From the outset, Harry understood exactly what I was looking for and found me the perfect property. Rented with them as a tenant. During the tenancy they were slow to react when we had sewage coming out of the bathroom drain repeatedly - 3 times during the tenancy. We were then evicted on a section 21 after 10 months because the landlady wanted to move back in. The email requested us to leave the apartment in a “good” condition, comparable with the check-in inventory. I had 3 family members clean the apartment with me and left various aspects in a better condition than when I entered (for example, I took down and cleaned the mould-ridden curtains and blinds and put them back up). They charged me £100 for additional cleaning- saying they had paid for a professional clean *after* the check-in inventory was taken and telling me I had not returned it to the same standard! They claimed for dust on the extractor fan and limescale on taps. These were pre-existing conditions that had deteriorated through fair wear and tear during the tenancy. Upon close inspection of their check-in inventory, they had provided contradicting photos of the extraction fan- 2 photos showed it already had significant dust build up, and one photo in which it was sparkling clean, like new. This does not make sense- how can the fan be both clean and dirty? It seems to me they had used an old photo in the inventory. Essentially, they were charging me for a professional clean - illegal under the Tenant Fees Act 2019. Unbelievably, the adjudicator sided with the letting agent and actually deducted most of this money from my deposit - what is the point of the deposit scheme if it doesn’t protect tenants from this type of abusive behaviour? I’m a landlord myself and I have never been so petty with my tenants- I found their behaviour completely unreasonable and I’d never rent with them again. Absolute thumbs down. Provided are the contradictory photos they put in the inventory. Beware of this letting agent.

We were so happy with Jacobs Steel in Hove. From the start of our selling process, they were knowledgable, professional and well organised. Selling a family home is always going to be stressful, but they made the process as smooth as possible. We got timely feedback on our viewings and their thoroughness in researching potential buyers and their position was great. No time wasted with speculative viewings! Getting to completion was a lengthy process (further down the chain) but we were always kept informed and their approach of having a designated Sales Progressor was excellent. I've no doubt that getting this chain finally completed was down to this. Many thanks to Adam, Harry and the team in Hove and Richard for his thoroughness. A pleasure to deal with from end to end and I know that estate agents are certainly not all like this! We would definitely recommend them.

I have been meaning to write this review for Jacobs Steel, Hove for sometime. Actually sold my 1 bed ground floor flat with a garden in central Brighton back in August but I wanted to honour giving credit to these guys, as they went above and beyond from the original valuation right through to completion. I dealt with Harry to actually sell the property, who was always professional, charming and a pleasure to deal with, he was knowledgeable and no nonsense and gave good advice. Also dealt with Damien with the bookings and particulars when I accepted a price - this was all done very quickly and efficiently and despite a first offer from a time waster, I managed to get a second offer very quickly, due to great marketing by them, lots of viewings and basically an all round, great estate agency. The buyer ended up being very complicated and fussy and they really helped with everything, thank you guys! Highly recommend!

Estate Agents normally get a lot of stick, and sometimes this can be justified...but not with Jacobs Steel. Adam at the Portland Road branch sensed we were getting restless and were thinking about moving and continued to regularly check in on us, gently offering us options in the area. He found us a great house with development potential, and quickly organised the photographer for our house, and got us online almost immediately. A busy viewing day was organised, followed by a flood of great offers...The market is so hot at the moment, we were worried it would fall through, but with the help of his colleague Richard, who progressed the sale like a true pro, we quickly completed and exchanged before the SDLT deadline in record time. I have moved house a number of times and resultantly dealt with many estate agents. My experience of them had been largely unremarkable and occasionally horrendous. It has therefore been a breath of fresh air and real pleasure working with Jacobs Steel (Hove Office) on the sale of my flat in Hove. In short, Adam, Harry, Richard and Lianna were all genuinely friendly, extremely enthusiatic in the marketing of the property, interested in my needs and very helpful at all times. As is the norm, I instructed three local firms to undertake a valuation and sale assessment of the property. One firm did not even respond and another gave me the impression selling my flat was a big hassle for them. In contrast, the Jacobs Steel team could not have been more enthusiatic about selling my flat (which is impressive given they sell lots of flats in Hove). They provided me with in depth market analysis to advise me on a reasonable sale price as well as when to place the propery on the market and how long they thought it would take to sell (which turned out to be correct). They also showed me similar properties that had sold locally and explained they already knew buyers who had missed out on other properties, who would be interested. For these reasons I instructed them, as opposed to looking for another agent. I'm really glad I did because after that point I really didn't have anything to do as they managed it all for me, just keeping me notified of developements. Within a few weeks they had sold the property at the priced we agreed beforehand. After the sale Richard dealt with the sale process to completion, again efficiently to the extent I did not have to worry about progress. There was one set back during the process but Adam quickly found a solution for the sale to proceed. All in all it was a very positive experience and I was very pleased. Given many estate agents in Brighton and Hove have become complacent and are resting on their laurels, I was impressed and pleased that Jacobs Steel proved to be an exception. However I was let down by Purple bricks, so while calling Jacob Steele about a property, Harry persuaded me to give them a go. I have no regrets. I got about £20,000 more for my property and they were always on hand for support. Adam was really helpful and professional;, and Leanna was also so professional and understanding.The pictures of the property were honestly amazing. Best Estate Agency service- Worthing Chapel Road branch of Jacob…

Using Chapel Road branch of Jacob Steele estate agency to move from retirement apartment to ordinary flat. Matt West was the main agent helping me from purchase through to sale. He was always friendly, diligent and helpful. Once I found the right place Matt could be relied Upton to chase things up with others in the ‘chain’ and regularly gave me updates either by; email or by phone. I was never left wondering about progress. Completion did prove longer than hoped due to inefficiency of estate agents at end of chain in Surrey NOT doing everything that Matt did. He regularly went out his way (and not part of his remit) to ring and chase them & even guide them as to what questions they should be asking of financing organisations at the end of the chain! Matt West and all the staff at Chapel Road Worthing branch of Jacob Steele were helpful, efficient and always communicated back to me on any situation. Would thoroughly recommend the if you want to buy or sell a property.
