GoogleI recently sold a property with Watkins Thomas and have to say that the level of professionalism and service is second to none. Steven and his team took care of everything involved in the process, which removed all the stress and worry. This included working with other professionals to ensure that the property was safe and secure, sorting the heating over winter to protect the pipes from bursting and organising a house clearance. Nothing seems too much trouble! The communication throughout was excellent and the service went way above what I was expecting. I cannot thank them enough for everything they have done and would highly recommend their services, as you'd be hard pressed to find anyone better.

GoogleWe found the house we wanted to buy through Watkins Thomas and after speaking to Jenny after our 1st viewing we also decided to sell through Watkins Thomas too. The service received from Jenny and Steven was brilliant, but special mention to Rob who made it his mission to sell our house so we could finally put an offer on the house we wanted. We sold our house and bought the new one the same day and less than 2 months later the move was completed. Rob was fantastic at keeping us updated and answering my many questions by phone and email.I would highly recommend Watkins Thomas to anyone wanting to sell their house.

GoogleIf you want someone very pro-tenant then this is the company but as a Landlord this has been a nightmare. Through our own research we realised that the property was being leased well below the current market price. When we asked Judy to revaluate the property and to put the rent up accordingly, Judy said she would speak to the tenants. Given that we are the owners it is unclear why a letting agent would give the tenants a heads up before letting us know what it was worth and doing the necessary. We then decided to sell the property to buy another which would allow us to move back home as we are currently overseas. Judy suggested we give the tenants longer in the property despite giving the necessary 2 months notice period and then suggested we sell the house with them in it! Judy further advised us to give them back the deposit so it would be easier for them to find a house. They didn't leave and we had to file a section 21 with the courts. Any landlord knows tenants can leave a property needing repairs and it is important to us when we intend to put it on the market that the property is left as it was let who in their right mind would refund a deposit without seeing how they left it? She then went on to discuss selling our house with the tenants in the house and then told us that the tenant would show potential buyers around. This had already been discussed with the tenants as a way to give them further time in the property before being discussed with us, the owners. This would de value the house. Totally unprofessional and unacceptable. Since day dot she has put the interests of the tenants first and I feel not only have we been fighting to get our property back we feel Judy has gone out of her way to protect the tenants.
To put your observations into context. You placed this instruction with us in 2015. In the intervening period repairs were made when necessary and compliance was dealt with, but original fittings and décor were largely unchanged, with the exception of insurance funded replacements following storm related flooding. At rent review we noted your observations on rent levels, but tempered this with the advice that properties with modern fittings, particularly kitchens and bathrooms, achieved the highest rents. The level of increase was put to you for approval prior to visiting with the tenants. When you decided to sell you were advised of the notice process and how enforcement might add to that timescale. You were also offered the following, practical, advice: “You may wish to consider encouraging the tenant to observe the Notice by releasing their deposit to them once they secure a new tenancy. Clearly there is an element of risk in doing this as it leaves us with nothing to claim against at the tenancy end. However, for many tenants, finding a second deposit to secure another tenancy presents a very real cash flow issue……” When the notice expired the tenants had not found alternative accommodation and so enforcement of the notice was necessary. Ordinarily we would not recommend offering a property for sale with the tenant in situ but, given their inability to observe the notice, and their willingness to allow the Agent to borrow a key to show prospective purchasers around the property, it was a possible solution. You chose to decline this offer which, of course, was your prerogative. You were always the client. Tenancies are subject to negotiation throughout, by the agent, between landlord and tenant and this is what we have done, for you, since 2015. Your review is unfair and upsetting.

GoogleWe had the misfortune of viewing a property of interest marketed by Watkins Thomas. We found Stephen from the company very distant and seemed as though he didn't listen to what we were asking,we had a second viewing which was overseen by Stephens wife Jenny,also employed by company,we thought she was lovely,gave us some good advice but when her husband found out she denied even saying it so branded us as liars,things got a bit heated. Stephen did ring us late one evening to apologise. The whole experience moved at a snails pace and we were constantly chasing progress. It is unprecedented time in the world just now and that includes housing market so you have to make allowances,we thought we had but still we received rude treatment. We have dealt with four different agencies,two have been outstanding,two have been a disgrace one of which is applicable is Watkins Thomas,Stephen told me he had been in the business for 38yrs. I am one that had a really awful experience with them but there is a lot of happy clients too so this is only our experience, we were committed to the property coming down to view,at some distance,sorting out livery,looking at the area,very disappointing,not all agents fault,the vendor was difficult too.

I am surprised and disappointed to read your comments and request that you contact me on 01432 272280, at your convenience, to discuss what you consider to be “rude treatment”. We are the sellers Estate Agent. I have acted for them to implement their instructions. I met you at the property, a sale price was eventually agreed after a series of offers were declined and we organised further visits which were willingly facilitated. You were frustrated by the speed at which the contract was sent out at, this was outside our control. During the course of the transaction you made a reduced offer. You stated that you believed the seller “wouldn't let it fall through” at such a late stage. They did decline your revised offer and the sale fell through. During the process I have acted on the instructions of my client, which I am employed to do. As suggested above, if you would like to telephone me please do so, in the mean time I wish you both good luck in your search for a new home.
