Do not buy at Royal Arsenal, Waterfront. Bought a newly restored listed apartment. The interior has no character and thought & lots of snags. The floor plan had a ‘walk in wardrobe’ included but is simply a wardrobe with a couple of shelves. We were told by the Director of Sales we had a higher spec kitchen, but we don’t. The entrance has a concrete step and the path outside has builders’ footprints permanently visible because of careless builders not leaving the path to set. A hand rail had been placed right in front of the fob reader so access is difficult. Then we have the ‘5 star spa’. The changing rooms are filthy, the steam room has cracked tiles, flickering faulty lights and produces little steam and the jacuzzi is cold. The management company Rendal & Rittner are simply appallingly incompetent and depending on who you get, rude. In short avoid Tony Pidgeley (owner) and his Berkeley Group. All they want is your money, you’ll get nothing in return.

I bought my home through Berkeley St Edwards, and I would not recommend anyone to buy properties from them. Lots of snags after I have moved in. 1. Lack of noise insultation - The walls are paper thin, you can hear all the noises from your downstairs neighbours, such as door slamming, closing drawers. The neighbours wake up earlier than me every morning, so they wake me up every morning. I could hear neighbours two floors below me, not just my downstairs neighbours. The neighbours aren't loud, the noise is entirely caused by cheap building material and lack of sound insulation. This is suppposed to be a new build built in 2015, yet it's worse than the flats built in 1990s. That's how Berkeley homes save money, by compromising their residents quiet enjoyment of their homes. 2. Water pipe noise - The water pipe vibrating noise has been disturbing residents where I live for months, yet the issue still hasn't been resolved. We have contacted them repeatedly, this has been affecting not just our block, but lots of other blocks of the development. Always hearing various excuses from customer service, absolutely useless in getting things resolved, always dragging their feet. 3. They offer carpets and other white goods as part of the package, the carpets are really cheap quality and we had to replace them. I have lived in flats built by other developers such as Barratt and Persimmons, and by far Berkeley has the worst quality, we have to contact customer services all the time to get various issues fixed, and with other developers we never had to contact customer service ever because everything was perfect.

It would be good if you send a text msg before the call to check whether it's OK to call especially for overseas surveys. Luckily I can take the call. Generally I am happy with my purchase and it's quite easy to answer most of the questions. It's questions that require an opinion that I can't be helpful. Nevertheless the lady conducting the survey spoke clearly and I am glad to contribute.

I recently completed on a St Williams apartment in Oxted. They managed to stick to their deadline and exchange before the end June increase in Stamp Duty. Quality and finish has been good. More snags than I expected, probably due to the rush to complete before end June. However the customer service and focus on fixing the few issues has been exemplary. Very pleased overall.

Quality of the homes on Highwood are an absolute joke and how they have been passed by the NHBC is questionable with the issues being raised.

I bought a Berkeley flat. The building it was in burnt down in 20 minutes 2 years ago due to design level errors in the fire safety features. I now live in rented accomodation with my wife and 2 small children. Berkeley still haven't admitted liability despite the fire brigade's report pointing the blame at their corner cutting. Buyer beware.
