix these fixes in nigh on impossible. No caretakers are ever seen and the state of the communal areas and garages are a joke.

Orbit are happy to bankrupt residents

Received a parking fine from CPMImmediately appealed on the basis that I had a permit (which was my thinking, as under croft designated parking spot was part of the flat purchase)CPM confirmed I did not have a permit and did not accept the appeal, I then reached out to customer care for clarificationCustomer care (Karen) informed me that I indeed needed to apply for a permit and a letter was sent out regarding thisAfter Karen sent me the letter via email, I immediately submitted the required docs for permit registrationI did not see/receive this letter that was initially sent and I requested if this can be escalated so building management can intervene as I was still receiving fines every dayI reached our to customer care again as I had no contact from building management - I was advised by customer care (Karen) that she had sent another escalation to building management and they would get back when they canI reached out to building management myself (Connor), explaining my situation and that I did not receive the comms that was sent for whatever reasonHe then advised that after going back to CPM, i did not have a permit so therefore he could not interveneI then reached out to CPM as I had submitted required documents and on their portal I could see one of my docs contained my previous address, I replied to Conor requesting assistance given the amount the parking fines which had been caused as a result of fines going to my lease company and them sending to my previous address so therefore the fines were £100 each plus £25 admin fee as CPM refused to let them transfer liability to me.I rectified the docs and resubmitted as perI then reached out to Tina Mowat explaining my situation and requesting a callTina replied back via email, ignoring and not even an acknowledgement of my request for a callShe confirmed in her email that other residents had similar issues but she still would not intervene as the one letter that was sent should have sufficed.Tina then made a ill judged assumption that my parking fines accumulation was as a result of me just not paying the fines and leaving them to build upWhen this was caused as the tickets are sent to my lease company before they get to me on top of which my lease company were sending notifications to my previous address. Tina was not interested in understanding and helping but with just rejecting any suggestion that assistance would be given or consideredI replied to this email again asking for help as the amounts was about £1000, give or takeTina Mowatt, like Connor Deane, did not reply to my emailUpdate: Orbit has not done anything other than reach out on Trustpilot to take details.Any issues report them to housing ombudsman, orbit and their staff are the are as bad as each other - they should not be in any position to build social housing.

Where do i even start

Where do i even start? There is this house of flats in Hastings , 16 flats, 16 families, who have been made homeless by Orbit in November 2023. I don't live in this house, but one of my family members did, and they told me, that fire alarm has been going off at least 2 times a week, but no fire or even smoke in the flats that showed up on the fire alarm board. So residents kept turning off the fire alarm themselves (some of them knew the code). Lately more people got concerned and kept ringing the fire brigade, who came out multiple times until an investigation was made to find the cause of the fire alarm going off repeatedly. Orbit knew about this situation a while already, but didn't do anything until forced by fire brigade investigations. It turned out the electric wires in the whole house are faulty and a risk to cause actual fires in the building. Besides that, structural damages have been discovered too. So they said the building is a health and safety risk and made all 16 families leave their homes. People in this house said, Orbit knew for years, there was something wrong and didnt do anything, putting scaffolding on, but no work been done. Now these families were put in travelodges and AirBnBs where most of them still reside, since November! This week they were all forced to pack all their belongings which will be placed in storage until they have a new home. Orbit made it clear there is no return to that house. They say they will start works on that house soon, but seeing as there are other Orbit houses in Hastings, that are empty since years, who knows what they'll do. Families are getting no updates about what else is happening, how long they'll be in this temporary accommodation situation. They are getting frustrated, depressed, desperate, but calls or mails are being ignored or unanswered. Families with kids, older people, disabled people. Orbit doesn't care. They made a big cut in peoples lifes, "unpleasant situation " as Orbit call it, is not even close to what is happening to these families. One family moved in only recently before everyone had to leave, another family with kids been living there for 14 years! How do people working for Orbit go home at the end of the office day and have a relaxed mind, knowing they make people suffer so badly? All they told these families was there are no properties available at the moment! But hey Orbit, at least YOU guys got your home and your sorted happy life, don't you? Be ashamed of yourselves! What you are doing is not right, don't you even care what this means to all the kids involved? Give people answers to their questions! Stop ignoring! Give them homes!! Edit: today i was informed, that some people have been put in temporary accommodation with mould and damp , they informed Orbit, but nothing has been done for WEEKS now! Also, all these families no longer access to their flat in that building , after their belongings are completely removed and in storage, the flats won't be theirs anymore, but Orbit still thought its a good idea to increase these people's rent by almost £10 a week now?! As if you're not already causing these poor people enough emotional/mental stress , yes, fair enough they keep paying the rent which will go towards the temporary accommodation rent, but also increasing the rent by (from what i heard) £10 a week, is a bit disgusting tbh.... I've never seen anything like that!!! What is wrong with you people?

Bad customer service.

What can I say. I have lived in one of there properties for just under five years. Since the start there whole repair team are completely useless to say the least. There contractors useless and unreliable! Will say workman good. Although messy. Orbits housing manager when I moved in was brilliant. Then she left. Unfortunately I had neighbour issues. Which I kept reporting . He did not like it. And warned me could be consequences. Suddenly he left and got new housing manager. Who decided my complaints were basically untrue! And sent letter saying I had been put on call plan. As Orbit thought I called to much. Rubbish! Yesterday I rang customer service to be told I was on call plan and my call was being terminated! So emailed housing manager. And she said I am only allowed to ring about my tenancy. What a joke. Especially as I had faced a hate crime! Orbit said i could not prove it. So shut it basically! So if I need to report repairs or rent problems or any other of there departments I have to email or write to them. Shocking!!!! Put in formal complaint through my account portal. And guess what. It logged me out and did not accept it? This has happened a few times. If I could move i would I am telling you now. Just to point out. A housing manager is paid to keep the estate up to a good condition. Not dictate to a resident who they contact at orbit. They are a estate manager.Yes they have the right to restrict my calls to them. But that's it. Also don't give out a mobile number if you don't want residents ringing you!!

Absolutely appalling company been…

Absolutely appalling company been waiting for repairs since April 2022 after numerous bodged attempts by dishonest people at fixing double glazed windows went through to complaints department they closed complaint down also added new back door but after numerous phone calls Holding on phone for hours nothing has been done Shia is apparently dealing with the complaint makes arrangements to phone with update but she doesn't keep the appointment just leaves me waiting it's been hell having windows whistling and making howling noises when it is windy have contacted mp and waiting on housing ombudsman to get back regards to your response I would love to speak to my case handler unfortunately she doesn't get back to me I held on the phone for over 2 hours yesterday only to be cut off she has made 4 telephone appointments with me via email which she didn't honour

I made the mistake of buying a new build house next to Orbit Housing in 2016.After over 3 years of unmanaged ASB from their tenants, and my MP informed, as well as Mark Hoyland, the CEO directly, the community review has found in my favour that Orbit have not managed their housing stock and not fulfilled their public duty. July 21: The directors of my local council will now be speaking at director level with Orbit to ensure that they begin to manage their tenants. My report will also now go to the Housing Ombudsman which I have been warning Orbit about for years. Therefore, if you are also having ASB issues with Orbit tenants, please: Contact your local council. After three complaints, you can ask for a community review.The community review will make recommendations. Your report can be sent to the Housing Ombudsman. The conclusion from my statutory community review states that: ‘it seems abundantly clear to me that there is, and has been, ongoing anti social behaviour… involving Orbits tenants and and their tenants family members… this has been well documented.’ And yet, Orbit have done nothing to manage it, but they certainly will now.I hope that other people experiencing ASB from Orbit tenants can learn from my experience. As an organisation, they have been negligent in their duties to me and my community, which I have in black and white. Jan 2022: No acknowledgement of my official complaint to Orbit in July 2021- complaint now made to the Housing Ombudsman and my town council is seeking to keep them out of future town developments.UPDATE: Nothing was ever resolved, so I moved house, ensuring that I never bought near Orbit Housing Association. Life is quiet and as it should be now.

Orbit Housing Association ASB review Sept. 2023 0 Stars

From first hand experience, Orbit Housing do not, and are not interested in investigating complaints of ASB reported to them fairly or impartially. I was subjected to threats of GBH, reported to the police and Orbit, threats to get me evicted, threats to start a petition to get me evicted, both in my front garden and in the carpark by these same residents, my car was blocked in, in the carpark, again I reported it to the police and Orbit, they damaged my property and I received threatening verbal abuse from these same five neighbours from four households. The Community Safety Anti-Fraud Team refused to deal with these complaints fairly or impartially.The Housing Ombudsman then requested Orbit to do a Stage 2 Review which they ignored initially. The stage 2 Review report when finally completed states clearly that all ASB complaints against me from these neighbours were upheld. This resulted with a letter setting out Orbits own rules for residents and visitors parking in the residential carpark being sent out to all residents who qualify to use the carpark. I had to make further complaints regarding these same tenants and their visitors when they ignored the rules in this letter, and I received more verbal abuse and threats from these same tenants. These complaints were only investigated when I contacted the then CEO of Orbit as the CSAF Team ignored them. My complaints were again upheld, and measures said in this report were to be put in place to deal with these tenants who’s visitors made repeat offences of parking in the resident carpark. There is also a sign at the entrance to the carpark which states Residential Parking Only. However, the CSAF Team, and the Property Manager refuse to enforce these rules and decisions made by Orbits Senior Management.Earlier this year, Orbit Housing tried to get an injunction against me through the County Court, with two of these same neighbours. and two Orbit CSAF staff members responsible initially for investigating my complaints of ASB, signed witness truth statement of untrue allegation against me. Orbit have also destroyed evidence of my complaints on more than one occasion, Orbit has admitted this. This said injunction was thrown out of court and I was cleared of any and all liability towards any staff members at Orbit Housing and these neighbours untrue truth statements of ASB they accused me of. Questions were raised in court regarding Orbits handling of this situation, and strong reference and lawful recommendations were made by the court to Orbit Housing which include, Orbit are condoning the ASB by not enforcing all the rules of the carpark, and it is unlawful for visitors to park in the carpark, visitors can pick up and drop off only.In September 2023 I received another threatening letter from Orbits CSAF Team accusing me of causing ASB towards these same tenants. I have had no previous communication from Orbit regarding these complaints they have made, again I am not being treated fairly or impartially by Orbit. In paragraph three of this letter it quotes “Just to remind you Orbit Housing took legal action in respect of you and obtained an injunction in order to prevent the issues that you caused to other residents previously.” The CSAF member who sent this letter is either inept, or is unaware that the injunction that Orbit applied for was thrown out of court and that lawful recommendations were made to Orbit Housing by the court in regard to this matter. In his next paragraph he goes on to say that “Please be advised that should we receive further reports then Orbit will not hesitate in considering further action which may include this time serving you with a Notice Seeking Possession.”I replied via email to this letter of accusation by the CSAF member and pointed out his mistake about the injunction he quoted, and asked for details of the allegations made by these residents. I have heard nothing from him. This letter does seem to suggest that Orbit and these tenants are still trying to get me evicted from my home.Visitor are still parking unlawfully in the carpark, they cannot park on the flags, they are parking in the turning area blocking this, and another tenants vehicle. This tenant has been told repeatedly her visitors cannot park anywhere in the carpark, Thursday her visitor parked again in the carpark, and one household persists in parking two cars in the carpark, when only one car is allowed.Orbit South Warwickshire cannot deny severe maladministration in execution of their ASB Policy and rules made and agreed by senior management, with the additional lawful recommendation made by a court of law to stop these tenants causing ASB toward me. I definitely feel hounded by residents and Orbit, who will only communicate with me by sending threatening letters.

Fobbed off with inaction & delay tactics

Time slots are irrelevant + engineers fear a ring doorbell

Test was carried out effectively and efficiently however this was the 3rd time it had been booked, the first 2 occasions a man turned up at the wrong time and had a phobia of using the ring doorbell. It was only once I had contacted the office I was told they had already been but I did not answer,upon checking the camera I see he arrived at wrong appointment time and knocked on the door. 3rd time luckil... correspondance with appointment booker confirmed a PM slot twice only to then have the engineer arrive at 8am!! He then told me he had driven nearly 2 hours for my appointment and was told it was AM, making me feel bad then told me I would have to be home the whole morning for it to be completed, meaning I then had to cancel my child's swimming lesson and my own dentist appointment leaving me out of pocket due to the admin's incompetency.

Absolutely appalling service. My nan who is an elderly woman was locked out of her flat from 4:00 PM and repeatedly told that an emergency repair person would arrive “within a few hours.” Those assurances turned out to be completely meaningless. She was not let back into her home until 8:00 AM this morning.

Fire safety regulations? Never heard of them.

My complaint has been outstanding for over a year and a half, calls and emails are being ignored and they literally couldn't care less if you burned to death as a result of their negligence. Issues since day 1 of moving in. More details to come; it's a juicy one.Edit in response to Orbit: believe me, I have tried. I've called numerous times, tasks have been 'sent out' to other departments or I've been told I'll be contacted and then seemingly ignored, along with my numerous emails over the laat 2 years. Orbit also ignored communication from NHBC and also the Housing Ombudsman. Disrespect is rife in this company. Get a grip.
