GoogleThe service I received from James Edward Properties was fantastic. I rented out a flat with James Edward around 6 months ago and the process was very smooth. James was very professional, as were his staff including Edyta, who did the majority of the viewings at the property. James sorted out the EPC, the inventory, a required upgrade to the fuse board and electrical safety certification, as well as some decoration to prepare our flat for tenants. All of this was done efficiently and at very reasonable cost. The tenants James found are lovely and we are delighted with James Edward for making the process so smooth. James Hall and Elliot Davis were both extremely helpful, responsive and friendly. They recommended a good solicitor, organised and attended all the viewings in our absence, arranged the EPC, recommended a house clearer and accompanied him to the flat. They helped to resolve a delay with the signature of the joint freehold contract. Completion was achieved in about 5 months, which is excellent by UK standards. I recommend them highly.

GoogleWe appointed James Edward to sell our house in Muswell Hill, where we had lived happily for 38 years. James, Elliot and Edyta were helpful and communicative throughout, helping us through a couple of false starts and quickly bringing in a cash buyer who loved the house (helped by the information, particularly visual, used for marketing on the website). We moved quickly to completion, so quickly that we were unable to align our sale and purchase.
Faced with the need to take out a short-term let, Elliot showed us around the perfect flat for us to spend three months in. That has worked out well, providing us with a break from the stress of moving and allowing us to reconnect with a familiar, loved part of London in Chalk Farm/Primrose Hill.

I can confidently say that James and his team are one of the most professional and nicest of them all. They made the stressful process of renting out our home, the beautiful house we had lovingly restored and brought up our children in, seemingly easy for us. His expertise and approachability and his calm manner are an inspiration. He helped us find the right tenants swiftly, and at a higher rent that the bigger agents had quoted. GoogleAs FTB’s, we had a really disappointing situation when attempting to buy through James Edward last year.
The agent/sellers pushed us to our ceiling offer, instructed a solicitor, then as searches were being carried out, the sellers pulled out because they simply changed their mind about selling. They reimbursed our costs but it was such a gutting experience as we had already had a seller pull out mid-way through conveyancing weeks prior with another agency. We told James Edward this and they ensured us their sellers were solid.
The agents I dealt with were really nice guys, but they really should’ve done their due diligence with these sellers because it was an absolute waste of everyone’s time and money. It was a ridiculously stressful experience to have this happen twice because we lost multiple mortgage offers and interest rates through no fault of our own.

This was a very disappointing outcome indeed. We were given every assurance by the sellers that we could reasonably expect and acted in good faith as a result. They had a change of circumstances which resulted in them withdrawing from the sale and were incredibly apologetic, as well as reimbursing your costs.
These things happen unfortunately and it's very unlucky that it happened to you, particularly considering your prior experience.
