Mice infestation by a John D Wood managed property

I strongly recommend doing your due diligence before renting a John D Wood-managed property on Courtfield Road. I was a tenant at the property for two years and am sharing my honest experience… Repeated mice infestation During my tenancy, my young daughter and I experienced three separate episodes of mice infestation, including mice regularly appearing in our living space and kitchen. Despite repeated requests for help, I was at times ignored for weeks. On one occasion, pest control attended to remove a dead mouse from our kitchen. They advised that entry points needed to be properly sealed to prevent recurrence and that the landlord had been made aware. Despite this, the landlord chose not to act, so we continued to cohabit with mice. P.S. The pest control agent told me they had previously attended the flat for exactly the same issue during an earlier tenancy and it had also not been addressed. Living through recurring mice infestations with a young child, when preventative measures had been recommended, was totally unacceptable. The way the landlord chose to handle (or not handle) the matter was completely (insert your own adjective here). Which, quite unsurprisingly, led to the even more ridiculous handling of my deposit… Deposit handling I was not contacted for over two months, despite repeatedly trying to contact the responsible person, James (listed as Kieran on their website), by email, telephone and attending the branch twice. On one occasion I even saw him in the branch. Yet James denied receiving any communications from me despite clear evidence and witnesses. I eventually made contact only after escalating to his seniors. When communication resumed, I was presented with several deductions I considered totally unreasonable and disproportionate, including a £390 cleaning charge despite the property having already been professionally cleaned, as well as proposed replacement costs for “wear and tear” items which, in my view, could reasonably have been remedied and should not be used to fund refurbishment of the property. When I disputed the deductions, I was repeatedly asked for further evidence and explanations, including proof of professional cleaning and detailed recollections of how alleged damage occurred, which I provided in good faith. Despite this, my evidence and explanations seemingly went unnoticed and the landlord’s position remained “firm and unchanged”. I couldn’t help wondering why they asked for this evidence in the first place, if not simply to make the process more drawn out. Then, after approximately two and a half months, I was informed that the landlord’s position had changed again and additional charges, including possible carpet replacement, were being considered. I was also told their cleaning contractor had been asked to attend again to update the cleaning quote, and I had to wait for details needed to escalate to TDS, further extending a process that had already taken months. At this point, returning a tenancy deposit appears to have developed into a considerably more complicated project than dealing with three separate mice infestations ever was… Jokes aside, I was a tenant for two years, paid my rent, including increases in line with inflation, six months upfront at a time, and caused very little difficulty throughout my tenancy. I was consistently accommodating when it came to problems with the property and landlord. It is unfortunate that the same flexibility seems to disappear rather quickly when there is money to be deducted from a tenant’s deposit. So, to anyone considering renting in South Kensington / Gloucester Road, and particularly this property: please do your due diligence, document everything and keep every email. I sincerely hope your experience is better than mine. As for my deposit, perhaps one day it too will successfully find its way out of Flat 9.

Professional and helpful

Molly and her team at the Parsons Green office were very professional, helpful and pleasant to work with. From advising on the appropriate asking price, arranging multiple viewings and securing couple of offers in the first two days of the property being on the market. They were knowledgeable and assisted in navigating a stressful process, dealing with unexpected matters that came up during the conveyancing, which I really appreciated. I would highly recommend the Parsons Green office for selling a property.

High level of tenant service

As tenants we have been very well looked after by Massy Eslami in the Belgravia branch. She has pro-actively sought to get to know the property, head off any issues and when there have been things needed she is extremely quick and efficient at arranging the necessary works and contractors. This is an excellent level of service and we greatly appreciate it.

Quick and stress-free move

I had a really good experience working with Paris Merico from John D Wood & Co. while looking for a flat in Notting Hill. He was super quick, practical, and always easy to reach, replying straight away to calls and messages and really trying to sort things out fast. He made the whole process feel simple and stress-free, which was a huge help. In the end, he helped us find a lovely apartment in Notting Hill with great landlords. Would definitely recommend him if you’re looking for a solid and efficient agent.

Katherine Garces was my acting agent for JDWood and I have nothing but good things to say about the whole experience, she was very open, knowledgeable and honest. We saw a few places, she understood what I was looking for which helped narrow down the search and when the right one was found, the negotiation was swift. I've moved in now and the handover again was easy and smooth, couldn't be happier, many thanks!

Thank you to Massy Eslami, Property Manager at Belgrave Square

I would particularly like to commend Massy Eslami, Property Manager at Belgrave Square, who went above and beyond the call of duty in doing all sorts of extra tasks to help me when the tenant vacated my flat. As I live abroad, I very much needed and appreciated her extra commitment and assistance.

We appreciate that landlords may have specific preferences. However, clearer communication at the outset would have avoided unnecessary time and effort on both sides. Transparency in criteria before arranging viewings is important for prospective tenants, particularly when serious financial proposals are submitted in good faith.

AVOID AT ALL COSTS

If I could give 0 stars I would.I've rented 10 years in London and I have honestly NEVER been treated so awfully or experienced such unprofessional conduct. I truly wish I'd read all these reviews before I accepted a property through them because how these people are even in business is beyond me. They are useless, lie on tap and speak down to you at every opportunity. The onboarding process itself was bad enough - they (Alexandra, Emily and Samantha) were rude throughout, moved my move in date multiple times causing me to lose money and ignored any of my queries when I tried to get clarity on what was going on. But the second they wanted an answer - or for me to pay something - they would harass me relentlessly (including when I was at a funeral, which they were well aware of at the time). The property, which for context was fairly new and modern, was then handed over to me uncleaned (i.e. black surfaces, gunk in the shower, tea stains all over the floor). In itself this was bad enough and a breach of contact on their side, but I then quickly learned the drains were completely blocked too. They left me for months unable to use my own shower as the tray was completely full by the time the water would even get warm, rendering it inaccessible (thankfully I had an alternative via the gym but no compensation or apology was given for months of no access). Throughout this, they would either ignore my emails or respond with stupid comments like 'oh I think we just need a new shower head' (?) every time I tried to chase.I eventually had a (dodgy) plumber sent round who clearly made the problem worse as despite fixing the initial 'block', the shower began leaking shortly after. A different (and this time decent) plumber managed to fix it but told them they would need to carry out follow on work as it was soaking underneath the floors and they would need taking up to dry out properly. Of course they ignored this and within weeks the flat was COVERED in furry black mould spanning across the kitchen, bedroom and bathroom. The smell was literally unbearable and they didn't bother actioning anything until I threatened to contact environmental health (not that they ever properly fixed it, just painted over it). I literally spent my own birthday sleeping freezing cold on the floor (so I could be next to the open window) just so that I could breathe outside air. I had to throw out so many of my clothes as they smelt so bad afterwards, and they had the audacity to send some btec handyman over after telling me they were sending specialist mould removal people. This guy literally wandered over to Tesco to buy some own brand mould removal spray and asked to use my cloths (which obviously then had to be binned) to try and clean it. Clearly that failed given the scale of the issue and after smearing it all over the place and ruining my cloths, he then helped himself to my hoover and stupidly tried to hoover up gunky chunks of mould causing more damage to my personal property. There's a thousand other stories I could tell including them refusing to tell me where the meters for the property were so that I could take readings (on move in day they told me their inventory people had taken them and they would be sent to me - this turned out to be a lie), nor would they give me a key to my own letterbox for over THREE months. Turns out the meters were inside a locked cupboard that I needed a code for but despite finally getting access thanks to a neighbour, I still couldn't even set up my own electric bill as I needed the letters inside the postbox to do so. I left as soon as the break clause kicked in because I was making myself ill with the stress of dealing with them. I also knew they were going to act up and try and scam me out of my security deposit when I left. The flat was given back to them in pristine condition, and a thousand times better than it was given to me in, so they had zero authority to try anything but I was one step ahead just in case. I also got in contact with the LL behind their back and let her know everything that was actually going on without her knowledge. Turns out she hated them too.Quite literally the worst company I've ever encountered.(Just want to add that Gina was the only person I encountered who was ever polite but sadly I didn't meet her until the point I was leaving!)

We've enjoyed our relationship with John D Wood since we started letting our Chelsea flat. When we decided to sell they proved equally supportive, and Federico's readiness to sort out the last minute details has been really useful.

Katie Sweetingham was recommended to me by a friend and I in turn would like to highly recommend Katie. She was incredibly helpful to me searching for a place to lease in Kensington. She took the time to correspond with me before I moved from the United States to help understand what I would be looking for so that she would be prepared to show me excellent listings as soon as we arrived. She listening to our needs and was super knowledgeable, resourceful, flexible and very cheerful. Also she was very patient since we are new to London and did know the areas well. I would highly recommend Katie!

J D Wood deliver quick tenant find …

Our flat had been on the market with another leading agency for a while but we’d not received any response. It was amazing to see Tushar work to get the property listed and the J D Wood team turn it around within a week or so to get a tenant in. Super quick and efficient. Whole process was very smooth and professional.

I worked with Savannah at John D Wood when I relocated from New York City. She was absolutely amazing! I didn't have corporate housing so needed a flat immediately. We spoke on the phone prior to me leaving New York to detail exactly what I was looking for in a flat and within 24 hours of being in London I had a flat which was perfect and was able to move in a week later. She completely understood what I was looking for and her attention to detail and attentiveness made the whole transactions seamless and quick. I highly recommend her to anyone that wants to move into the Chelsea area.

Katherine Popoil was very nice and very helpful over the course of my tenancy. She is unflappable and focused on solving the problem when things went wrong which is not always the case with the rental property managers after the lease is signed. The lettings office in Sloane Square was very helpful too when I realised I'd left my keys in the north of England on a Friday evening. They kept the office open for me so I wouldn't be shut out for the weekend. I wouldn't hesitate to rent from John D Wood again.

Initially, my wife and I employed two estate agents to sell our flat, John D Wood and another national agent. It was soon clear which was best, and as a result, we closed our account with the other agent, and employed John D Wood as sole agent. It is a decision about which we have no regrets. We are full of praise for the team at the Cadogan Street Branch. All the staff there were very friendly, attentive, and efficient, and worked hard on our behalf, regularly bringing prospective buyers to view our flat. In particular, the Manager Russell Williamson gave us a great amount of personal attention. We would employ John D Wood if we have to make another move.
