I was a resident of Richmond House, Worcester Park, that burned down in 2019. The fire that started in one end of this Berkeley group built block of flats spread to the other end in about 15 minutes. An independent report confirmed that a lack of cavity barriers was the main reason for such a rapid spread of the fire. However, after more than 2 years of discussions, Berkeley group lawyers deny any responsibility on the part of their client. Such audacity to deny any responsibility. So be careful with this builder.

DO NOT BUY from Berkeley homes, me and my family had to stand at 1:30 in the morning watching our first family home and everything we ever owned burn to the ground, we lost our twin daughters first clothes, first pictures, keep sakes, memories, sentimental items that will never be replaced, all because Berkeley built our block of flats with no fire stop and no cavity barriers to stop the fire spreading, Berkeley do not care about their customers they build quick and in masses and sell for a maximum profit and as soon as anything bad happens they deny any liability and leave you in the mud, there is clear evidence that our property was not built correctly and that Berkeley are at fault but yet 2 years on we are stuck homeless and Berkeley continue to deny they are in the wrong, we are not the first case from Berkeley being incompetent to build correctly and we certainly will not be the last, please do not put your families through the trauma we have been and continue to go through

The floor in South Quays Plaza, one of the landmark development of Berkeley, is flexing. Yet their customer service insists it is acceptable. (I will create an instagram account on it and paste the link here for potential buyers or any buyers who are planning to buy off-plan from Berkeley to consider what is Berkeley standard)I do not want anyone to experience what I am experiencing. I can assure you Berkeley can be extremely irresponsible to sell you a bouncy floor (or any other thing that you would not believe it would go wrong i.e. could be your ceiling who knows) without you knowing in the first place. Secondly, not only their flat, the promise from their customer service is underdelivered too. Senior Customer Service Manager attended my flat two months ago to give me high hope saying they would have it fixed. However, it was serious enough for them to pay multi visits but not enough for them to be willing to do anything about it without a solid explanation. Plays their customer like a fool.

I’ve been in contact several times to obtain some documents. I’ve been told “no you should call this number instead”, and given a new number. I’ve called three different numbers, and ended up on the first again. I’ve then been given three different email addresses where I’ve been told I would receive help, but I just get an auto reply back, with the standard “we’ll get back at you as soon as possible” line. I’ve even called several times and been promised that someone would call me back, but no one ever does! Even reached out on Twitter, but after establishing contact and explained what my issue was, it went complete silent! It has been several months, and a lot is at stake, but still nothing! I’ve never in my entire life experienced such bad/lack of customer service.

We had 5e best experience with the sales team when purchasing our first home, but since moving in and dealing with the customer managers it has been failing after failing. We have been here almost two years and still have issues outstanding that were reported months ago. Having raised a complaint with a Manager who advised things would be sorted, two weeks on and I am still chasing. Total lack of communication and customer care here. Looking to escalate further as the repairs we are waiting for are causing significant damage to our garden, which obviously Berkeley are taking no responsibility for...

I was asleep in bed in the flat I bought from Berkeley when the fire started. 20minutes later it was gone and I was outside in my dressing gown with my 4 and 6 year old in their pyjamas.The fire brigade's report said it was due to missing fire stops. Berkeley still have not admitted liability.Do not buy anything from these cowboys. Not unless you want to risk losing everything or be stuck with a flat you can't sell.

I have a specific issue with Berkeley Group and their issuing of EWS1s.An External Wall System certificate (EWS1) confirms, in the opinion of a qualified fire engineer whether or not the external wall materials in a building are likely to support combustion.EWS1s were introduced in the wake of the Grenfell Tower fire, a tragedy in which 72 people lost their lives, so that lenders could have confidence that a building does not require remedial works when lending against it.I know of 3 apartment blocks including mine, which have in effect been officially deemed as being at risk of being the next Grenfell and c.£16m remediation costs are required to make them safe. Applications to the Building Safety Fund (tax payers money) are in progress to hopefully cover some of these costs so that leaseholders (also taxpayers), are not forced to pay in excess of £50,000 each, for an issue not of their making, which under existing legislation they are obliged to do.The 3 apartment blocks in question were built by Berkeley Group’s subsidiary, Berkeley Homes (Southern) Limited, which issued EWS1s for them confirming that the external wall materials were unlikely to support combustion in two of the buildings and that in the case of the third, that no remedial works are required even though combustible materials are present. Berkeley Group refuse to provide leaseholders and the Responsible Person for these apartment blocks with the fire surveys that underpin the EWS1s they issued so that their conclusions can be understood.The Responsible Person requires such fire surveys in order to fulfil their legal obligations with regard to fire safety.Berkeley Group are taking no responsibility for this situation.Berkeley Group are leaving it to their leaseholders and the tax payer to meet the cost of making these 3 apartment blocks built by them, safe.Suffice to say I would not buy a property from Berkeley Group or any of its multiple subsidiaries.

The Berkeley Group have been great throughout the process of buying our new house.The sales team of Adam and Harry are a real credit to company, they have been superb.The house that we bought has lots of quality fittings that you wouldn’t find elsewhere.If I could find fault, it would be having to pay an extortionate amount to have the patio extended whilst they were already laying the standard one.And not installing a washing machine and tumble dryer in the price.But aside from these two gripes, they have been great.

I'm extremely pleased with the whole process of purchasing SQP from Berkeley. I was well informed with the progress of the development. The customer service was well staffed and they would get things sorted quickly. They are accommodating and we are well look after. I remembered the eye opening experience when we were invited to see the 'underground community' at the basement of the building site. I and my family are living in a development built by Berkeley Homes and they are our freeholder. We found that there has been serious security problem, ie the management agent allowing outsiders entering our property and even people taking drugs in our development. Cleaners are not cleaning the rubbish. Some concierge staff shout to polite and timid residents, whereas they are oblivious to those whose behaviour are anti-social. They allow strangers to come in our development, randomly dropping boxes in front of our homes, when the real owners lose their delivery items, the concierge accuse the residents as thieves. No regard to hygiene especially during now during the Covid-19 pandemic. The management team so-called spell out some rules but they are the rule breakers rather than keepers. They even allow someone sleeping at the entrance of the development. We complain to Berkeley Homes but they turn a blind eyes and even say that: “I am satisfied with the management team”. Hugely regret and disappointed. I share this pain here is because for those of you who consider buying or renting or living in their development, think before you act. Everything I say here are very truly skin of the game.

As a first buyer you never really know what to expect from a development. I did not expect the welcome phone call just before completion, I did not expect the lavish welcome gifts that I received when I collected the keys; nor did I expect phone calls from the head of customer services making sure if I had settled in okay. At the development I am in, there seems to be a real sense of community and care, not just towards the residents but for the wider environment. I feel that I’ve totally lucked out with my apartment & development and I know that I’ll enjoy continuing to live there.

I live in a 15 year old leasehold flat in a Berkeley Homes "flagship development". Build quality is ok on the inside but Berkeley Homes decided to cut costs on the exterior walls, using a cheap expanded polystyrene foam external wall system which is a major fire risk. They have offered no help what so ever to fix their defect and left us to pick up the pieces and pay the bill. This was not "Designed for Life" as their slogan might suggest. Still... I guess i'm one of the "luckier" ones, take a look at Richmond House or Chelsea Bridge Wharf developments before you buy. In summary, worst decision of my life AVOID AT ALL COSTS

I purchased a property at South Quay Plaza legally completed in late 2021. I must commend that the customer service team led by Rob Marcia, fronted by Shaan Raghavan have been exemplary. As a foreign investor from a commonwealth country like Singapore, it will be helpful if more road maps are illustrated & communicated thoroughly to the purchasers to prepare them for the tedious legal process towards the last 5-8 months before legal completion are being served on the purchasers. Otherwise, it would have been hair pulling for any relatively inexperience investor to undergo.

The house and grounds are actually really nice. Sadly, the parking isn’t. When I moved in, I noticed lots of cars parked on the road, which looks awful and is a pet hate of mine. I was told not to worry as these were 48 hour visitor spaces. Move in. Cars still there. I call to complain and basically, they can’t enforce the rule. I told them that it was basically misleading customers and not being honest. Weeks later, nobody has come back to me. I don’t mind, but I hate being lied to. Make sure you find out the facts before purchasing. Sales people just tell you anything.

I'm lucky enough to rent a flat built by Berkley Homes. Whoever designed it thought it was a good idea to position the bedroom in the car park with a full length window and put a public bench directly in front of it. I can't open my windows as there is constantly someone smoking on the bench. I could go on all day about the long list of faults with the whole block. The whole thing is an appalling design and badly built. It's absolutely freezing too.
