GoogleI contacted Regency over a year ago, in relation to a house they manage on my street. I advised them of the drug dealing and constant noise at all hours of the morning. They assured me this would be dealt with once they had spoken to the Landlord and that I should delete my negative review (which I complied with).
1 year on, nothing has changed. There is amphetamine being sold by this individual, the police have advised the landlord/agent has to get in touch to evict the tenant however all reports made fall on deaf ears. There is no duty of care aslong as they are pocketing their fees!

GoogleDO NOT use this agency. I have had a billing issue as I moved into my new apartment situated Weaver Chase. Zoe who works in accounts is definately antisemitic. I kindly said that I am unable to take calls during Shabbat and she said she wasn't bothered and would continue with debt collection. Zoe showed hatred against my faith. My religious value and was very hostile. I spoke to my rabbi on Saturday and he felt this needed to be reported to the police. This will be my next step. I urge everyone to avoid this agency and in particular Zoe.

GoogleAvoid, avoid, avoid!!.......
Regency was extremely poor on the emergency help side, even though they give me a 24/7 number to call, if it was not for the landlord having his own people and making them available to me I think I'd still be sitting there waiting for the boiler to be fixed.
When I gave my notice that I wanted to move out Regency immediately asked if they could they start showing people around the property, due to my work constraints and having children the answer had to be a no from me. At this point I realized very quickly that there were going to be issues with the rest of my tenancy and vacating the property. They went from being relatively nice and polite to dismissive and cold in their nature. When I actually moved out I purposely took 2 days holiday to make sure the property was Immaculate! I can hand on heart say that the property was of a much higher standard than when I moved in. On moving in some of the light bulbs were out and the general cleanliness was lacking (especially in the bathrooms) and you could clearly see that the wood floors had not been mopped. The back garden had a bucket and mop, also a yard brush and tiles all that have been left by the previous tenant but we're actually for the property. I have pictures of all of these from the check-in document. To my absolute disbelief on moving out of the property, I received emails from Regency telling me that it is common practice that a deep clean is carried out and I must foot the bill for this (apparently it seems this is an unwritten obligation!!), this bill was £100. They also wanted money for the yard brush and tiles and bulbs that were out when I moved in. I was completely astonished and a little bit disgusted by this approach it showed complete unprofessionalism and also the fact that there was no continuity in the logging of the property's history and contents. The total amount Regency wanted was £145. All communication had ceased at this point, no replies to emails or calls.
Safe to say I wasn't going to give them this as it was completely out of order, it continued through the DPS, the DPS awarded them £35. This was only awarded because in the document that I had made and submitted to the DPS, I hadn't put the time stamp on the pictures, please make sure you do this if you have issues.
Overall quite a poor company, with terrible communication internal and external and money hungry. Avoid, Avoid, Avoid
I am sure there will be a brief reply with something alluding to it’s all a mistake or even my misunderstanding…..

Dear Matthew,
I would just like to respond to a few of your comments in your review.
The emergency repair you reported via email was on Friday 9th December 2022 at 19:27 (when we are closed) reporting a boiler fault and this was later followed up with an SMS message to our out of hours line 20:06. There was a response to your SMS at 21:12 to which we advised an engineer would be arranged the following day due to the time we picked up on the repair.
Subsequently, when the office opened on the Saturday, the first thing we did was contact the landlord to make him aware of the boiler fault.
The landlord chose to use his own contractors and they attended the same day. Unfortunately the boiler couldn’t be repaired there and then, as parts were required and there was a delay due to delivery of the parts, 13th December they were available for fitting. You were unavailable for access on 13th December, the landlord attended with the engineer. Further issues were picked up, and further parts were required which were then fixed the following day. You were provided with electric heaters whilst you were without heating. I am not sure what else we could have done in this situation to speed things up I’m afraid.
There is a clause in our tenancies to allow us to do viewings this is to ensure a minimal void period for landlords. As per your email you sent we immediately cancelled any viewings and stopped advertising until you had vacated the property.
Once we had completed the check out the landlord also attended and he wasn’t happy with the cleanliness and specifically asked us to charge for a professional clean throughout. As I am sure you are aware we do work on behalf of the landlord. We did advise him if the tenant does dispute, the adjudicator would fairly take into consideration the evidence we provide, and they decide if it is chargeable or not. Re bulbs there was 1 light out in the kitchen when you moved in, but a further one when you left so we could only charge for 1 bulb, again we advised the landlord about this. The same for the items that were left.
We are merely the middle man in dealing with the deposit and costs are just there to cover any of the work required for re-letting. The DPS as shown is a fair adjudicator and that is the best way to deal with disputes between tenant and landlord.
We specifically do send out an Inventory at the start of the tenancy to review and confirm anything noted & photographed and all tenants are given enough time to highlight any issues to us.
We are sorry you feel you have been unfairly treated but I am not sure what else we could have done in this situation. As you are aware any money that is claimed from the DPS only goes into the specific jobs on the property and not the agent.

GoogleWhere do I start. Horrible estate agents, do visits every 3 months and just let them selves in without permission if you ain’t in . Tell you you can decorate and let you do the property up then evict you with no reason and make loads of stuff up and try blaming me for mould even though when I decorated i made them aware of the damp carpet plus they have seen the mould on the inspections just so they can keep the deposit, not to mention hounding my guarantor for 5 weeks rent when I’ve already told them I’m leaving within a week, nowt but money grabbing wolves in sheep clothing . Ruined all my belongings with damp and mould but apparently I owe them money absolute crooks. Not to mention to charge me for removing a door that was never there and having been charged for removing polystyrene ceiling tiles (FIRE HAZARD) underneath the damp wall paper on the ceiling which had been covered in . Also tried charging me for marks on the asbestos filled storage heaters from the 1960s what don’t even work which I told them and they did nothing, also painted the front door and fixed it, the door looked like it hadn’t been touched since the 60s had old glass with wire in and was yellow it hadn’t been painted in that long and a gap underneath that let all the cold in , had to buy 4 electric heaters and still couldn’t get warm.
I’ve also noticed my breathing and health has improved.

I will answer your specific points below, and then explain further below, for full clarity.
The Inspections are part of the Service we offer to our Landlords, and the appointment confirmations are emailed to you, the same as they are to our other 600+Tenants. This is also a term within your Tenancy. As you are aware we also had to visit more frequent due to repeat complaints of the other Residents, and also because you had cat's in the Property, which again was another breach of your Tenancy and the head lease.
The decoration was discussed with you in May 2022 as decoration had already taken place without prior consent from the Landlord, which is a further breach of the Tenancy.
A Section 21 was served to you by the Landlord, due to the persistent issues with other residents and the management company, the Landlord had no choice in this matter, as it was another problem on top of the other breaches.
We contacted your Guarantor due to non-payment of rent, which is the responsibility of the Guarantor in the event you as the tenant fail to pay.
We had not set a final move out date with you, as you are fully aware, so at the time of contacting your Guarantor the full months rent was outstanding.
We have already provided you with a copy of your Inventory & Check-Out Report for you to review the differences, as to why you are being charged.
I can send the photo's to you on your google profile is you wish, unfortunately i can't add them here.
The Landlord has appointed a contractor and we have now received the Invoice, we will be in touch to discuss the damages once the prices have been provided by the Landlord.
If you would prefer to continue the conversation here, then that is fine we can let the Guarantor and Landlord have the link so that they can add their own comments, but we would much prefer to handle this directly with you.
