GoogleEstate agents/ Landlords try to pocket the deposit paid. They throw out petty cleaning/damages and either pocket it in whole or in part through commission. Hurst appear to be no different. The new tenant had already moved in and they tried to pocket over £100 in cleaning and electrical damages. The before and after photos were identical, and the comments were matching too. Dirty front door before we moved in, dirty front door after we moved out. The pettiness of it. It is meant to be common sense approach to deductions; fair wear and tear. They wanted to charge water damage for using bathroom taps? Electrical damage they said that I had tampered with the electrics; it is absurd.
Took them over a month to eventually return the deposit in full. Landlords/estate agents should look at the profits made at the end of the year and not penny pinch; with a £250 a month increase in the rent i do hope the next tenant will be treated with more respect.

Dear Edi GG,
Firstly, we are sorry that you felt the need to post a negative review. We are aware of the detail in your case and when you vacated the property. It is probably worth us pointing out the process to you as we do understand, from where you are sat, waiting over a month for your deposit seems an unreasonable amount of time. On the day that you moved out we had a full check out conducted. Once the report is finalised this is always compared to the check in report. We instruct a third party to conduct the check ins/outs and any suggested costs that may be put forward are under the ARLA guidelines backed up with detail and photographic evidence. The landlord then decides whether they wish to propose any deductions, based on the report. As you have seen these reports are incredibly thorough. Unfortunately, in your case, we were not able to instruct the DPS to release the deposit any sooner and we were waiting a considerable amount of time to receive instructions from our client as to how they would like the deposit treated. We would like to remind you that in this situation we are the agent who is merely the mediator between the parties endeavouring to reach an agreement that everyone is happy with, along with trying to avoid the formal DPS dispute procedure whereby someone will be left disappointed. We wish to make it clear that we do not suggest any deductions and deliberately instruct a third party for these reports to be produced in order for us to remove any accusation of biasness. As you experienced the reports are openly shared with both parties and we do our best to manage expectations as much as we can, we are pleased you received your full deposit after a negotiation period. Finally, we take this opportunity to wish you well in your new home and for the future.

GoogleTerrible letting agents, never again!
They forced me to accept tenants I'd only met for 5 mins, just to secure the income. I paid for references which they said I would be able to see, but didn't allow me to anything. I had to insist months later when they started paying late after the FIRST month. I'm still dealing with bailiffs/debt recovery agents chasing them many months after vacating, it has been so stressful.
Hurst are not proactive at all, you have to continually chase them to get things done. This is passive income for them. My tenants moved out and I got my keys back 8 months later, which I had to collect despite me asking them to return them to me.
I am SO disappointed, but they don't care. They've had my money. What a waste! Disgraceful company. Shame on you.

GoogleSelling a home can be an emotionally charged experience and I was feeling quite overwhelmed by the entire process. Kieran took the time to listen to my concerns and he responded with genuine understanding and compassion. Hurst Estate Agency helped me navigate the intricacies of the market and always made me feel like a valued client, not just another transaction. Highly recommended as they are proving very professional service.

GoogleSelling my late mother's 3-bed semi, early 2022 with the market buoyant, should have been a doddle for any agent. No, for nearly six months we felt illinformed, whereas the buyer seemed to be believed, impeccably. In truth, the funds were never available, and the agents did not spot a time waster. To add insult to injury, we were made to remain with Hurst for the contracted further two weeks, when the market was declining, before permitted to change agents.

Agent replied · 15 June 2024
Dear Andy, thanks for your feedback and sorry to hear your views. We have looked into the sale which as you stated was back in 2022 and can see detailed notes on file that it wasn't that your buyer couldn't afford the property from the outset, more that their situation changed during the process, which unfortunately can happen. The two weeks notice you refer to is standard in the industry with all agents. We are pleased you still managed to sell despite these complications. All the best, Team Hurst.

GoogleI took on Hurst given their competitive rates, unfortunately they continually let me down. Issues i had:
- many points of contact, passed around to 3 different people who managed the letting arrangement
- hurst does not manage on your behalf, continually felt they were a post box operation, they would simple pass communication back and forth and show no initiative. The potential tenant would ask for unrealistic requests and Hurst would pass these through only for me to challenge them and the tenant then complied, such as a 6 month clause on the tenancy request.
- I passed my gardener details onto hurst and they said they contacted him and got no response. My gardener then showed that they had indeed never contacted him while i was out of the country.
- The tenant pulled out after they failed to manage them and get the arrangements done for the property in time due to a lack of response and communication on emails from them.
- I only found out the tenant pulled out after returning to the country and going into the Hurst office.

Dear Mr Daswani,
Unfortunately, it has taken us longer to respond to you than we would have liked, but we had to fully investigate the matter. It saddens us that you felt the need to air your views negatively in this way when you had already been assertive to staff in the office when you attended, having landed back in the country. We strongly deny the accusations you have set out below. We marketed your property in the usual way, with interest being generated. We found you some tenants that qualified and were also keen to take the property. There is no way of politely saying this, but the property was left in a far from satisfactory condition and quite frankly it would be unfair and unreasonable to expect tenants to move in with how it presented. Many weeks passed from when the tenants made their offer to their final inspection before finalising the move in and this was as a result of tedious communication with yourself, it was virtually impossible to reach you on the phone, email was better at times but laboured. We fully respect and understand that you have a busy schedule, but numerous calls were never returned, and your prospective tenants exercised patience in this regard. The property does not present very well, resulting in enquiry levels being lower than we would have liked, but tenants were found, referenced and paperwork drawn up at cost to us. During this whole time, you kept the property on the open market with another local agent, despite being asked to remove this. You insisted the property had been cleaned, it hadn't, and we have several pictures confirming this as well as numerous items being left in the property on the cusp of the tenants moving in. Due to time and condition the tenants decided to withdraw as the property was far from ready, this was not as a result of our lack of coordination of maintenance but awaiting instructions from yourself to do so before cost being incurred. The invoice in relation to the electrical work you agreed us to instruct, still remains unpaid and despite you telling us on many occasions your other agent has a queue of offers and tenants the property still remains available. We would be more than happy to resume the marketing, but we would need clear instructions in relation to the works needed to bring this up to standard before doing so.

GoogleHurst have been fantastic during the whole house purchasing process.
They were constantly on top of everything such as chasing solictors, etc. and i found all people on Hurst side that i encountered such as Lewis and Alexandra as really pleasant to work with.
Hurst are great as they offer affiliated Financial Advisor (which was free whereas other places charge for this service) and they had an affiliated Solictor/Conveyancer (Shoosmiths - which were really good) and had a local chartered surveyor who did a good job on checking the new property over.
Overall, for anyone purchasing property in any area that Hurst operate, then i would definitely recommend.

Google(On behalf of M. Levy) This has been my first rental experience after selling my house, Hurst have been incredible every step of the way. As someone who has no social media or accounts capable to do so, I have still felt compelled to find a way to leave a review.
