GoogleThe experience with John Bray as a tenant was great, until it became time to move out.
Despite the flat being provided in a shabby and uncleaned state, we didn't raise a dispute and cleaned it ourselves. Hardly anything was fixed during our three years there, despite us telling them repeatedly.
Upon moving out we cleaned the flat fully and to a higher standard than we received it.
After almost 2 weeks of hearing nothing about the deposit we were handed cleaning charges, which we disputed. That was when they sent condescending e-mails telling me I'm "lucky" they aren't charging me more and trying to bully me into accepting the charges "to get my remaining deposit back quicker".
If you are renting with them, take detailed pictures of everything you receive, and be prepared to be talked to like you're a child when you ask for you deposit back.

GoogleJohn Bray and especially Tom on their team have been excellent! We rented our flat through them and have taken the option for full management. Absolutely excellent service! They have handled everything for us superbly (and like a few people in St Leonards - thanks to Southern Water we have had more than our fair share of issues) keeping us informed and keeping on top of everything. There seems to have been a change in management at this agent and where it was a friendly family type affair, now it is business first no compassion shown. As a landlord of nearly 30 years I would not touch this agent. I can’t seem to leave zero stars so I will leave one. These agents are terrible. This agency is awful. They discriminate against disabled people, and they harass disabled people when the disabled people don’t agree to the angency’s *illegal* demands. (They demanded proof of my disability and proof that my dog was a trained certified service dog, none of which they are allowed to even request. It is against the law to request this.) When I didn’t do what they wanted they filed a false police charge against me and had the police investigate me for that charge. The police agreed the charge was false, but they had to investigate because that is the law. They apologize for doing so and they said that they thought I had a case for harassment because this was clearly a false charge. When ants appeared in my kitchen, and I took a video for their edification, they wrote to me to say that the ants must be because of an onion peel that was visible in the video. The onion peel had only been there for a short time because I had cooked dinner with onions in it, and then I had fallen asleep for hours on the sofa afterwards, only to awaken to a swarm of ants. But apparently I am not clean enough in my kitchen and that is why I have ants according to John Bray and sons. They are hateful, awful people and if I were you, I would steer well clear. Rent or buy through someone else.
