TrustpilotBunch of cowboys!!!
Took ages to get the flat ready and were rude to me every time I phoned for an update. Further delayed by the flat the flat had to be professionally cleaned as was left in a complete mess. Turned up pretty much unannounced to do flat inspections. The first time they told me they had emailed me- well I don’t check my emails ever as get lots of junk mail. And I didn’t reply to the email either. I told them, next time please phone me - they didn’t. Just showed up out of the blue whenever they felt like it. Even if they wanted to communicate by email- fine, but expect a reply to say yes or no either way. When I moved out I had the flat professionally cleaned, as that was the condition I got it. There was a bit of residue on the cooker from when I cleaned, which must have developed after I left, but the place was in a better state than when I moved in and the cooker hadn’t been properly cleaned. They made me go back to fix it. Blamed me for a window that had come off its hinges too- got my Dad to fix that but it was wear and tear. Bunch of cowboys - rude and unprofessional, do not use!

TrustpilotIf 0 stars were an option
If 0 stars were an option, it still wouldn’t of been low enough. Without a doubt the most incompetent estate agents on the planet. Landlord was allowed to continuously breach the tenancy by showing up and even spending the night at our shared house. Reported... nothing done. Had no cooker for 3 weeks, and when they did send their electrical contractor out, he broke the fridge freezer which lead to loss of food and still had no cooker. Show up when they feel like it, but fail to show when arranged! Horrendous customer service, plus breached data protection by giving out my phone number many times. Avoid at all costs

TrustpilotAwful experience
We rented a property with Martin and Co Medway for 18 month's. We were originally told that we would have to sign up for a year and then it would become a rolling monthly contract. Unfortunately (but not surprisingly) they went back on their word after a year saying that the landlord would only accept us as tenants on another 12 month contract. We were hoping to move house to be closer to our daughters school but had not found anywhere suitable so we asked if we could just sign a 6 month contract which they agreed to at the cost of £90 administration fee!! When we first moved into the property it had not been decorated or cleaned to a reasonable standard and the garden was full of rubbish left behind by the old tenants. We asked for the rubbish to be removed (as we had small children) and were told that we could take it to the tip ourselves! A few days after moving in we noticed a mouse trap in the airing cupboard and some chewed marks around the door frame. We told Martin and co that we believed there might be mice in the property and we had to prove that we hadn't brought them with us as apparently it's not the landlords problem!! The bedrooms were full of damp and Martin and Co's solution was advising us to clean it off! The only time they actually had someone come out was when my son started to experience very bad asthma attacks due to the black mould in his bedroom. On another occasion my 6 yr old daughter went to open the garden gate and the wall and gate collapsed! Luckily she jumped out of the way as she could've been seriously hurt by the brick wall and iron gate! Martin and Co sent an email apology but the landlord didn't care and left the wall and gate for months like that before finally getting it repaired. The carpet in the property was the cheapest of cheap and had nails coming through it (which we kept catching our heels on). When we mentioned this to Martin and co they sent the landlord around with a hammer to 'bash them back in!' We always paid our rent well in time and we left their property cleaner then when we first moved in but Martin and co still deducted £40 from our deposit for a 'small pen mark' and 'mould in the bathroom'. Both were believed to have been there when we first moved in but not noted on the inventory. However the person who carried out our inventory marked them as queries but Martin & Co wouldn't listen and insisted that we paid the £40 as 'compensation' to the landlord!! To be honest Martin and Co Medway do not even deserve a 1 star review!! The fees are extortionate and when we had issues it took them weeks to respond (if at all!). The person who carried out our check out commented on how well we had looked after the property and how the garden was much improved but Martin & Co still insisted on charging us for some minor general wear and tear (which were queried on the inventory report!). My advice - avoid Martin and Co Medway at all costs!!

TrustpilotDishonest especially DM who…
Dishonest especially DM who really just about sums up why people dislike estate agents. If you are renting from these guys then be careful when trying to move out. They were given one months notice in advance, I emailed DM to confirm no more payment would be taken. He replied yes moving out date would be 17th. My brother moved out of the flat then they said that actually he gave his notice 3 days late. He dated it the 20th and although had moved out on the 17th they now want another months rent. I even emailed DM before the 17th to confirm they would collect the keys. He didn't reply as he is oily and slippery, he happily took the keys before telling us we had a month left and now wont give the keys back.Think twice before renting from this lot.

TrustpilotAvoid at all costs.
The worst letting agency I have ever encountered. The property I am currently renting is in poor condition. I am constantly reporting issues, none of which have been dealt with yet. The latest issue, is a faulty boiler, it's a weekend and I've had to have my gas cut off. Toxic gases have been leaking in my bedroom every time the boiler is on. This could have been avoided if the gas safety certificate was up to date. Martin & Co are completely uncontactable at the weekend and the gas people have had to report them. It is totally unacceptable, I have a 3 year old at home. We've also been waiting over a week to get a wasp nest removed. They don't seem to be bothered about that at all. The property is a death trap and once the agreement is over, we shall be moving on which is a shame as we are good tenants.

TrustpilotIf I could give no stars I could
If I could give no stars I could. This is one of the worst agency I’ve ever had to deal with. The delay in responses from them and the tone of emails and messages they send is nothing short of a disgrace. We reported our boiler to be broken as we had no hot water and it took 2 weeks for someone to get sent out! When we first moved in during the lockdown period at the start of 2021, I was shocked to find that the master bedroom in the property had a leak from the en suite bathroom! This then took them over 3 weeks to sort out with the same issue happening again a couple of months later. They are now withholding our deposit and trying to charge us for issues that we’re out of our control. Disgrace.

TrustpilotVery Bad Experience.. Avoid them.
I took their letting services and my experience in area of amount they charge, quality of documentation, attention on complaint to repairs and interaction for day to day services was very poor. There were many instances where documentation was not prepared as per decision and guidelines.I had to dedicate my precious hours (not minutes) to review agreement and reflecting mistakes. It happened several times not once.I would suggest anyone to avoid them based on my year long experience with them.

TrustpilotVery bad experience from the very first…
Very bad experience from the very first day.During the viewing we have been pushed to pay the fees, the argument was ` I have another viewing in next 20 mins, so you may want to pay it ASAP`. We couldn`t even see the property and all its features, cause she was in such a rush...After we moved in, we noticed that some furnishing was in bad condition ( could not seen it before as the previous tenant stuff was still in during the viewing), after them ignoring our emails , we went to the office and being told the furnishing was like this originally and it is how its patterned ( It was stained with coffee) ? Do they really think people are this stupid, or are they maybe?Another incident happened when we asked if we can have the walls repainted, as they promised the apartment will be refreshed to the highest standard. (Walls were stained, just like the sofa bed, I was wondering if it is patterned as well?)They never got them done, along with other things that were either faulty or in bad condition. (they just fixed the washing machine, and then it broke again after 2 days. Great service isn`t it? )We are moving out soon, I will probably have to call the solicitor cause these incompetent people will try to steal all our deposit.(Despite the apartment being in better condition than at the beginning.)Overall:Appalling serviceDisgusting approach to the customerInadequate responses (if any)Shame, shame, shame they are not worth the penny and pricing themselves like they are top of the tops.

TrustpilotWarning about them
Warning about themSo I seen a property on sale in Lozells, enquired and had viewing arranged on Saturday 27 Oct . Was told bids take place the following Monday on phone. Phoned in gave a bid and asked if I need to send in any id as I was wondering how will they accept a bid without knowing who and where I live. Spoke to Elise, she said no id is required yet. Thought no worries phoned the next day increased the offer as well as I said do I need any id was told no again but this time I was told I was the highest bidder. I received an email by Gurj, on it, it stated I needed to give them my id and etc. So I phoned once again I was told no Id or any documentation is not needed at this point. Enquired the following day to see what’s happening spoke to Gurj, he knew who I was but said you haven’t bought in your id so we can’t accept your bid, I explained the whole situation he said okay, I will give until the next day 10am to see if the other person brings in the id if they don’t then you bring yours and we will accept your offer as I was the highest bidder. I was upset, the fact I was being told different information but thought hey there is chance. Next day Gurj phoned me at 930am saying the other person did not bring in thier id if i was interested to take mine to thier branch. I quickly got everything together and gave it all in, which he scanned and kept a copy, he then asked if I had a solicitor, I said I do have a family recomnded one but if Martin & co have one I’ll get a quote. Came home phoned mortgage advisor saying I found a house, arranged my own solicitor; Martin & co solicitors recomnded solicitors charged too much. I then emailed Gurj the solicitor details as he was asking for it on email, he didn’t reply back to me or solicitors so at this point the solicitor said we haven’t got the sale memo yet to me so emailed agin he replied that they was considering two bids and the other person was the one who at first didn’t take in thier id, I was really angry as I thought for a few days (over a week) I was the highest bidder and it all was sorted and the solicitor was waiting for the memo. I then sent him an email explaing this and he then sent a email saying that I lost the property. I was very disappointed, got into contact with the branch manager Ashley. Will give you updates of what happens next.Birmingham jewellery quarter branch. Trust pilot can you please leave this review on their main review page to make people more aware. Thank you

TrustpilotMartin and Co Birmingham City
Martin and Co Birmingham City. Responded to emails and queries/ concerns in timely manner. Helpful agents, especially Neil who looked after us for the second half of our tenancy. Landlord was very fair. Inventory was completed with detailed photos at start of our tenancy and this gave us a lot of confidence when coming to the end of our tenancy as we have been taken advantage of before. Thanks Martin and Co.

TrustpilotFirst Class personal and professional…
First Class personal and professional service - I used Martin and Co Mansfield to sell our property. All of the staff were amazing. They were friendly and always wanting to help and go that extra mile. If they didn't know the answer they would find out and call me back. Rebecca was really organised and when I rang to enquire about a query she already had the answer. My house sale took a while due to factors up the chain. The staff at Martin and Co also supported the guy I was buying off as he used an agent that didn't have this service. They chased solicitors for me liaised up and down the chain and nothing was too much trouble. I received timely emails with updates. When I first had viewings the staff did all they could to ensure that the viewers were genuine as I had little time for them to visit the property. They provided me with feedback very quickly from prospective buyers. Vanessa Rebecca and Jack are first class and I would not hesitate to use their company again. Personal 1st class customer service is just what you need when you are doing something as big a buying and selling and I certainly received it.

TrustpilotExcellent Service
As first time buyers, Martin & Co made the process of buying our first property smooth and hassle-free. They were good at keeping us updated and were very helpful. Shannon was quick to provide us with multiple property details that matched our requirements on the first day we contacted her. We started looking back in April and now pick up the keys to our new home tomorrow - we can't believe how quick and efficient the service has been! I will definitely be recommending.

TrustpilotThe repairs are just not getting done no matter how many times we call & email them, should not take a month to sort out the mould and other repairs
We have been here one month, we didnt notice the damage and damp when we viewed the property. Of course we took pictures and sent them through email. We kept getting excuses that the landlord was not responding. We keep asking them to send us emails asking to keep us updated but nothing. Previously Naomi kept getting our details wrong, I mean how much of a moron can she be?? We called about it and we even we to the office face to face and she still got it wrong!! One month down the line and nothing has been done! Why? My previous landlord, Blackpool council did any sort of repair within the week. I expected more from estate agents since they’re supposed to be so much better?? When we moved in the property was filthy, it hasn’t even been cleaned (took pictures on day one) My friend had the same problem and if we knew their letting agents were Martin and co we would have stayed well away from Martin and co and them two morons at the office!! (Naomi & Samantha) we contacted the council and citizens advice bureau, hopefully they will sort this idiotic company into doing something

TrustpilotThe Sunderland branch are amazing!
Recently rented a property via Martin & Co and I couldn't fault them. The Sunderland team have been amazing. We moved out of a property and moved into a property under management of Martin & Co, the situation could have easily became rather confusing and difficult however the staff particularly Sarah and Regan were amazing. Very professional and friendly, Sarah went out of her way to accommodate us and ensure we knew what was going on. We were kept up to date on all stages and moved into our new home within a week of our first viewing. I would highly recommend using Martin & Co, they are most definitely the best estate agent we have ever used.

The legal situation in respect of health and safety & tenants rights which seem to be forever changing are well documented and we are kept informed
i would recommend them to any landlord or tenant for that matter

GoogleFirst contacted Martin and Co whilst searching for a place to rent. My main contact was and still is Poppy.
Extremely friendly and professional and took me through the whole process with ease. Explained everything I needed to know. They contacted all the relevant people, from referencing (which was simple to complete) water, electricity and council tax. Even now I have moved in I received a follow up call to enquire if I was OK and did I have any problems. Also given the assurance that they are there for me should I need them in the future. Very happy with the service and gladly recommend them. Thanks Poppy and everyone at Martin & Co.

TrustpilotPLEASE I beg you do not use this…
PLEASE I beg you do not use this company. The company has actually tried to remove my comment.. I have never in my life dealt with such unprofessional, rude, and, condescending people. From the start to the end of the tenancy it was a nightmare. The house wasn’t cleaned at all. I literally had peoples toe nail clippings and hair still in the draws, floor and, rubbish still in the bin.. the list could go on in the house.. there was food still left on the walls from the last tenants and, even found a used syringe under the sofa. The house was vile. We had to deep clean before unpacking. We had no WiFi for a month due to them not able to organise anything. We had no working microwave, oven which was falling a part when first moved in. We used our own microwave, toaster and, kettle as they were so disgusting. We had large amounts of glass and old cigarettes all over the garden. I was told the house was ‘professionally cleaned’ When ‘professional’ people would come to the house they would come into the house without knocking, even into my bedroom when I was asleep… We also had a case where they come and left the door wide open and unlocked with no one in. Honestly the list could go on. They are now trying to charge us over 1000 pounds for damages and cleaning cost!? We honestly kept this house spotless and we’ll respected. So we can’t believe it. Please don’t use. They are horrible people and this company needs to be looked into. To try take away peoples hard working money on unfair and untrue claims is so wrong.* I have spoke with your team and sent many emails with all the issues. I have sent pictures and complained with proper evidence. AGAIN why so rude.. you are only showing yourself up even more. Please check first before attacking someone. YOUR company is 2 stars with over 70% poor reviews! You tried to take my review down and I got it back up with PROOF.

TrustpilotUnderhand tactics to drive up prices
Took annual leave to try and see as many properties as I could in one day. Ended up getting nothing but rushed group bookings all day. Group bookings by themselves are never great because you have anywhere from 4 to 8 other people traipsing through the house at the same time as you are while you are all trying to visualise where your stuff will fit in while queuing up to peek in each room. However I genuinely believe the group booking tactic is done deliberately to incite a bidding war. During the viewings I am told nearly every place "the sales guys" have offers waiting to go to the landlord then at the end of the day when you phone the office to enquire about the property you get told "We have received various offers already and ______ is expecting to go above asking price. Please put forward your best and final offer to improve your chances of securing the property.". The next day you get told you have been outbid so you ask about the second place and once again you are asked to make your best strongest bid first? Call me old fashioned but if I see a place advertised and I take a day of annual leave to see a place a) I am expecting to see it properly one on one and b) I am expecting to pay the advertised price as that is what I have weighed up when comparing locations, number of rooms and house spec. I would personally stay away. I am yet to hear of another letting agent holding offers intentionally, encouraging people to outbid each other and (especially during covid) do group bookings.

No wonder you just have 2*s on here. A plumber came round to fix a problem in our next door neighbours property involving a leak... They turned off an outdoor stopcock which serves our property leaving us with a one year old who we cannot give any water, a bath, we cannot use the toilet etc. Your agents said they were sending a plumber round within an hour - still waiting hours later. Rang the emergency number and no response. Awful. Do not use them!
