Rented a new home

Rented a new home, although ready to move into, there were no services available, broadband, bin collection etc. Appreciate it is a new build but given the fact I was pushed into completing as the Landlord would not wait, I feel absolutely disgusted with Romans behaviour, hopefully will never use them again. People who rent from them BE CAREFUL!

Wonderful and professional service

Wonderful, friendly and professional staff. Mark and Nathan were superb and a pleasure to deal with. They kept me informed of developments throughout the whole 'tenant find' process. I have not had previous dealing with Romans, however, this won't by any means be my last !

Abysmal website as unable to contact any branch

I am trying to speak to an agent in my local branch and I cannot speak to them, the page is greyed out. The only think I can do is click on their automated box in the corner. I was planning to ask someone to come and value my property as hubby & I are thinking of downsizing but how can I if I can't get through. It would also mean that any prospective purchaser would be put off too.

Property valuation with Carl

We recently had a valuation with Carl from Romans and he was absolutely brilliant. He was knowledgeable regarding the area and came prepared with information specific to our property. He was able to provide lots of advice. Highly recommend and wouldn’t hesitate to go on the market with him in the future.

Warning to sellers; be aware what Romans is doing

As a seller you may not be aware of some of the practices that Romans are currently employing. I recently make a cash offer on a property; seller accepted. I was then informed by Romans that they wanted me (the buyer) to pay Romans' solicitors a £60 fee on order to check my ID....I refused and said I was not going to start paying the sellers real estate agency fees. They "went back to the seller" and said they had decided to go with a different offer...I strongly suspect that they did not contact the seller and tell them "the buyer doesn't want to pay our £60 fee"....whether they contacted the seller or what they said who knows....but no seller in their right mind is going to change offers because the buyer doesn't want to pay the sellers' own agent some new £60 fee.I don't know what the offer they changed to was, but I'm assuming it was worse or they would have accepted that one in the first place. So Romans have effectively cost the sellers. Clearly they do not have their clients interests at heart. As a buyer be aware that Romans listed properties are going to try to charge you fees for their properties.

Romans in Southampton - full marks.

I have just used Romans in Southampton for a Home Buyer’s Survey. I found their website easy to use to get an intitial quote, which was very reasonable, and followed it up. The staff with whom I dealt were pleasant, efficient and helpful, and a survey was arranged very quickly. I was then phoned by the surveyor very shortly after he finished the survey to give me an outline of what he’d found, and this was followed within 48 hours of a full report. The report was very detailed - far more so than I expected, and I felt confident of going ahead with my purchase. Everything is done on-line or by phone, and it’s very efficient. I would definitely recommend Romans Southampton to anyone needing a good surveyor. Full marks.

WARNING will do everything they can not to give back your deposit

Had a very disappointing experience using Romans as a tenant. At the end of your tenancy you are given the option of getting a professional clean or cleaning the property yourself (note that tenancy agreement states that the property only needs to be returned in the same state of cleanliness that it was in when your tenancy began). Myself and my partner decided to clean the property ourselves and spent an entire weekend deep cleaning the house in order to save on cleaning fees, leaving the property in a superior condition to when we moved in (when the washing machine was full of mould, other parts dirty, prior tenant's possessions left in cupboards, etc.). Despite this we were shocked when Romans asked for £400 in cleaning fees for a professional clean (from a cleaning company based in Portsmouth per the invoice hence why I believe this figure was so substantial), which they completely refused to budge on (I would later find out this was because they'd already contracted the cleaners before we'd had a chance to counter their initial offer of £400). We replied in depth, responding to each and every supposed issue with picture evidence from the start/end of the tenancy which was completely ignored, with Romans simply stating that the property hadn't been professionally cleaned and if we wanted to dispute the charge we'd need to go to an arbitrator of their choice at a cost to ourselves of £120 per our contract. My advice to any tenants is to sort your own professional clean and then the liability is with the cleaners if the property is not up to Romans unrealistic conditions. They will also not ask you for an invoice proving a clean has taken place as we were repeatedly rebuffed when we asked for proof of invoice for a professional clean having taken place prior to the start of our tenancy.

Very impressed

I viewed a property yesterday. Although the property didn't meet my needs I was very impressed by the young lady Saffron who showed us around. She was honest about renting even as a person on universal credit. I have not found some other letting agents to be truthful about this. Infact I've been told several times that I cannot rent properties on universal credit, this is actually illegal. Saffron allowed us to have a really good look around without rushing us and answered all our questions. I would be happy to rent with Romans as they seem to know what they are doing.

I have been renting a house from Romans…

I have been renting a house from Romans for a little over a year. My family and I are very thankful for the accommodations that Romans made for us at the start of the rental but their customer service has been so great, so proficient. We deal mostly with Kimberley Garcia Jones and she is nothing short of amazing, every issue is dealt with, every concern is taken into account. They seem to understand that our life is in these home, our children are in these homes and they care about our family being comfortable and happy in our home. We don't plan to move anytime soon because we love our home and we are very comfortable with the care and attention we receive from Romans.

Wonderful Experience

We have rented with Romans now for the last 2 years, and it’s been a very pleasurable experience. We were moving into our first rented property - we were assisted and helped at all angles by Romans and I cannot praise Aston enough who has been an incredible property manager. She is extremely helpful, kind and always willing to give advice or knowledge. Aston has made our moving process a breeze and it wouldn’t have been this easy without her. Thankyou for everything!

Great Customer Service!

I just want to compliment Romans on their great customer service. I was in the position of seeking a new apartment to rent and my main contact at Romans, Anais Payne, helped me to find a suitable property that met my requirements. She always replied to my email enquiries promptly, in a courteous and professional manner. The process of obtaining a new tenancy went smoothly, with guidance provided by Romans throughout the duration. Thank you Romans!

Good professional service from Romans staff in Clifton Bristol

We were recently looking for a flat in Bristol as our current landlord had sold the one we were living in, forcing us to move. We had looked at lots, held by different estate agents. Reuben Hotchkiss at Romans in Clifton, Bristol, showed us round the one we ended up renting. He was punctual, professional and knowledgeable. Despite being short-staffed in his office, with a large workload, he was attentive and thorough in his advice, following up quickly on queries. All the checks were done in time and we were able to move in on schedule. What could have been a stressful process wasn’t. I’m very grateful.

Utterly incompetent

The entire year of my tenancy I’ve been contacted by multiple Romans agents accusing me of not paying rent, while all payments were made on time. I’ve sent proof of payments to all the agents that contacted me, all of them said they will fix the issue but they never did. Even their credit control department took up the issue but never fixed it. My landlord has no issue with my rent payments and has agreed to extend my tenancy, yet I still keep getting emails about unpaid rent. Utterly incompetent staff and company, can’t even sort out the transfer of accounts after acquiring another agency

Improving communication

The selling of the service is excellent; once that process has been completed, the communication is sometimes poor, always by email and automated. I pay for a service, but I'm still required to carry out all the work eg assess inventory report pre and post tenant. I would expect them to inform me of the issues, recommendations etc and then let me decide whether I need to address, accept, decline etc. I dont apportion any blame to the inexperienced people I deal with, but its clear the support mechanism or training is not in place to assist these individuals development.

I'm horrified how a company like Romans…

I'm horrified how a company like Romans Group can still operate and have customers or landlords doing business with them. If you are a landlord looking to let out your property please AVOID them till you can. If you still think that Romans is the way to go then make sure you understand renewal cost and any administration fees they will charge. From my experience the level of service is really bad and costly. They communicate with me only when they need something and all you get is access to online account management site for £140 a month.Unfortunately monthly management fee is not all they deduct. There is also around £50 for "Romans RLP Fee 3.00%" and "Deposit Protection Fee".I'm leaving them. Too many bad things happened to me.

Avoid renting with Romans at all cost !

I have rented a property in Frimley Green from Romans Estate Agents from August 2016 till January 2018.I had to pay 1 month upfront £2000 plus £4000 for deposit, so £7,411.82 in total, including 1,180.99 of admin fees!!!!! At the beginning of the tenancy whereas we were moving in, the former tenants warned us. ‘You will be robbed by romans and the landlord as the end of the tenancy as we did. They will do everything in their power to get some more money from you’ they said. They were right !Moved out 4 weeks ago after caring for the property as if my own and receiving glowing monthly inspection reports during 1 and a half year on the state of the property. The rent was always paid on time and I had inspections every 6 months through the whole time so they were aware the house was always spotless. Now after chasing 4 weeks after moving out, no action had been taken by the agency whatsoever to progress release of deposit.I’ve had to beg them sending emails every single day.Charges were recommended to landlord by Romans for deposit retention on checkout for 2 minor points, these are several hundreds of pounds which are disproportionate. The icing on the cake, as recommended by the tenancy, I had a professional cleaning at the end of the tenancy for everything, carpet included with invoice, sent it but they decided it wasn’t good enough. They also charged us £5 for a ‘crack’ on one of the freezer drawer due to the frost (not us), whereas the fridge delivered at the beginning of the tenancy was ridiculous (small fridge for a 4 bedroom house). The fridge also was broken at the beginning of the tenancy, no one warned us, we lost £250 of food! Then because we didn’t cut the grass when we moved out (winter and frost, even snow at the end of December) and our lawnmower was electric they charged us £280 for the garden. My surprise was that Romans also gave me bad references. The letting agency I’m dealing with now asked me for my statements because they spotted something was wrong. How could you live in a property without paying the rent?During the tenancy my gazebo has also been broken by one of their contractors who cleaned the windows. … The landlord replied with a deduction of £15 for a broken gazebo LOL ! We of course didn’t agree with that! During the check-out process I mentioned about the gazebo. They replied by threatening me. This is the copy and paste of the email :I have advised your former landlord that you will only accept the deposit deductions in the event that he compensates you £150 for the damaged gazebo. Your landlord does not agree this, and has advised that if the deductions are not accepted, he will be seeking additional deductions for damage to the walls, to the grass, to a blind in the study and a larger amount for the worktop. He will be advising me of revised figures for the schedule over the weekend. Once I am in receipt of these figures I will amend the draft schedule and forward it to you.Of course this is not true. And I can prove it! In fact I just discovered that they uploaded new pictures of the house to rent it after the end of our tenancy and the walls actually are spotless. So avoid renting with Romans, 1star is even too good for them. If there was an option to give 0 stars I would. Even if all is done by the letter, you won’t get your full deposit back!

DREADFUL EXPERIENCE!!!…

Dreadful company to deal with in my experience!!I rented a property in Winchester from this company and at the end of the tenancy, was horrified to be accused of being responsible for causing damage to the house that was already present at the beginning of the tenancy!! I could not sign the original inventory document, as there were numerous defects and oversights at the property, not listed within the document. I was told by Jane Darling (property maintenance manager) having emailed the company with my concerns, that the only deduction from my deposit would be for cleaning, which I understand is standard practice with this company, no matter how well cleaned the house was, however an additional sum was deducted of around £130.00 for damages that were already present at the beginning of the tenancy!! I had properly looked after the house during my tenancy and even had the overgrown front garden landscaped with log roll and forest bark to finish, at my own expense. There was also a significant damp problem not listed within the inventory and no central heating at the house, which I understood was be rectified, but sadly, having been told by Jane Darling that electric 'storage' heaters were to be fitted, they were not forthcoming, merely uneconomical low price convector heaters were screwed to the walls. It has honestly been an utter shambles dealing with the property maintenance department of the Winchester branch of Romans, hence the reason I terminated my tenancy at the earliest opportunity!!PLEASE THINK VERY, VERY CAREFULLY BEFORE RENTING A PROPERTY FROM THIS AGENT, ITS BEEN A TOTAL NIGHTMARE!!!
