They have no clue what they are doing I honestly have no idea how they have a business with so many failings as a letting agent .
It falls on deaf ears if you call them out on compliance or repairs . Peter is arrogant and rude and hates being told he’s wrong despite all the evidence set in front of him that’s two year old would understand .
Doesn’t comply with regulations and gpdr as an agent which has now been reported . Very fast to try and do a twice in 12 month £300 rent increase in one swoop after a 15% increase only 10 months ago .
Doesn’t want to hear about issues in the property they just get ignored moved in with no working heating sat for 3 days and they sent a cow boy bringing a 2nd hand boiler in his car stank of drink . We have had no water heater for 3 years always have to put the heating on . Send to repair guys who couldn’t fix it never came back .
Only got the dangerously old electric box updated cos I got an electric shock . And this is only some of the issues . But fast to take your money .
Stand up to rogue letting agents and rip off landlords !!

We decided to partner up with McGuinness Fleck to bring our property to market, in doing so, we were introduced to Seamus who would be our agent.
Seamus was available throughout, offering straight forward advice and guidance when required. We could tell right from start, that he came prepared, utilising his advanced knowledge/experience in his field to position our property exactly right, in order to be competitive to the properties that were listed in the local area.
As we spent quite some time refurbishing the property, we were keen to highlight many of the original features that we had restored - Seamus walked through, detailing some of these highlights to reference in the listing and even recommended a photographer to make sure our property stood out.
When it came to viewings, we were kept well informed of any developments in the bidding process - all viewings were scheduled on a rolling basis which meant they were all completed within an afternoon.

GoogleThis is the first negative review I’ve EVER had to leave on any platform for any business. But I can honestly say that in almost twenty years of renting I’ve never experienced service, or a lack of, like that of McGuinness Fleck.
My partner and I moved with our two-year-old son into a house managed by McGuinness Fleck over six weeks ago.
The property was actually rented to us by a different estate agency, Templeton Robinson, but unbeknownst to us at the time all of the management/maintenance for this property is contracted to McGuinness Fleck.
Within a couple of days of moving in we had totalled a list of 19 things which needed repair.
Some were apparent almost instantly, including:
-A sink filled with water and a faulty plug hole so we can’t drain it.
-The blinds in two of the bedrooms can’t be rolled down at all. Not only does the light come in at 6am but we practically have to hide while getting dressed or undressed.
-Exposed electrical wiring on the ceiling right beside a shower, meaning we can’t use that shower.
And some issues took a day or two to discover, including:
-A lead-weight metal door handle was so loose it actually fell right out, narrowly missing my two-year-old son’s head. So we now have no door handle for the kitchen door.
-The outside air vent/wall grid is missing, so there’s a 10-inch hole connecting the outside world to our lounge, with only a loosely fitted inner grid to stop rodents from getting into the house.
These are some of the highlights but there are other things including broken/punctured shower hoses and extractor fans that don’t work.
After nearly a week in the house, we were still waiting on an inventory report. We had to chase them for it. Looking through, we realised that despite an apparently in-depth assessment of the property’s condition (with over 700 photographs!), only 1 of the 19 issues we’d encountered had been documented. Roughly half of them were plain to see when we moved in and yet, worryingly, these were omitted from the inventory report!
I emailed McGuinness Fleck and received a response saying that a contractor will have a look at it all. That was it - no indication of when.
Almost a FORTNIGHT passed and we’d still heard absolutely nothing - no update or idea of a date.
The next week included several emails of complaint and a phone call with Steven McGuinness, when finally we received an email with an assurance that their contractor would be coming to the house ‘either tomorrow or the beginning of next week’.
“Wonderful”, we thought. “It doesn’t all have to be sorted at once but finally someone is coming to make a start on things.”
That assurance was made to us on 20th August. THREE WEEKS AGO.
The outcome...?
Radio silence. Absolutely nothing from them.
Which means that it’s now been almost SIX weeks since we let them know about the 19 issues and we are, remarkably, still waiting on so much as an email, call, text - anything to indicate that they take their job as a property management agency seriously.
Whether it’s incompetence or plain arrogance from them I don’t know - but it’s fairly disgraceful considering the money we are paying.
We are today contacting Templeton Robinson - still technically our estate agent - to make a formal request for our landlord’s home address as they legally have to provide this information.
As McGuinness Fleck’s client he should be made aware of the difficulties we’ve faced and the way his property is being managed.
The next step is initiating the complaint procedure with The Property Ombudsman.
The whole saga has been draining, not to mention extremely worrying given that McGuinness Fleck will be carrying out our check-out inventory when we leave.
We are reasonable and patient people, but when it’s apparent that you’re being wilfully ignored by a company who are seemingly only happy to take your money, then some form of action is needed. I’m sure we’re not the only ones being strung along.

It is disappointing that you chose to leave a public review rather than inform us directly that the tradesman we had arranged had not kept the appointment with you. I think it is reasonable to point out that once you did inform us at 4.30pm, another tradesman was at the property at 9.30am the next morning to deal with these snagging issues.

I found them to be in general a bit disinterested in certain aspects of the maintenance of the block and in a few issues that I raised. Sometimes they would reply to me and sometimes I would be ignored. They tried to charge me 60 pounds for a replacement fob for the front door. I couldn't believe this so I didn't even reply to their email about this. I thought that this was deplorable treatment of their clients.

Chris, your failure to understand the difference between the management company and managing agent has led you to make a defamatory comment about McGuinness Fleck. McGuinness Fleck certainly do not use the service charge of your management company to pay our 'own debts'. As it happens, McGuinness Fleck do not have debts. I invite you withdraw your defamatory comments; a screenshot of this review has been taken.
Your management company is certainly experiencing cash flow problems, which does exacerbate some the issues you have mentioned. This is obviously made worse by your failure to pay your own service charge.
It is our role as managing agent to collect service charge on behalf of the management company, which is why it was necessary to pass your account to third party solicitors for collection. I feel that leaving a one star review in retaliation for us enforcing the debt recovery procedures we are required to enforce on behalf of your neighbours and fellow residents reflects poorly on you.
I remain available for a telephone conversation to discuss this matter and explain how a management company operates and the role of the managing agent.

We saw an advertisement on Property pal about a property and enquired to get a viewing appointment. The agent asked via email if 12.30 time suits us, we replied asking if we can get anything after 4.30. to which he replied no, then we said in that case 12.30 is ok for us. Agent replied that , that time slot is not available. After a week they gave us another slot of 5pm. We agreed. On the D day, we received a message that they have updated the time to 4.30. we arrived there at 4.30 waited 10mins, called the agency. The guy I'm agency told us that the agent is stuck in traffic and asked if we would like to reschedule. We replied that we would wait. Agent came around 5, took us on the floor and then said ," Sorry, the key I got doesn't work for door". She called the agency to check if the existing tenant is available, and she got a response that they are not getting the tenant on call. Although this agent apologized for not letting us view the property, what I don't understand is why on earth then ask people to come for visit if they don't have key or existing tenant's confirmation . Time is precious, isn't it?? We leave from our office early to respect the time slot and then the agency don't reflect the same...
