Avoid to be tenant on a property they manage

Clearly, I would've recommend to add some clauses to the standard tenancy agreement to avoid problems listed below, or better do not have a deal with them at all.Do not go with them, they just ignorant and incompetent.1) They lied that flat will be professionally cleaned. There was dirty windows, dust and bird poop on the floor, some old food in the fridge (Consider that we moved in 2 weeks after tenancy started!)2) Agent keep feeding me "I will call you back" for 2 weeks about the sofa we agreed to be removed from the apartment, and now stopped answering calls at all.3) They send an engineer to estimate prices to change the broken mixer in shower and clogged tap. We agreed for slot 9AM-12PM, but no one appeared. I called 4 times to the agency, and they were not able to tell me wether the engineer going to visit or not. Finally, the engineer arrived at 6PM, without any prior notice and said that he received the order on 4PM at the same day. Notice, that it is clearly ONLY communication problem - they were aware of the delay, but were not able to tell me about that, even when I tried to call.4) They didn't manage even negotiate with a landlord the plumbing change for a week! For now it is very hard to use the bathroom, as there are almost every piece of plumbing is broken and ventilation does not work. When I called to them to understand the timings, they said that the person which is responsible for that is not available and recommended me to write an email (on which they are not replied)I don't know why I forced paying to them (as the price is clearly included in the rent). They are really just a broken link in communication and should be eliminated from there.UPD: they didn't even checked the heating system at all ! All the heating controllers are broken, a long time ago, damaged by a liquid from the very old batteries, which are started to leak.Also, shower mixer is completely broken now, there is no hot water there. Their engineer recommended me to "use bucket to mix the hot and cold water" and said that this is not an emergency.Even their branch manager is powerless to chaise anything. He is in the email tread with description of this situation, and still nobody called me back today for 6 hours for the urgent matter as they promised.

UPDATE: We were informed that everything had been signed to move in to a new property. Then under 2 weeks before our move in date we were informed that the landlord never in fact signed and we wouldn't be able to move in leaving us without a flat (and the previous call reassuring us everything was sorted with the contracts was a lie). We were then told they would support us with finding a new property as soon as possible but they didn't do anything of use. Very disappointing service. Giorgio was always very helpful and helped us secure our flat with ease. He was easily contactable and answered all my questions fast which made it a much less stressful experience than I’ve had in the past. So far has been a great experience and Giorgio has added to that by being great.

Chesterton SW Lettings, a job well executed

Chesterton SW Lettings team on Battersea Rise were excellent with the recent letting instruction for my two-bed flat in Clapham. Within a window of three days, the team found the right tenants who met the criteria that I had given. The whole team is an absolute pleasure to deal with, professional through and through. Lead by Gary Noone, an experienced and knowledgeable agent, who understands the market, appreciates the important issues for landlords and tenants, not shy in striking the right balance for both sides and, at the same time, willing to be commercial. Gary and his team were completely hand-on in guiding me through the steps in the process making it a much more seamless exercise than it would have been otherwise.Chesterton also handled another letting instruction for us in the South Bank SE1 recently. Terrible. I cannot emphasise enough how dismissive Chesterston has been toward our moving process. They don't reply to our multiple emails and when they do, the answers are inconclusive and no actions are taken toward our requests. Although it says in our contract the deposit reimbursement would occur in 10 days after moving out, it has been four months without getting our money back. DO NOT RENT/BUY PROPERTY WITH THEM.

Had a really good experience

Had a really good experience thanks to a really great estate agents, my Matthew Gwyer. Other estate agents had made us feel like they weren't listening to what we were looking for and just trying to push us towards something that we didn't want but Matthew was the opposite.Also appreciated not having to go through the process of confirming with bank detail and then waiting for the landlord to "choose" who they wanted to go with. Feels like just another way to give all the power to the landlord and leave the renters out to dry. But Chestertons were the only estate agent we dealt with that didn't do this which made all the difference.
