GoogleWe have just sold our house through Lanes and they did a superb job from start to finish. The pictures taken were excellent, they held keys, did all viewings and sold the house in 8 days! They ensured a quick and speedy exchange with really helpful staff. Thanks to Kevin & Tyne that kept on top of everything. Would highly recommend, they have a great attitude and you feel like a valued customer not just another property on their books.

GoogleWe originally put up our flat with Lanes back in Summer of 2023....after a not great experience we took our flat down at Christmas! We decided to give them another chance and went back with them in April after being reassured that this time would be better! Within 2 months our flat was sold! Communication has been great, Kevin has been very supportive of us (even in situations out of our control) and has always been open and honest! Thank you very much for the past few months! It's been a journey! Would recommend 😊

GoogleAs a first time buyer I couldn't have asked for a better estate agents than Lanes, Kevin and Tyne went above and beyond to make this process as easy as possible. I had a bad experience with my solicitors of which Kevin/ Tyne were on call day or night to quickly resolve. GoogleI wanted to be able to leave a good review of Lanes after the completion of my first property purchase, but alas, it only took a couple of days for the dishonest, deceitful, and outright unethical practices of this business to come to light. Our surveyor was unable to test the water and plumbing of the property as it was switched off at the external stop tap during the survey. After enquiring via both our solicitors and Lanes to the location of the stop tap, Kevin called up to give this information (partially, leaving out a very key detail), and even had the cheek to tell us to follow through with the purchase without testing it. So, after asking multiple times Lanes finally let us test the water, which was passable at best, but at least it worked right? Only after moving in do we find out Kevin had ommited a key detail, that there is an additional stop tap in our neighbours garden controlling the water to the property - and when turned on leaks into the next door neighbours kitchen... which the neighbour had told the seller to fix, but it never was. No wonder Kevin and Lanes were hesitant to let us test the water (which unbeknownst to us had leaked into next doors kitchen when it was turned on for us to test!). Buyers beware, this business is happy to operate in an incredibly unprofessional, deceitful, and quite frankly sly manner. If Kevin is pressuring you to do or avoid something, it's probably worth a more thorough investigation.

GoogleI recently moved 400 miles to west Cornwall and it was possibly the most stressful thing I've done. Being able to leave the sale of my house to Lanes while I moved definitely relived some of that stress. Kev and his team were great, professional, knowledgeable and reassuring throughout the whole process which had a few holdups along the way. Always ready with an update and making sure myself and my buyers were on the same page and ready to exchange as soon as everyone was happy. I could recommend Lanes enough.

I would especially like to thank Marc Gravenor for his professional advice and support I've received during what could have been a very stressful time as there were numerous problems with the upper chain. Marc has certainly used his experience in addressing unseen problems that had occurred from the upper chain. He has a very calm and caring manner which is very reassuring. I seriously think I could have lost my new home if it wasn't for him. I would also like to thank Paige and Claire for their friendly and professional approach. GoogleI would like to say a huge thank you to Ed Bird, Marc Gravenor and their team for their support to reach completion on the sale of my property. This sale, like a lot of sales, didn’t go through smoothly but with their expertise, experience and patience, smoothed the road until the end. Ed takes out the bad stigma of Estate Agents and proved that not all are under the same umbrella. His caring attitude with vendors and their homes and purchasers alike was next to none in my experience over the years. Nothing was too difficult, even when it was; he kept his caring attitude and sought/found the answers required. Marc saw it all to the end, again, with difficulties, on Ed’s days off but Marc and his team were a pleasure to deal with and in a calming manner too. Nothing was too much and a successful result was reached. Once again: a huge thank you from the bottom of my heart to Ed, Marc and their team. Carry on with your caring attitude and put other agents to shame. You all proved, it is not about the money you can make but to reach a successful results and the caring attitude. There were some outstanding documents from another party in the chain and their solicitors were not being helpful but Kevin was very persistent with his chasing and managed to get the issue resolved and everything went smoothly. Good communication throughout and all went well on move day.

GooglePlaced an offer onto a property to which we were told it is currently going through with another buyer but they were thinking of pulling out so the vendor wanted to re list with Lanes & find a new buyer asap. Was told numerous times there was a deadline & then the vendor would consider our offer. This deadline was in fact a lie & we were used as bait for lanes to try and take on a new client. Communication from this team was awful and now we have found out the property is off the market due to Rightmove alerts, not the estate agents. Had a horrible experience & very let down.

GoogleRecently sold a property through Lanes. I have a lot of experience dealing with estate agents, which is never a pleasant experience at the best of times. That being said, Marc and the team were brilliant from start to finish. They went above and beyond, I never had to chase them for any updates either. Fortunately we had a lot of offers, with Marc`s help we picked the right one and completed quickly. If you`re looking for an agent who doesn't try and blag you all the way, I`d really recommend these guys. Give them a go!

GoogleWe used Lanes Estate Agents to sell our house in Hatfield. We found a property we wanted to buy so needed to move quickly. They had photos and all the necessary admin done super efficiently, our house was advertised and online within a week. On top of that they organized all the viewings on the same day, and we received 3 offers within few days. They did a great job negotiating with the potential buyers and getting us an offer we wanted. Through the sale process they communicated extremely well, kept us updated with the situation on the buyers side and chased solicitors multiple times to speed up the process. I could not recommend them more! Great to work with!

GoogleTyne at Lanes has been brilliant from the start. Really knowledgeable and helpful on the two viewings I had, really lovely and personable and great to deal with. Very happy with Tyne throughout the process, including post offer acceptance. If I decide down the line to sell a property, I will keep Tyne in mind! The few interactions I had with other members of the team/management were great as well. I've had one or two bad experiences with other estate agents in the past, but would definitely recommend Lanes.

GoogleUnprofessional agent. I had a really awful experience buying a property through Lanes estate agents in Hertford. Their staff are not trained properly, their way of working is by harassing and bullying the client. I purchased a property in Hertford in December and by January, I was being emailed every week asking to exchange by the end of the month. In the UK, the standard timeline between viewing a property and putting an offer in to completion is 3 months, sometimes it can be longer depending on the chain. The family I was buying from were hoping to purchase a new build that Lanes were managing, so I was pressurized constantly and threatened repeatedly by their staff that if I didn't complete by a certain date, they'd relist their property. I'd like to reiterate there was no break down of the chain on my side, my buyer of my property just had a slight delay in receiving her funds, but it was all under control. In March, when my solicitor had repeatedly informed Lanes that we would not be holding anything up with the sale, Lanes decided to inform the vendor that my side of the chain had fallen through and it resulted in the vendor relisting the property I wanted to buy. After complaining on the phone to Lanes, I was dealt with so poorly, this agent has no clue about customer service and I would highly avoid selling or purchasing through them! I will never go near them again.
