I am extremely disappointed with how the end of my tenancy and the return of my deposit have been handled. After several years as a tenant, I was expecting the deposit to be dealt with fairly and transparently. Instead, deductions were proposed for rent, court-related costs and property clearance, which I am currently disputing. I am currently seeking clarification and, if necessary, will use the appropriate tenancy deposit dispute-resolution process. Based on my experience, I would advise prospective tenants to carefully check the tenancy terms, keep records of all payments and communications, and make sure they understand how their deposit will be handled before renting through this company.

Trying to rent out a 3 bed with half the floor literally missing and staples holding other bits down for nearly £2k and then reducing it by £50 a month as if thats remotely sufficient says everything you need to know. Hope landlords and letting agents like this get eradicated ASAP. Edit: Nope, definitely not the wrong business! I’m not saying publicly where that flat was lol. I’m not using my real name on Google maps so ridiculous youd think not being able to find someone called “K” on your books is a relevant rebuttal.

Absolutely ridiculous mate they said they’ll pay us back our deposit if they cancel our application but emailed saying they wouldnt give our depo back dont bother paying them scamming company. When you pay holding deposit they said theyll take it off the market and stop other enquires but its funny because once i paid depo they never took it off the market and my friend sent a fake enquiry to see if they reply to her, not only did they reply to her, they also wanted her to send a depo. I had an excellent experience with Hills Estates from the very beginning of my tenancy all the way to the end. Uwais has been outstanding throughout the entire process, from the initial viewing, credit checks, and check-in, to explaining every step in a professional, clear, and reassuring manner. His communication has always been responsive and helpful, and he made my whole tenancy completely stress-free. I met Raj during the check-out inspection, and he was extremely friendly, polite, and easy to talk to. The process was smooth, and both he and Uwais were very supportive. Whenever maintenance work or safety inspections were needed, the team handled everything promptly and responsibly. Worst agent.. went and saw a house agreed on a date to sort paper work out and move in told my current landloard gave a date i will move out. spoke a day before was told everything was fine next day i call, the house has been given to someone else! Don’t trust them!!! And be careful And no its not because i didnt pass the reference or didnt send information on time. I was given a date when to do these and before the date came i was told the house is already gone. So please do not try to be right!

Everything was super smooth and done quickly and efficiently! I got a view ing, made an offer and got it accepted on the same day! My agent Uwais was absolutely brilliant, so lovely and very efficient. He kept me updated throughout the process and helped me out with whatever I needed. I was moved within a week! Horrible experience dealing with this estate agent. Dishonest advertising of what was supposed to be a 2 bedroom open plan flat to rent in civic square RM18 Tilbury led my wife and I to believe we had potentially found our perfect home. Just to be sure, my wife even called the agency to make sure it was definitely a 2 bedroom flat. Despite being booked in initially at 16:30 for a viewing, due to the constant stuttering and lack of confidence in what we were being told over the phone, my wife decided to call again an hour before the viewing to make sure we were definitely booked in. We weren’t, so we would have turned up for nothing :) Anyway, we booked ourselves another viewing for 16:45. Surprise surprise, the agent turned up late. Did we get a call to say he was running late? No. We called him and he told us he would be 10 minutes. Surprise surprise, this turned into 25 minutes stood outside the flat baking in the sun. Cherry on top? It was a 1 single bedroom flat with a separate living room and small kitchen. It gets worse. When I confronted the agent about the false advertising, he was incredibly rude and told me “yeah but it can be used as a 2 bed if you use the living room area as a bedroom.” Dishonest agency, unorganised and pathetic to be honest, stay away from this agency!

I was really stressed out about the whole process but feel much more calmer and less stressed now. Raz is very professional and has a great sense of humour too which makes a huge difference in these big decisions I am making about properties.

Don’t ever go with these guys - poor landlords and wouldn’t even pay your deposit back. This is not the first time that’s happened as well look at previous reviews. Deducted over £2000 for our deposit to about £400 left and the majority of the deductions came from a loose screw from the dishwasher and the broken freezer trays. And now these guys won’t even pay us back whatever’s left in the deposit - calls, emails nothing. For us we’re only loosing £100 each but what you’re losing is your businesses reputation, every tenant in this house is going to give you a 1 star review. Update: The property address is 3 Adam’s walk. What open door policy? Do you want me to write another review to show all the email chains, messages and calls from march? Still no responses and no deposit and it’s almost September. Show us a receipt of our deposit being paid then? Contact us and we will consider taking down this review

Hill Estate is a highly unprofessional and incompetent estate agent. Be warned about using them to rent out your property or renting out one of their properties. In the latter case, they will steal your deposit and breach contracts they themselves have signed. Notably, they sign contracts agreeing for example end of tenancy dates but then are quite simply too stupid to understand these documents are legally binding. When they try to claim additional rent out of greed, they try and say they "revoke" the contracts they themselves signed. Would you trust your property with an agent that doesn't understand basic contract law? I know I wouldn't. What's more, it's readily apparent that when they mess up, they try and cover their tracks with the landlord. They don't just cost tenants money, but cost landlords money too. Avoid at all costs! EDIT: Hills Estate have responded: "Which property are you referring too. Without an address. Cannot answer your query". This suggests that if its not clear to them, they must be getting constant complaints - a huge red flag for a business in its own right. Even more reason to avoid!

I’m not a tenant, and thank god for that as Im a secure tenant with social housing, but my friend has been treated badly by this organisation, and I’ve offered to do a review due to what I’ve seen my friend as been going through, my friend has been fighting to get back their deposit which should be protected by law, (The Tenants Deposit Scheme) but instead of returning the deposit they’ve slapped extra charges upon my friend. I’ve faced many Estate Agents like this in the past, a couple decades now and now I always tell friends and family to use well known reputable estate agents instead of small independent agencies, it’s safer to do so because some of these small estate agencies does underhanded practices that harms the tenant and sometimes the landlords too can loose out, not saying this is the situation here as its a different issue, but other estate agent managing properties have landlords fighting them for years to get back their own properties!! Please do your research before embarking on letting your property through any small letting agency or if your potential renters looking to rent!

I wanted to let my property short term I decided to go with Hills Estate, they did not disappoint. They found the tenants and were fully transparent with all parties that it was a only for a year or maximum 18 months. They regularly inspected the property and upon return of the property they made sure it was exactly how I gave it to them. Uwais in particular was a pleasure to deal with, top service from him.
