Deposit hasn’t been refunded.
I sent a deposit for a property to secure it however the landlord went with someone else. That’s fine, it happens. I Was told I would have a refund in full of my deposit £415.

Unfortunately this estate agents harass you if they get sniff of your either wishing to sell or rent your house.. got knows how they know. If you go on the market with another agent, they will cold call at your door to steal the business. We were considering renting our house unless we got the right price at selling (selling through local fab Exp agent in Salisbury, Adam Budd).. I don't know how F&S caught wind of this potential renting plan but they harassed me with calls and even turned up at my front door. Unbelievably unprofessional company who lie, cheat and cold-call to get a sale. Bad reputation.

Kemp Town branch
I can only judge Fox and Sons Kemp Town based on my own experiences of buying a property through them and then letting it.And they have proved to be excellent in both cases. Ed showed me the property and Mike helped me finance it. No unnecessary tooing and froing and the process was smooth.Renting the property was equally easy. It was rented with a month at the price they suggested it should go for. Jenna and her team have proved helpful with deliveries and suggesting builders too.All in all I'm very pleased so far.

I recently sold a property at Sheffield Park near Haywards Heath through Fox and Sons. Adam Gibbs and his team were excellent throughout the whole process. He and his team were professional, helpful, friendly and did everything they could to complete the sale. The promotion of our property was of a very high standard and we had an offer within a week of the house going on the market. There were a few problems , further down the chain, during the sale, and Adam and his team kept us informed throughout and worked to communicate with all parties concerned. I would recommend Fox and Sons, Haywards Heath branch every time.

As first time buyers we had a great experience with Fox & Sons specifically from Zoe and Byron. They were really helpful throughout the process and helped us achieve completion before stamp duty increases. Would recommend!
Many thanks Phoebe for your outstanding recommendation, 5* review and your generous comments. Best wishes, Lucy, Customer Relations.

Great job in difficult circumstances
Thank you to Carly and Kayleigh at the Eastleigh branch. The price evaluation was spot on and they got us exactly what we were looking for amidst Brexit. The house sale went through 2 weeks before our mortgage term expired and we started paying higher mortgage rates. They were also fantastic at working between myself and my ex to ensure things progressed and we were both kept up to date even once the Coronavirus lockdown began.

Steve and his team at Eastbourne have been AMAZING!! Highly professional, diligent, energetic, hard-working and passionate about everything they do. We felt totally supported through a challenging sale process impacted by Covid and Brexit (including a sale falling through last minute!), yet they kept our spirits up and emerged victorious!! Best estate agents we've ever had the pleasure to deal with BY A MILE. Thoroughly recommended for going above and beyond. FIVE STARS!! *****

Myself and my partner have rented out our new build flat in Burgess hill and from day one Adam Locker at Fox and Son was brilliant. Even when we had a contender with taking the flat on he gave us his best shot at price comparing and being most helpful with everything. So glad we went with them, very responsive with call backs and emails too to keep in contact.PositiveResponsiveness, Professionalism

useless, data protection breach, be carful with your banking information.
I originally let a property with them last year through the st.budeaux office. They was very friendly and welcoming at first. On the day I had to pick my keys for the property, I was taken up stairs to be sold contents insurance. The sales man was good and I decided that it was a smart move. All was well up until last month. My landlord phoned me and accused me of fraud! He said he had noticed a payment leaving his account every month for insurance in my name! I said I don't have a clue what you are talking about, I bought insurance from fox and sons and it was all done with my details.Following a confusing conversation with my landlord, I phoned up fox and sons to find out they accidentally put the land lords banking details through instead of mine and they were "sorry". After moving past what can only at best be described as a blatant breach of data protection and sloppy work, I phoned up last week to get a signed copy of my tenancy agreement emailed over to me. After not receiving anything for the whole week I decided to phone up again. To my surprise they sent the email I have requested not to me but to my landlord! After explaining to the lettings manager that every incounter I have had with them has been met with huge mistakes I proceeded to ask him if thier whole team is comprised with useless muppets or if it was just him? Instead of answering the question he hung up the phone, could you believe it.After calling no him straight back he angrily told me he didn't like my tone and will hang up again if I continued to complain. Now with a chip on his shoulder he informed me that he has sent the email again. This was two hours ago and I still haven't revived anything. This has been my experience with fox and sons. Substandard at best.

Staff terrible at communicating…
Staff terrible at communicating resulting in huge bills. misinforming throughout the renting process about insurance policies which are a scam resulting in surprise charges. We rented a property and was told to not worry about normal wear and tear for example paint coming off in kitchen due to not being fit for purpose as not washable/ oil based (so unhygienic!). When raised to them in inspection they said it’s been kept very well and will be fine because we have insurance and we get hit with a £450 bill to repaint the whole property and ceilings and all woodwork….. This is despite us already paying £250 for the insurance in the first place which they told us covers things like normal wear and tear and explicitly told us painting would be covered and ‘not to worry!’Due to bad communication even had a house viewing at our property that they expect to come to any time and an hour after the agreed slot without just dropping a quick text or call and forced entry into the property when I was recovering from a surgery and explicitly told them not to enter without someone present to let them in. Overall terrible experience the agent can make a huge difference on your experience renting, ultimately the bad communication and lack of clarity and transparency resulted in surprise bills.

The True Cowboys of UK Estate Agents
One word - awful. We bought a house listed with Fox and Sons back in 2006 and between offering and completing all of the staff had left. We should of learnt our lesson but instead we rented a property through them recently which was also painful beyond the 1st month (notably the first month was December which is arguably a quiet month for them anyway). Once they'd been paid the upfront fees all they were interested in was selling the property. Radio silence from the rental contact and pestering from the sales team. To facilitate a sale they even attempted to misrepresent the AST contract terms. Wanting weekly visits for prospective buyers, inferring this was their right within the contract, and when we discussed extending beyond the 6 month fixed period they wanted to amend the contracts to explicitly state this as a right and secure multiple days per week to show prospective buyers around. They couldn't care less about a renters right to private enjoyment of the rental property they are paying for. And surprise surprise, when it came to check-out they applied as much urgency as a tortoise... more than 2 weeks later and we are still at least 1 week away from seeing our deposit returned. I know Dorset is a relaxed county but still..... If we compare them to the Agent that sold our house, which required us to move into rented, you couldn't have two more opposite ends of the scale. Cowboys is a polite way to describe the ineptitude displayed. Lucky for us we didn't need the deposit transferred between rentals but if we did we'd be in trouble so my advice to anyone reading this is to steer well clear of Fox and Sons.

Poor service from start to finish
I feel compelled to review the above company, especially after a recent dealing with them. Purchased a flat in Southampton just over a year ago. Dealt with Sam Randall. Things were going ok up to the point where i asked for a second viewing to check the working condition of the appliances near to completion time. It took more than 2 email reminders and various phone calls to arrange a second viewing! When we met at the flat, i found the attitude very poor- clearly she didn't want to be there. Upon completion, i travelled 60 miles to their office in Southampton to get the keys, only to find that 1 set of keys was available; the other set (which happened to have the key to the barrier) apparently 'will be dropped off by the seller at some point' - no offer to post the keys given the fact that i live 60 miles away!. So as you guessed, i had to travel to their offices AGAIN to collect the other set of keys. In my opinion (and from experience) this is poor service. It is down to the estate agent to make sure all available keys are in their possession; upon completion the property is legally mine!More recently, i saw a flat being sold through F&S. Called their office on Saturday at 13.08. I was advised that there may be an offer on the property but the operator was not sure. So, she advised that if i leave my name and phone number, one of her colleagues would call on Monday or Tuesday. Well, as you guessed, the call never arrived and had to call the office again today (Friday), at which point i am told that the flat is sold. I wasted 4 days with no viewings!. Soon, i will be selling one of my properties in Southampton and letting 2 others, but F&S will not be on the top of my estate agent list to act on my behalf, surely not with that kind of attitude. Quite a few more Google reviews for this company, should you feel like doing more reading!

First time buyer experience: Brilliant agents and amazing mortgage advisor
Everyone at the Hove office was an absolute treasure with me. I am a first time buyer and came in with so many requests, questions, worries and everyone was so keen to help!

Terrible
Awfull. Fraudulently signed a disclaimer for me for a tenant that was NOT suitable for the property. When this tenant refused access for a water leak problem the agents took 3 months before they were able to gain access. The agents were absolutely useless and blamed the tenant. The more urgent the problem became the more they procrastinated. My 84 year old neighbour has had damp walls for 2 years now. This cost a lot of money and stress. They worked for the tenant but not the landlord. On top of that the service from the manager Lorna (Hastings) was rude and patronising.

FOX & SONS COWBOYS
They do not deserve the 1 starLet my house through FOX & SONS using the Yeovil branch. New tenant who they referenced claimed he had lost his job after 3 weeks. Turned out he was a scamming conman but when I proved that he had faked his work, previous landlord and employment references they treated me like a joke and did nothing. Thanks to FOX & SONS and 13 months later, £19,000.00 poorer and still counting the cost both financially, mentally and emotionally we have got to the end of this vile ordeal I would not wish on my worse enemy. Throughout I asked for help and they just claimed it was not their responsibility. They believed that by referencing prospective tenants by email only was adequate. We have had to go through a year of hell, they just turned their backs on us. The Ombudsman has now taken up my fight and with FOX AND SONS not looking to change their referencing practices anytime soon I should not think I would be alone.DO NOT TOUCH THESE CORPORATE COWBOYS!!!! THEY REALLY DO NOT CARE ABOUT ME/YOU/US. AND JUST TO UPDATE THE OMBUDSMAN WONT DO ANYTHING BECAUSE F AND S HAVE WRAPPED THEMSELVES IN A PROTECTIVE BUBBLE, THEY OWN THE REFERE NCING COMPANY THEY USE, TENANT LETTING COMPANY (TLC) ALL COME UNDER SEQUENCE BUT THE REFERENCING COMPANY DOESNT COME UNDER THE PROPERTY OMBUDSMAN REMIT. I WOULD IMAGINE THE OMBUDSMAN ARE OWNED BY THEM AS WELL, SO THEY CAN DO 3RD RATE REFERENCES THAT YOU NEVER HAVE ANY COME BACK WHEN THEY GO WRONG. PLENTY OF OTHER GREAT LETTING AGENCIES OUT THERE OR, DO YOUR OWN.

Fox and sons Worthing are incapable of fulfilling my one and only simple request. They telephone me regularly asking if I would like to sell my property. I have asked nicely many times that they take my details off their list. They always apologise and say that they will but they never do. Incompetent, if they can't perform the simple task of updating their contact list, how can you expect them to market your property ????

Sly Fox & Sons (a warning)
We were hoping to sell our cottage asap to be in the catchment area to the hospital our disabled daughter needs for urgent, ongoing specialist treatment (currently 4 hours away).Fox & Sons listings consultant Rachel Bull came to the cottage (early evening, 2nd May) and did a thorough job (2hrs) telling us all the things Fox & Sons could/would do for us.Ms Bull said that as a highly saleable property she would set-up an 'open house' type day with a few consecutive viewings for the following Saturday (11th). Her assurances and enthusiasm gave us the confidence to sign the contract that evening (big mistake!). After the 'property description' and some photography was done... with the addition of a couple of my own shots... as Fox & Sons were "restricted to the amount of shots they could have from the photographer" (ie. didn't want the further expense). Our cottage was listed on Friday 10th May. However, nothing was set up for the 11th and the following Saturday (18th) there were only two viewings arranged... and one didn't show up! We'd asked for some amendments to the Floorplan (amended by myself in Photoshop), but we were given the excuse that "The person who does the floorplans is off sick". The floorplan never was amended... and we doubted floorplans for new listings were hindered in this way. We'd also asked a few times for a printed spec sheet, but never got one... and none of the potential purchasers had one either.Ms Bull originally told us there was a two-week "cooling off period" and with only one further viewing arranged for the tail end of the following week, we emailed her on the 10th May, to say we had indeed 'cooled off'. Ms Bull informed us that although it wasn't listed until 10th May, we signed the contract on the 2nd May... so were outside the cooling-off period, but that she would personally oversee the marketing and viewing schedule... so we agreed to give her another few weeks. We'd also noticed that the 1.2% rate we'd agreed with her, wasn't in the contract. Instead, there was a fixed rate (based on the top valuation), which would still apply if we reduced the asking price (which we later did). Assuming/hoping this was a simple admin error, Ms Bull's actual response was: "We always tell sellers to read the contract before signing". This left a very sour taste in our mouths.Fox arranged viewings of roughly one every other week, but the viewers had apparently told Fox that their primary interest was Haywards Heath itself with its town amenities (and London train link). Although only three miles from Haywards Heath, the amenities our village offers (a highly rated primary school, a couple of convenience stores and pubs, village community with village hall and green) are a different prospect from a town centre. On July 10th we informed Ms Bull that we were taking it off the market and asked for the 'For Sale' board to be collected (we'd already taken it down). Ms Bull said they'd get the board picked up, but that despite having given them the stipulated 28 days notice, the contract was still to run until 19th September (in effect 71 days notice!) with no marketing and no presence on Rightmove or Zoopla! Now, several days beyond the supposed 28 days notice period, restricting us from putting our cottage with another agent doesn't actually benefit Fox & Sons in any way. It just makes life more difficult for us...... and the 'For Sale' board still hasn't been collected!Although too late for us, local village friends had confirmed that Fox & Sons (Haywards Heath) don't have a great reputation. We've put this review on Trustpilot to help other home sellers.Martin and Letitia Green

I used Fox and Sons for both selling my current home and buying my new one - I found them to be thoroughly professional from start to finish, and they were very quick and efficient with dealing with any queries that I had, unlike some of the other agents that I tried to book viewings with! Sam and the team did a fantastic job and I will definitely be coming back to them in the future
